Such a warm welcome, our second stay here. A very clean, friendly Guesthouse that are able to accommodate our requirements for extended family rooms. Lovely place to stay, with fantastic sea views, spotless rooms and a great breakfast!

Had coffees and tea and crumpets outside whilst dog walking — lovely service and nice coffee x.

superb hosts definitely go back there food was wonderful xx.

Absolutely fantastic wonderful place to stay. Feel blessed to have found it. From the spacious clean modern rooms to the top class breakfast this place can not be faltered. At only a stones throw away from everything and family friendly I can’t wait to stay again.

Customer service is superb. As a family of four we were made to feel very welcome and Gary was so helpful. Room was so comfortable and clean. We love the decor. Fantastic breakfast. Sea views from the terrace. We love how this is tucked away from the hustle and bustle but still close enough to the main attractions. Thank you for a wonderful stay we will visit again.

Perfect spot. You wouldn't believe such a quiet stunning sea view was only a 4 minute walk from the hustle and bustle of Southends heaving seaside. We booked the estuary suite with balcony. Well worth it.

We found a hidden gem. Lovely room, comfy king size plus bed, crisp white bed linen, sea view, full English made with all locally sourced ingredients. Whats not to like.
PS The tea room does a wicked cream.

Afternoon tea with my daughter. The food was delish, unlimited pots of tea and the waitresses were really lovely. Go to lots of afternoon teas and this is my new favourite venue. Will certainly return soon.

Lovely tea room, the afternoon tea was so nice, only £13.50 and it was perfect, fresh scones, cupcakes and the sandwiches were so good. It is in a really nice location, has lovely nice decor, toilets are fab, so clean (best in Southend) and the staff are so welcoming. Looking forward to returning soon :)

Great little place. Stumbled across while walking home from town. Great value and fantastic food.

Delicious scone and good coffee. Was overcharged and not given a receipt which wasn't good. Bit embarrassing but staff got there in the end. Was sat near door, was very chilly when the door kept being left open.

Good quality rooms, excellent breakfast and a wonderful view. Would stay again.

A real nice guesthouse/hotel. We had a Pier suite at the front of the building and found it to be immaculately clean and beautifully presented. We'd be very happy to recommend a stay here. Ideally located for walks into town and along the front and Pier. As a guesthouse/small hotel in not sure what more you could expect. We happily stay here again.

I stay here a lot. Garry and penny are very nice and welcoming. The accommodation is great, clean and quiet. So close to the shore front and close to the town centre too. The view when you walk out the front door is good too.

Good little guesthouse overlooking seafront close to pier but set back and uphill from espalnade. Friendly owners and staff. Has a tea room open to all worth a visit on a sunny day for the views to the Kent coast. Good rooms and breakfast. Rooms are expensive for a guesthouse, similar to a hotel but with out the hotel facilities.

I visited Gleneagles Guesthouse for their tearooms. It's a lovely place, and very welcoming to non-staying guests. They serve a top quality English or light breakfast until 12 and their coffee is proper coffee too. A hidden gem in Southend, a couple of mins walk from Debenhams in the direction facing the Cliffs Pavilion.

Nice and clean hotel with friendly staff, great views over the sea and 5 minute walk from the seafront. 100% would stay again.

We visited this lovely guesthouse just for a tea and cake, we were served by lovely smiley staff and the cake was gorgeous. You have the option to sit inside or seating available outside looking out to the sea.

Absolutely beautiful place, came for couple nights and had a good sleep because the guesthouse is so relaxing, great breakfast and staff very welcoming. Sat at bay window watching the world go by, view is out of this world, would definitely return, thank you.

Very pleasant pot of tea overlooking the estuary with the family. Polite staff and place was clean and tidy. Not very expensive. Will definitely go back and try some coffee and cake. The weather being so nice helped obviously.

Just back from visiting family in Southend and our stay here was really enjoyable. The staff very friendly and welcoming amazing Full English Breakfast and the room we stayed in was comfortable clean beautifully furbished bed to die for… Only downfall but I find this with most hotels the towels are never big enough but that's just me… Would stay here again no questions with a Seaview next time. Would definitely recommend to anyone thank-you to all the staff Dawn and Den.

Lovely spot for afternoon tea to celebrate our engagement. They even gave us some champagne to celebrate.

Nice simple accommodation. Spacious and clean. Not the Savoy, but more like home. We normally stay with family in SoS, but due to elders grabbing spare rooms first, we had to hotel. No regrets, and the breakfast is English in style and substance.
