You can smell mothballs down the hall. Once we gotbto our room, the room smelled like mothballs, it was so strong I about got sick. I requested a new room and got it. However the one bed had pubic hair all in the sheets and a big stain on the sheet.

My husband and I needed a last minute hotel for a few days until the bad weather was over. The ladies that were running the hotel were wonderful. They were so helpful and accommodating. We will be back and stay with them every time.

Nice room, good amenities, adequate breakfast offered. Our room never got cleaned though. Had to go to front desk several times to get several things, like toilet paper, glasses, cups & coffee. Great hotel if you have dogs. Good places to walk them.

Breakfast was good. Staff kept it replenished as well as coffee pots, which has not always been our experience with other brand hotels. Outdoor key entries were tricky, should be serviced more often I think. Also some sort of soft closing on doors or door frame padding. It was not fun being awakened at 5 am by the slamming of other guests' doors. Overall a clean hotel, friendly staff, good food, and reasonably priced.

The staff here have went above and beyond to take great care of the guests through very difficult circumstances. Rolling blackouts and below freezing temps without missing a beat. Definitely thankful for you all.

The room was clean and we'll maintained. The bath products were of good quality. The breakfast was somewhat lacking however.

Clean, beautiful and wonderful place to stay. Customer service is 4 star. Some employees need a little work. But over all we will be coming back.

My family stayed here for a wedding. Not only was my room bad, but so were most of the rooms occupied by other family members. The air conditioner put out very humid air. The carpet felt wet and smelled awful. There was evidence of mold throughout the hotel. I will never stay here again.

The hotel was awful, The one bed had sheets with a grease stain on them. The a/c did not work correctly, the refrigerator and Coffee maker did not work. The bathroom was filthy and when we complained the desk clerk was rude and not helpful. This was a nightmare.

This was a quick stop for us. Didn't use the pool. The room was comfy, front desk staff was nice, and neighborhood felt safe. Only down side was breakfast. The woman working kept telling everyone that stuff would be ready soon but she just kept socializing and walking around the breakfast room refilling coffee. There was no bacon, eggs, cinnamon rolls, nothing. Never experienced anything like it. Literally everything was empty. I spoke to the woman at the front desk who reimbursed us 5000 points. That was very fair. Kudos to her for making it right.

I have stayed here multiple times for business trips. Staff is friendly, helpful and smiling when you walk through the door. If your lucky enough to stay when Ms. Rosie is on duty, you will see why it's easy to rate a five star. She goes well beyond what's expected to make you feel welcomed and comfortable. Whether for business or family fun, I would easily recommend this hotel.

Clean rooms and nice lobby and common areas. Bathrooms and rooms seem recently updated but the building is a little dated. Staff isn't the most helpful and they seemed short-staffed.

One of the best quick stay hotels I've ever been to. Only chain hotel in it's category with some atmosphere and it's own vibe.

Very disappointing stay. Large decline since a year ago. Dirty bathroom, dirty mirrors, no Kleenex, broken coffee maker. Notified front desk of issues but was still the same the next day except Kleenex had been filled. Not happy at all with our stay.

We'd stayed at one of the same chain just a few days prior and we were pleased to find another, but now we know they are NOT all created equal. This hotel was stifling hot in the hallways and elevators, and just didn't seem well maintained. The staff did not go out of their way to make you feel welcome, and in fact seemed determined to make sure you understood that they were being interrupted by guests. Our room was okay, but the shades didn't work on the windows, there was a rusty panel above our shower, and the complimentary products in the bathroom seemed to have been partially used. We were short on towels and the coffee wasn't stocked in our room. No one seemed particularly concerned with guests comfort and couldn't even be bothered with greetings when entering or exiting. At least it's pet friendly and was less expensive than the prior Holiday Inn Express we stayed at.

The staff was super helpful and the room was immaculate. Super cozy.

Their rooms are beautiful and well kept. Gloria in the breakfast room is a real angel and always willing to bend over backwards for the guests. Their meeting room is just the right size for a small meeting. The manager Kerry is awesome!

Not too bad of a location. There was construction when I was there. Rooms were ok. Liked the numerous outlets in the room as well as USB charger ports. I'd recommend others to stay here.

Staff was very friendly and helpful. Rooms were clean and the beds we're comfortable. Close to food and shopping.

Staff wasn't very friendly. Dirty sock under the bed. Only 2 towels in a double bed room. Air conditioning worked great.

Arrived at 7:00 pm and room not ready with prior reservations. Room has VERY POOR lighting. Clean and breakfast was great!

Going through a move is stressful enough. Having to be in transition is horrible while waiting for closing… but the staff at Holiday Inn Express have made this so much more bearable. Like a mini vacation of sorts. Some quiet peace of mind. Super helpful with any needs we have had. The staff have gone above and beyond. We had a lovely visit. Gloria was such a personable lady, making sure all the guests were taken care of in the dining area. You have a real gem with her! Andy and Leslie Holker.

I was told my room would be ready by 2 pm although check in is not till 3. Here it is after 4 and we are still unable to check into our room. Until 3 there were two other ladies up front that were really accommodating considering we had a lobby full of kids waiting to check in. When you have a reservation and places to be at after check in this is really inconvenient and unprofessional. This has not only put out my family but many others that had to wait well past check in. It is now ten till Five and we can still not check in.

I've stayed at this hotel twice and had great experiences both times. For me it's the people. Both times the staff was professional, courteous and extremely helpful. This past time I left a few articles in the room and all it took was a quick call to have the items secured and scheduled to be mailed to me. Maybe other hotels would've done the same thing but this staff made sure they had all of my information correct, we had fun setting up the delivery to me and this experience solidified for me that I will, without hesitation, stay at this Holiday Inn Express in the future. Location of course came with a good amount of noise but everything under the hotel's control was great.

Went up there for a job interview. Nice welcoming people. Clean establishment. Helpful with problems you may have.

This hotel was very clean and the staff was very friendly. The lady that works the breakfast area in the morning was awesome and treated my family so well while we stayed. The beds were comfortable, rooms were quiet and the Wi-Fi was pretty darn good. The gym had a treadmill, elliptical and a stationary bike, two exercise balls and a couple of bands. A few more additions would have been nice but it met my expectations.

My parents are staying here for the weekend while visiting. The place is still fairly new. Nice looking and clean. The room was HUGE. Clean, comfortable.

Very dirty hotel staff is very nice and accommodating. Lobby and breakfast room are very clean. Carpet coming off floor in bedroom My light by bed came unattached during my stay and I had to change rooms.

The staff was friendly with lots of helpful local information. Two issues with my room: 1. The toilet hadn't been flushed prior to my check-in, 2. The A\C was noisy, and I don't mean the blower was loud, rather, the entire unit rattled all night. The hotel itself has been redone and is nicely updated, and the location is great. Overall, a good stay.

Walking in there was an foul odour. This was only right before the second set of doors walking in, then it was gone. The staff was very nice. It's always important to me, especially at breakfast. They went out of their was to ensure we had everythi g we could need. The room was average. Nothing to be disappointed about. Overall nice stay.

The stay at holiday Inn express was very good. This place is comfortable and felt secure. Breakfast was included, and of good quality with variety of options. I gave it 3 stars beacause I think its a bit high priced for the sercvices provided. There is a scope of improvement in services.

Not exactly what you would expect from Holiday Inn. I got in late after my dad checked in so I can't speak to the friendliness of the staff. I can tell you that this hotel may have nice fixtures but everything else is sub-par. The heating\cooling unit sounded as though it has a loose pack of screws rattling around inside somewhere, making sleep elusive. The upturning carpet catches on your feet when you walk over it. The window and treatments were crooked and not easily functional. Ghetto style extension cords and wires visible and run everywhere. Rusty tubs, nasty marks on walls and electrical plates just make this property feel nasty despite the new furniture and plethora of charging ports. You'll notice that the smoke alarm has apparently been tampered with and not repaired or replaced. I'm sure that violates state or federal laws. Overall $100 a night is a bit spendy especially for a property that is so poorly maintained.

Checked in to friendly staff at front desk. The process was quick and easy. My room was clean with no issues. Highly recommend staying here.

Great place to stay. Very clean. Quiet. Best part is the staff. They seem to be mostly local students. Very young anyway. Knock themselves out to be helpful. Not at all expensive either.

Stopped for the night traveling back to Ohio, and got some rest. Comfortable bed, quiet room and hot shower, perfect! They even have the channel, TruTV, all good! The staff are friendly and they acknowledge IHG members well, many thanks!

We used to love coming to this hotel and would go out of our way to stay because the staff was so great. The kitchen staff is still amazingly nice but This time however a couple of things made us not want to visit this hotel again. 1. We needed an extra blanket because my wife was cold and we're denied. The woman at the front desk did nothing to help at all. 2. The cleaning staff on our second day did not empty the trash or take the used towels or put the toilet paper on the rolls. They simply put clean towels on the sink and left us wrapped toilet paper. The overall attitude and hospitality of this hotel seems to have gone downhill and we will likely not stay again.

It was good it was near a gas station which provided easy access to snacks because the vending machine snacks are usually overpriced. The hotel has a good free breakfast consisting of a good selection of food&gggggggggggggggg.

This hotel tries to look trendy and modern. I like three aesthetic, but the room I was in was near the front desk and not as quiet as I might have liked. The beds were ok but not the best I've been in. Breakfast was pretty good with a lot of variety.

This Holiday Inn location is great and provides a quick and friendly check-in. The location has initial appearnce of any other Holiday Inn, but given a closer look the wear and tear from when it was built and funished has taken a small toll. Small things like the shower curtain missing rings and small tears in the mesh, the office chair in the room was cracked and flaking the fake leather, and the shower drain was oxidized. Overlooking these easy to correct blemishes the hotel is clean and comfortable providing a restful spot to sleep. The complementary breakfast had a quick rush in the morning which the attendant overlooked putting out new plates near the end of the breakfast hour, but overall the food was about average for hotel breakfasts.

Rooms not very clean, elevator not working. (only had to climb 3 flights of stairs) All the employees were Very friendly and helpful and the breakfast was delicious.

Pet friendly and came through after Best Western denied our reservation from 2 months prior. Good folks and great service, unlike the 'flag' property across the parking lot. Many thanks, Holiday inn Express!

Probably the cleanest hotel I have stayed in. The workers have pride in a job well done, genuinely care about you and want to make your stay the absolute best. I would especially thank Kerry and Rossy for taking great care of my family. Really above and beyond service!

Location was nice, right by the highway, nice rooms, very "modern" look and feel! Loves having a kuerig for in the morning.

Stopped overnight on a multi day trip. Had stayed at this location a year ago and had a great experience. Disappointed with this visit compared to the last. Our room had a musty smell when we walked in which eventually went away when we turned down the thermostat and let the fan cycle the air. There were rust spots on the tub and stains on the bath mat and shower curtain. There were only 3 towels in a room with max of 4 occupancy. With 4 of us in the room arriving later at night it was inconvenient to request an extra towel. The breakfast in the morning was great. Lots of options, the food was hot, and the staff was very courteous.

Excellent! In town for a funeral. They allowed us to stay until 6pm the day of check out so our dogs would have somewhere to stay while we went to the services! Other place wanted to charge a 1/2 day rate for us to have the room until 4pm and that was the latest they'd do! The room is very clean and the bed was also very comfortable. I will absolutely stay here again if I'm in town.

This hotel is always clean and the staff is so awesome. I've enjoyed every visit I've made here. It's got a calm and wonderful lobby, nice little conference room, and the best breakfast area/bar I've seen at a Holiday Inn.

The newly renovated room was only lipstick. The bones were still old and dirty. The pillows were soiled and dirty. The air conditioner was broken and during the night the bathroom sink stopped up and was full of dirty water. I requested to be moved. I was put in the mini suite in 312. The newly installed phone jacks by the bed fell out of the wall and didn't work. The toilet was hung up and kept running. The maintenance guy had to come fix it. My travel partner had dirty room and the safe fell out of the wall when she tried to open it. I never was offered anything for my inconvenience. Not even some lousy points. Go to the Hampton Inn.

The people k attend there are very friendly you ask K if all this vie k if you need something very friendly but so k do not give 5 stars is by K double rooms are very pekeños not enough space you put a chair to sit very uncomfortable, Wi-Fi very well.

Room was nice for the price and short notice. Our AC in our house went out and the staff was very courteous.

Holiday Inn Express & Suites in Royse City was where my family and I stayed when we moved down from Texas. The staff was nice and accommodating. The room was very spacious. My only complaint at the time was the smell. I'm not certain if they had just sprayed for bugs or if that's just the way the place smells or what. It could have just been a passing thing. Everything else was great.

They will tell you your out of luck if you want breakfast at 9:30am on the forth of July and they forget to tell you that the breakfast closes early on the weekdays. So thanks for not giving my family breakfast. Rude! next time you should really let guest know before the spend $160 that the breakfast is not open until 10 and put it on your website and somewhere in the room this is a big deal for people!

Room was not up to the typical standard of other Holiday Inns that have had the "Express" renovation/retrofit. Sub-par.

This was a very nice and amazing hotel. We will definitely stay here again.

Bed and room was clean and comfortable. The rooms and building has recently been renovated. The bathrooms however were older based on the condition of the tub and the toilet seat (chipped and stained). The elevator buttons only worked I intermittently. We informed the manager that the smokers post outside was on fire and he didn't seem to care as it was still on fire 3 hours later when we went out. The staff was very polite. The breakfast was gross just like every hotel in this price category. Again, the beds saved this review as they were as good as Hyatt brand beds. I would stay here again if I had to be I the area.

I am in a wheelchair, They had wonderful accessible rooms with a spacious bath for maneuverability. Manager helped me to my room and got my ice. Everything was great. Thank you!

We arrived to the hotel after a fifteen hour car ride and when we went to turn on the lamp there was a blood stain. When we sat on the bed we realized that there were blood stains on the sheets as well. Most of the furniture was stained and the floors looked like they were not cleaned. After a few complaints we were offered another room. When we were in the stairwell walking up to the room we encountered a fire hazard; the door handle was "broken. " After getting nervous that the door was locked we complained yet again. The woman working there explained to us that the door handle was put on the wrong way, so it could not open normally. Overall it was an awful experience for my family and I.

The experience was good. They are going under renovation as from what I can see. It looks very nice and modern. My company paid for 5 nights, and all 5 nights were good. Clean room and good service. The breakfast was tasteful. Would stay there again but my company only paid 5 nights for it and cannot afford over $100 a room per night on my own.

Awesome hotel. Was paid by my boss as a bonus for 2 nights and stayed there my self away from the family it was peaceful and had a good experience I just got to the breakfast a bit late but they never told me the time of the breakfast in the morning. Its ok tho the 2nd day I got up on time. I could never afford to stay here but thank for my boss he got it for me! good hotel keep it up.
