Forget getting a refund if you cancel a reservation. First, they will try to keep your money by giving you credit for a future stay. When you decline and request a refund (minus the 10% rebooking fee), don’t hold your breath.

Decent layout but could have done better with some water and toothpaste/brush in the bathroom.

4 star for missing (not having) tooth paste and brush for the money paid.

Comfortable motel south of the highway. Beautiful well-groomed grounds, pleasant pool, good tennis courts. Great location. Great location. Oh yes, also a great location.

The location is in the middle of the various Hampton towns like Montauk and amangasett and has access to the private beaches. It has its own pool which was never really crowded and a small gym. It has only two treadmills and an elliptical, some weights. Enough if you know what you are doing. The only awkward thing is that it is right next to the dining area. There is free coffee in the morning and a shared kitchen if you need a freezer or toaster oven. One of the downsides was the ants in the room which they addressed when we brought it up to them. Friendly staff. The room itself has a bathroom a separate changing area, patio, living room area and king bed. Sufficient for a family of four.

Right time of year gets you the right price. Great beds. Clean n comfortable. Bathrooms dated but lots of hot water.

Don’t know how the building is built but upstairs walking is like earthquake. The ceilings shakes and vibrates. You just can’t sleep at night or in the morning when any living creature upstairs is moving.

Good value for the room. But why do the maids barge in while knocking? Heard this from 5 other guests. Caught me indisposed. Rude.

This is a decent but dated motel with very basic amenities, but the room was comfortable and quiet this pre-season weekend. It may have been due to the fact that I visited before the Hamptons season really kicked off (early May), but service and amenities did seem extremely minimal. The pool wasn't filled and operational at the time, and items like coffee and disposable cups weren't refilled during the daily turndown. It seems kind of ridiculous that they call this a "resort, " despite the fact that they don't have food service, entertainment, a store, or anything that would help to legitimize that designation. This is really just a very average motel that costs a premium due to the location. Overall I was satisfied with the room and would probably stay here again, but don't set your expectations very high.

Good location and room was nice, however, it was very noisy. The people above me had electronic equipment which beeped all night long which I could hear. You could also hear their conversations. If you’re looking for quiet this is not the place.

Seems like a decent hotel so far, a little dated and very basic amenities, but the room was comfortable and quiet this pre-season weekend. I'm only 1 night into a 5 night stay, and will update this review upon check out.

One of my favorite places to stay when in the Hamptons! The resort is quiet and relaxing, the rooms are beautifully decorated and really comfortable and it's less than 5min away from the beach.

I loved this place. Bring me back pleaseeee! The location was perfect. If you go during the summmer you can enjoy the view.

Horrible horrible horrible! I am a single woman staying in their hotel. I am sound asleep, I call their emergency number three times and left two messages at midnight because the room next door is banging on my wall! Not one call back. I left a message on the VM at the registration line and no call back even in the morning when they returned to the front desk. Finally the banging stopped. The hotel manager confirmed the room next door banged on my door stating I was causing noise. Not one call from them to the emergency number. She tells me she will not ask them to follow protocol because it's a he said she said?! Honestly?! And who followed protocol and who called them four different times during the occurrence. Then she says "you have no reason to be concerned for your safety. " Honestly? She said that! If you are single and traveling alone do not stay at this hotel! They do not answer or check emergency numbers.

Well kept, beautiful grounds, nice big rooms, kitchenettes, balcony. Staff can be curt though.

Only stayed one night, the room was simple but adequate, however the pull out couch was awful. Horrible night sleep.

Very clean rooms with a lot of amenities. Bathroom is outfitted with large, clean towels, an abundance of toiletries, and a really nice shower. Bed is comfortable and clean! Wall mounted TV on front of the bed. The living room/dining room had table with 4 chairs and a sofa with a pullout bed! Really nice view (any time of year)! Kitchen had a coffee maker, toaster, microwave, stove top, cooking utensils, and sink!

Stayed there off and on for three months last year. Work was never any better.

My boyfriend and I stayed here on Valentine's day during a blizzard. When we arrived we were originally told we would have to stay on a smaller suite on the ground floor due to the weather but the concierge was very accommodating and said they would shovel the stairs if need be JUST FOR US. The room was very pretty and clean with lots of space if needed for a longer stay. The kitchenette was small but cute, fine for us considering we were only staying for the one night.
