Stay here quite often and always have a warm welcome as the staff are great. Stayed last night and oh dear, there seems to be a dispute going on with the carpark between the owner of the Hotel and the owner of the carpark resulting in the carpark being closed and barriers erected, there are a couple of spaces at the rear of the Hotel but staff seem to use these. When asked where to park I was told to use a side street. We will NOT be returning until this matter is resolved. Hotel is basic and price reflects this but no on site parking is a deal breaker for us.

A simple, conveniently located hotel in Warrington. The train station is quite literally across the road. The stay was OK, rooms are clean and spacious, however my room smelled a bit of paint. I advise against buying the breakfast as it was horrendous.

Good location in front of the station, helpful staff. As others complain there are many squeaks, which is common in many UK structures intended for interior renovations. I did not like the bathroom in the room and the breakfast, only English and not very varied.

Bar is fine for a quick pint before catching a train from Bank Quay (right opposite) but otherwise I wouldn't bother. Probably good for a cheap room in the hotel part but I've never stayed there myself.

Good value for money. A little tired decoration wise, but free parking and cooked breakfast. Comfy and clean rooms. Bar on site too. Wi-Fi is a little week in room 6.

Good location, 1 min walk from station. Basic but clean room. Lovely English breakfast and friendly staff.

Good price close to the centre, but there was a strange smell when we first got into the room. Also the room across from us said private/keep out. The light is this room across from us would flicker intermittently. Making us feel the room was haunted.

Very clean. Very polite and helpful staff. Lovely cooked food in the bar and a decent cooked breakfast in the morning. No Wi-Fi though.

A good place to kill an hour while waiting for a train.

The Patten Arms is situated across the road from Warrington's Bank Quay railway station which itself is on the West Coast, London — Glasgow route. The hotel itself is an older building and access is by steps at the front and rear of the building (the second entrance allowing entry from the car park on using the electronic entry key which is provided on the room key fob). The rooms are again accessed by stairs and, whilst by no means luxurious, are always spotlessly clean, warm and have en-suite facilities and spacious wardrobes/storage, TV, tea making facilities and comfortable beds. The bar is situated to the right of the front entrance and sells a reasonable range of beers, wines and spirits, whilst also providing a menu for meals ranging from sandwiches to steaks/mixed grills. Opposite the bar and across the entrance hall is access to all accommodation (stairs again) via use of the electronic fob and the spacious breakfast room — Full English breakfast is included in the room price. I have always enjoyed my stays here and found the staff to be both very friendly and helpful.

Nice jacket potatos. Breakfast was nice, rooms were basic but clean, staff were friendly.

Lovely hotel. The shower was amazing bit not as amazing as the staff. I would stay here again.

Decor abit dated but can't really complain for the price. Parking limited and on first come first served basis. Breakfast good and. Included in price. Excellent location if getting train on or off Warrington bank quay station.

Excellent value for money. Seen some comments about car parking so beware.

A cheap and cheerful hotel.

Only stayed here because I had a Groupon voucher. It is in need of a serious update. Bedroom was large with average beds, but clean linens. The bathroom was internal so no windows. Very dark as the lighting wasn't up to much. Avocado bathroom suite. Excellent towels. Breakfast was ok. Nothing to rave about. Would I stay here again… don't think so.

Just opposite to Bank Quay station, supermarkets, bus stop, pubs at walking distance. Certainly not the best hotel in town but best placed in town and affordable, I think the cheapest. Staff is good, it has a kitchen and bar as well.

Pleasant, friendly staff, well stocked bar, good selection of cereals and a buffet style breakfast. Access to accommodation area is by electronic security key. There is a spacious private car park at the side and rear of the hotel. The accommodation (in my case for a single) was basic but perfectly adequate, with en-suite bath/shower, toilet and basin and plenty of clean towels. There was a good sized TV, telephone, desk, chair and wardrobe and a large comfortable bed. The room was also spotlessly clean.

Getting better each time I turn up. Owners making a lot of effort to improve hotel and facilities.

Good. Dated interior, but good service and rates for New Years Eve.

Always a great experience, staff and management helpful, hardworking and polite. I regularly use the hotel for work, and would recommend it.

Quite quiet, a very basic beer choice but the pint was OK.

Great stop of for a pint waiting on a train. Limited beer selection, but reasonably priced. Not tried the food, but what I saw coming out of the kitchen looked good.

Nice looking hotel from the outside staff very friendly breakfast was nice downsides of our stay TV did not work No hot water room smelt of damp 1 socket in the room so had to put kettle on floor to boil curtains and nets were dirty really disappointed with our stay as was a treat for our birthdays.

This hotel is very poor quality to say the least, the owner is rude and very unhelpful which is a shame because it has potential to be a nice hotel. I would definitely NOT recommend to stay at the Patten Arms.

Great location (opposite the station), great rooms and friendly staff :).

Staff, bar and accessibility = Great Hotel= Old, squeaky bed and floor, expensive, shower didn't mix the water well (either cold or hot! ), Mid night train noises, no air con.

Never stayed overnight here, but as a stopping off point between trains (Warrington Bank Quay is directly opposite) it's very handy. Its always clean and the staff are friendly. Beer is not too badly priced, £3.05 a San Miguel, £2.55 a Tetleys.

Easily the Best Breakfast in Town. Tip the waitress for an extra sausage.

First time here, lovely food. Very friendly staff. Quiet at night. Very reasonable. Will come again.
