Thid ohtlet advertises as pay at premised but yhen takes money from your card morr than twp weeks in advance Do not use this outlet as there is plenty of other reputable accomodation outletd available even during Arts Festival My advice syau well clear and do not give yhis oiylet your card detail Payment on card appears as a dhelf company as opposed to premises.

Good location, not too far from the city center, and it's good linked to the airport! Friendly staff and good breakfast! pity that the Wi-Fi did not work.

Lovely atmosphere. Pity about the welcome and the literal water closet.

Smallest room for two I have EVER stayed in. Bathroom door opens half only due to lack of space. A bit on the edge of unacceptably small for my taste. But super location and VERY friendly staff.

From the check-in has been one after another problem produced, parking, reception, service, bath wash to half completely no hot water (the tap is ice water, head washed to half), can not find people, no one reception can solve the problem, think it is a restaurant, but should not be (feel like a homestay, completely unlike having 4 stars). If there is a large piece of luggage it may be more laborious because there is no elevator. No expectations but not necessarily disappointment. (There's a problem again, the poor ness of the water)

Or Scrambled Eggs with a Slice of Salmon … Or Waffles from the Bag with a Banana and some Chocolate Sauce, Or a Vegetarian Breakfast …
There is Also coffee. Jam, Milk, Juice.

Friendly Staff and good Breakfasts. Unfortunately, the Mattress had already had its best Times years ago.

Firendly, helpful staff, clean rooms with nice, high ceilings. Decent breakfast. Would stay here again.

We had booked a double room (for just under €100 the night). According to the booking confirmation the room should have at least 16 sqm. The current size was just under 11 sqm. The bathroom was so tiny that I (1, 90m size) could not sit on the toilet. The room consisted of a double bed (approx. 120x200) with a mattress, a schäbbigen cupboard, a table and a broken oil radiator… all very old and come down. There were various (pubic) hairs in bed linen and towels, which definitely were not from us. The breakfast was mostly cold and by far the worst full-Scottish I've had. We spent a night there and then fled. I have been on the island on a regular basis for 8 years and I am well aware that the British have different standards but that was really the worst B&B I have ever experienced. The unfriendly manager has promised us that we will get a part of the money paid, then indicated at booking that we have never entered the visit. So the coal is gone too. Conclusion: Lousy B&B for not very little money… Absolutely avoid it!

Absolutely disgusted in this place. Had booked for last saturday with my two young kids could not make it due to weather and trains being off. I did not want a refund just a later date to which now my son is very upset. Not recommend this hotel at all.

Amazing place to stay. The rooms are very big and the beds amazingly confortable.

The continental breakfast that they put Mo existed there were only cereals and cold milk. A little varied menu and lad views from the crappy room we looked at a pretty sad alley.

Excellent breakfast, cute atmosphere, and definitely value for money. We stayed for two nights in a small room at the top of a vintage staircase. The staff were very friendly and helpful. Very comfortable bed and a very nice shower. Coffee, tea, and biscuits were provided in the room, which was a nice touch. The Wi-Fi wasn't too fast but that wasn't really a problem for us. Would definitely stay again.

The room was nice and the staff were very friendly. A flawless one!

I give 4 stars as it was lovely and clean, bed was very comfortable, shower was amazing. The downside was the rooms were over the road from the conservatory where we had breakfast, the food was cold but not inedible, I don't want to be negative because all in all it was a very nice stay … and I could see they were decorating and upgrading. Staff were lovely.

It's all great. Except the bed attached to the wall. A rollazo to get out and get in. Rest very Central… and cozy.

It has been the most dirtiest place I have ever stayed in. We had to walk about 500 yards across the road to a different house, where we're given a rotten dirty room each. Each morning to had to walk across to a different house where we got a breakfast, which you had to order the night before. We'll never be back to this place again. I have a Dog and I wouldn't even let her stay in it. It says that the so called CLEANER comes into the rooms everyday, Well look at my photos I have uploaded and make up mind up for them. As this was the dirt of the rooms that we where given. Don't get caught by the Balmore sign with the 4* on it, which we did. It's not 4* by AA or Council, it's a sign just to make them look good.

Spacious room. Bathroom too small but in the room. Clean.

A modest accommodation but with comfortable rooms, good service, generous breakfast and a 1.5 km from DOWNTOWN. Two hits remove the heating at night and if you arrive after 21.00 you have to pay a little extra every hour Late.

Nice enough hotel. But needs a lot of work doing. Handle came off toilet door, some lights didn't work. Breakfast was a long wait.

We had quite a nice stay in Balmore B&B. Generous size ensuite with private bathroom. Clean place. A bit noisy with groups of ppl. The reception/service was disappointing though. At our arrival we were quickly asked to leave as we had arrived 50min earlier for the check in. The breakfast is quite good but you don't get what you ask. We asked for banana pancakes which was on the menu and came 1 banana with 2 regular croissants…? The check out was pretty much the same as the check in. The manager took the keys, turned back to us and left without saying anything…?

Very nice breakfast and very nice staff.

Pro: Easy find. Free car park. Staff friendly and polite. Staff guide me to room. (Different building cross the road) Room looked so cosy, so lovely and warm. So happy — got vegetarian breakfast but one vegetarian sausage should be two. Wonderful conservary breakfast​ area. Excellent Wi-Fi. Con: Charge after 9pm extra £10. Don't know cos no information on website. Found few lady hairs inside bed. TV on the wall wrong place. Few seconds burn my back in shower. Breakfast — no baked beans.

We lasted a five minutes, prefer to loose our money than stay. Not sure where they lifted the photos from but buyer beware.

Great room relatively nice place and quiet.

Decent priced guesthouse with very friendly and helpful staff. Some renovation needed. My single room was very small, the bathroom even smaller. It was quite a challenge for me (1.9 m tall) to use it… Located in close distance to the city center and just 3 minutes to walk to the bus station…

We had a very pleasant stay. Balmore is perfectly located, in a vibrant neighborhood with good restaurants and pubs, and at about 20 minutes walking from Edinburgh's old Town. This means it is close enough to the centre but not as crammed with tourists. Also very close to the beautiful meadows and walking distance from Holyrood Park.

It is a great location with everything you need close by. It is a nice easy stroll to the Royal Mile. The building is quite historic and the breakfast was always delicious.

Worst guest house we have ever stayed in. Rudest staff. Upon arrival we were asked do we want to pay card or cash? Without to even welcome us through the door. First night we had to ask the manager to be quiet as they were making a lot of noise outside. We had travelled a far distance and it's fair to say we were tired. It was nearly midnight and his response was very rude and tutted and said " we are going in a minuet" they were all giggling afterwards too. Beds were horrendous, all springs coming through. Loud noise from the toilet. Cheap loo roll. Shower continually hot and cold. Next day we were given yellow stained towels. The other day we actually had to ask for towels and loo roll as they were not replaced. When I knocked the door to ask for loo roll her response was " are you joking" they then left me outside the door for around 5 minuets whilst they spoke about me, very immature staff that should not be in this business because they clearly do not understand the idea of customer service. Staff looked like zombies, had to ask for toast about 10 times. Breakfast cheap and horrible. Forget eating in the conservatory because that never happened. And be prepared for a constant smell of gone off bacon. When we left they did not even come out to say goodbye. Do not stay here!

Doesn't live up to its 4 star rating. Place is old and smells mouldy. No escalator. Bathrooms are too big for the room. Area is noisy. Wifi not very effective.

Great solution, very close to the center and affordable price. Definitely a solution to recommend.

Room 32 to avoid because bed bugs! It's atrocious and I hope I haven't brought it in my suitcases!

My sister and me stayed at the Balmore B&B in a twin room from the 11th to 16th May. At first I impressed. The young 18-year-old Scottish girl who greeted us was very friendly and we felt very welcomed. Though had to drag a very heavy suitcase up three floors. No lift. Our opinion of the place changed dramatically the morning after our first night. Breakfast is served from strictly 7am to 9am and we had to walk across a busy street to the main building to get it. Which to us was strange and awkward. Also you have to order your breakfast by 9pm night before, awkward if your out and about. However this was not what changed our opinion. During the first night we went out in town and arrived back late. We were just in our room when we heard a very loud aggressive banging at our door. A woman then shouted very aggressively “stop the banging it has been going on for 15 minutes”. We were shocked we were only just in. We didn’t answer the door because we didn’t want to deal with someone like that. The next day as soon as we walked into the breakfast room the hostile manager greeted us, requesting for our room number. As soon as we said 26 he launched into us. The big man thought he was a hard guy attacking us, two young women in our early twenties because of a noise complaint. The woman who complained about us was there with her bags. They deliberately were waiting there to ambush us.

Amazing, exceeded our expectations.

Great place for location, breakfast and people. Very clean.
