Mary and Tony will make your visit to Edinburgh very memorable. You will not find more welcoming, friendly or accomodating hosts. Dunedin Guest House is full of charm and warmth. Great range of good quality food at breakfast. Rooms are very well appointed and spotlessly clean. Wifi available as well as free on street parking. Delightful location with the stunning backdrop of Arthur's Seat yet as the same time very handy for the University and city centre. Definitely a good choice.

I took here my family for 4 nights whilst in trip of UK. House had very good breakfast, room cleans and house in good theme of Edinburgh. Running by nice people and helpful with baby at eating times. Was sun shining whole of visit. Will come back on future trip.

I came to Edinburgh to have a relaxing weekend of shopping and walking round the beautiful city. I have visited Edinburgh several times but this was my first time at Dunedin. I was delighted to be greeted by the proprioters smiling faces. Mary showed me her beautiful house with its stunning entrance hall. It's truly has an authentic Scottish feel! In the morning I accidentally slept in and Mary kindly came to check on me knowing I had wanted my breakfast! Her husband promptly brought me the eggs and smoked salmon I had ordered on an toasted English muffin. It was delicious and very well done however when I spotted all there was to offer on the cold buffet I decided I wouldn't bother with a hot breakfast the next day. Again this was lovely and I went about my day fully satisfied by breakfast. The room I stayed in (Room 2) has a stunning view over Aurther's Seat and on my second morning I woke up in time to see a beautiful Sunrise before I took a run to the foot of the hill which is only a 10minute jog away. When I ran out of toothpaste Mary and Tony kindly let me borrow theirs and as with my entire stay I felt right at home. My room was immaculately clean (I know as I lost a sock under the bed so had a good look! ) and well presented. Thank you for a fantastic stay! I hope to come back next time I need a rest!

My spouse and I stayed here for three days in May, 2017. Though the room was cramped, we enjoyed the quiet neighborhood with easy access to restaurants. But oh! In the first five minutes of occupancy, we noticed a growing puddle of toilet water had been overtaking the bathroom floor before we'd even checked in, linked to a defective toilet with two major issues explained below, which we mentioned to the owner straightaway after checking in. 1). On day one the evil toilet failed to flush 80% of the time and by the time our stay was complete it had quit altogether because of a failing flush valve. 2). A second issue (leaky supply line) was responsible for that nasty puddle of water on the floor, which the owner hadn't seemed to notice had been dribbling down into the walls, possibly flooding the level below in slow motion. We'd dutifully notified the proprietor that leaking water was slowly damaging his house and he did bring in a plumber to fix that. But the non-flushing toilet was ignored. By days 2 and 3, we were forced to bucket sink-bowl water into the toilet bowl to eliminate our waste. Unbelievably, the proprietor then left us a curt note demanding that we not "bucket water into the cistern". (He was off-point on that one anyway, it was the bowl we had to fill, not the cistern. ) But back to his harsh note: no thank you for our alerting him to the wall-saving leak, nor an apology/discount for the inconvenience of the non-flushing loo, nor an offer of different room.

Room was clean, location wise about a 20 min walk to the city centre. Not very welcoming though at all. The first words we were greeted with were not "hello welcome to Scotland" they were "you can't bring food or drink here you know that don't you" we didn't have any food or drink on us so this was pretty rude. The next words were "you have to pay now" which is fine but he was super defensive about the price saying how it was 4 star and they have continental guests. Again not really sure of the relevance as we never mentioned price. He showed us to our room and pointed out a book and told us we had to read the rules. He made it pretty clear he did not want us there. I'm actually surprised he didn't ask for evidence of marriage before letting us stay in a room together. We were provided one small bottle of water for 3 days and told not to drink the tap water. We were told that the water fountain in the hall would be available at all times. It wasn't. We were told there would be hot breakfasts. There weren't. The only saving grace was his wife who was genuinely very nice. Unfortunately I would not recommend staying here when there are so many guest houses for the same price with friendly hosts. Overall I felt incredibly unwelcome and was actually a little scared of bumping into him. Not sure if he was a boarding school teacher at some point but I certainly felt like a naughty school child.

The guest house was great. It's in a great area not too far away from the city but quiet enough. Great rooms, I was up on the top floor in room 6. Great view and comfortable space. The only bad thing about the room is that you do not get any Wi-Fi signal from up at the top floor. The breakfast in the morning is also great. Very nice people who are always willing to help with whatever they can.

My son and I stayed at this lovely Guesthouse in 2013 when we came up to watch the Scotland v Wales international. We would like to thank you for making our first experience of Edinburgh an amazing one. Lovely run Guest house great bus links to the main City. Friendly and Polite with that Homely feeling. Would recommend to anyone looking to stay for a visit to Edinburgh.
