Such a lovely, comfortable place to stay. Everything is clean and fresh. Breakfast is delicious and staff are friendly. Kathleen made us feel very welcome from arrival to departure. Highly recommend!

Stayed for the weekend amazing hosts brilliant room breakfast was amazing nothing to much trouble also had time for everyone even patience with my ADHD children.

Considering I never leave reviews I just have to say everything about this hotel is 10/10 you can clearly see that Kath has a passion to make sure your stay the best it could be and she should be super proud of the high standards she provides throughout x We will be back again and again. A amazing place to stay amazing friendly staff very highly recommended best stay in Skegness by far.

Walked into a stunning clean fresh new room 2 double beds and everything to detail for tea coffee sugar biscuits cappaccino hot chocolate all complimentary fresh clean towels hand sanitisers and much more more highly reccomend.

Great service and very welcoming place to go room clean and had a great night sleep thank u.

I have stayed at the Fairfax BnB in Skegness quite va few times over the past few years and have nothing but good praise for the place, always ready to help, always clean n tidy the breakfast is enough for two and is freshly cooked to order with loads of toast n tea till our full,
For anyone finding fault must be a born moaner,
this is not a £1000 a night hotel but a seaside BnB. Hotel that offers clean holesome accommodation with good food and plenty of it, for people to stay at, while taking a holiday break.

It is a great hotel Kathleen the landlady is very kind and go and beyond for you to make you feel at home loved our weekend would go back or will be going back later on this year thank you Kathleen will you.

Well what can I say this is a beautiful place to stay and lovely and clean you have everything you need in your room breakfast was lovely you had a good breakfast toast cereals fruit yoghurt cereal bars fresh juice tea coffee kath is a lovely person when owns the bed and breakfast will definitely coming back would recommend to anyone would wants a short break away or weekend week lovely.

Lovely hotel, kathleen and sylv are so friendly, breakfast excellent and get olenty, very clean, bed is so comfy and rooms nice and cosy, thank you for a lovely stay.

Lovely guesthouse pet friendly heaven. We have visited quite a few pet friendly and been disappointed with cleanliness. We are pet owners however the saying I would not let my dog sleep there is a usual factor. The Fairfax was clean and fairly modern with the owners being friendly and caring about our pets needs. Really would visit again loved it!

Great stay here. Lovely comfortable room, small but perfectly formed! The best breakfast we've had in years. I can thoroughly recommend The Fairfax.

A great place very close to the main amenities. We've stayed there many times and have found the proprietor always welcoming. The rooms are well furnished and comfortable and you'll get a great breakfast before you leave.

Had a lovely stay with grandaughter. Lovely room. Ensuite a little small but suitible for all your needs. Lovely choice of breakfast. Made to feel very welcome. And 18months old grandaughter was also catered for, with travel cot, toddler sized breakfast & toys for her to use.

Excellent guesthouse. The room was fine (even if the bathroom was a bit small). Best part about our stay was the breakfast, absolutely superb.

Went to skegness for a 3 day fishing trip. On arrival we were created by the owner and shown to the room. A very clean place beds were comfy and the breakfast 2nd to none. Will deferntly be back in the very near future …

Everything was excellent. Our dogs were welcome so that means other dogs must have been in our room yet it was spotlessly clean, not a sniff or sight of a dog hair. The room was highly appointed yet compact and had every convenience. The mattress was better than mine! Breakfast was amazing — anyone who can cook poached eggs properly is a good cook! There was plenty of choice and my vegan friend was highly delighted with the choice given. Normally there is one option for such a person. Staff and proprietor were very friendly but not intrusive and above all I felt secure and safe — not something I always feel in an hotel. All for £25 a night per person? (It is only £30 high season) I cannot rate this more highly as value for money. I paid this 15 years ago for much poorer service in 'posher' hotels. We will be back! Thanks Kath!

DISGUSTING — AVOID AVOID AVOID… That's how I would describe the FAIRFAX B and B. It's meant to be a 'dog friendly' hotel. The woman called Kath had a go at us about our tiny dog who barked twice in the room she went on like a deranged mad woman actually bursting into out room WITHOUT knocking. She then shouted at us before we could even reply. We had paid her for the room and total ti. E spent in the actual room was less than an hour. She threatened us with her son. How rude. This left us feeling unsafe. We decided to leave after booking another hotel. She refused to give us even a partial refund nor the money we paid for breakfast. She was rude abusive and very disrespectful. I have stayed in lots of hotels in Skegness and this is the WORST place I have ever stayed in. The room was dirty and the toilet hadnt been cleaned. I could not believe this woman and her son. Unbelievable. How on earth do people like this get away with treating customers in this manner. All she wants is your Money. Avoid this place. There are some lovely guest houses in skegness but unfortunately this is not one of them. We have decided to report her to Trading standards as no one else should have to go through what we went through. Find a different guest house as this one is NOT dog friendly at all… And just plain unfriendly. We are reporting her to trading standards.

Rooms very small and cramped. Crambed as many rooms in one building that was possible. The shower was a danger. Red hot one minute then cold next. Back carpark full of dog muck (owners dog) of which partner stood in as was all round our car.

Inaccurate description — "4* Hotel"? It does not have any of the 4* facilities which would be a requirement for that rating, ie. Multiple rooms/suite options, restaurants and bars on site, business facilities, concierge services, swimming pool, gym and creche.

Thanks again Kath lovely stay once again be back in March if not before … breakfast spot on 10 out 0f 10 still feeling full and room was warm and cosy. Thanks once again for our stay at the best b&b in skegness and the best value.

Great little family B n B, stayed a few times now and it's just the right place to stay for a few nights or a week, nice large breakfast and in holiday season good evening meal £25 BnB £37.50 half board, small but very clean, will be staying here when ever I am in skegness, (as long as it's not fully booked)

Very welcoming, clean and homely, all the meals are cooked from scratch including evening meals with ample portions the rooms are nicely decorated and clean, it is pet friendly and two minutes from the town centre, the staff work tirelessly and nothing is a problem for them, a great place to stay.

Just home after a wonderful stay. Loved it! Would recommend this to everyone x.

Good enjoyable short stay premises immaculately clean all Staff very helpfull breakfast good lovely that dogs are allowed sharyn/reg, barnsley.

Just to make you all jealous, I'm currently staying at the fairfax — first time, and now wouldn't stay anywhere else in Skegness. My room is a small but perfect single room though bed is 3/4 I think. My room has everything. Very well planned out with 4 lights, plug sockets where you need them and even a bathroom cabinet. First time I've slept through in ages and very quiet even though so close to town centre and beach.

Kath the owner was very friendly. Room was beautifully decorated & really clean. Made our daughter & dog really welcome. Super location 2 minutes from the clock tower & an excellent choice available for breakfast. Would definitely stay there again.

Updated Tasteful Decor, Lovely Lounge and Dining Room, Lovely Bedrooms and Good Showers, Ample Parking, Great Staff and Excellent Location to TC. Wi Fi is Excellent. Kath and All Go Beyond the Call of Duty… One Tip ask Her for the Boston Sausages at Breakfast. Excellent Value. Im Staggered to See anyone Post Less than 5 Star.

It was my first visit here and I would definately return. The staff were really friendly and courteous and the rooms spotless. The food was lovely. Shocked to read people had a bad experience here as I could not fault the place or the owner. Looking to re book very soon.

Had the bet stay at the fairfax hotel and already booked up for the Summer! Couldn't fault the room for cleanliness and the beds are soooo comfy and the breakfast… so much choice and all cooked fresh!

Land lady extremely above her self. Treats guest with true distaste. Room cold and dirty. Breakfast cold. Would not stay there ever again.

Brilliant hotel Kath and Mark are very friendly and welcoming, the rooms are very clean and comfortable the beds are fantastic best sleep ever :-). Breakfast was lovely cooked beautifully every time would definitely stay again xx (oh and would love to know what mattresses you have as I would like to buy one :-) ).

A warm reception awaits all guests to The Fairfax Hotel, the hotel is well situated in a quiet location close to the sea front and town centre, Myself and two friends recently cycled 80 miles to Skegness from Sutton-In-Ashfield. Kathleen offered a place in her garage for our bikes, a clean room with fresh towels and a comfortable bed, we awoke to a full breakfast cooked by Kathleen whilst her Husband waited hand and foot with the tea, coffee, toast and cereals, just right for the journey home. Highly Recommended.
