The beds are very dirty and you do not feel good sleeping on them. You do not have access to the remote for the air conditioner at your room and you have to borrow it every time from the reception. The same thing is true with the iron! And you always get a bad smell coming from the AC! From 11 pm to 8 am there is nobody there at the reception and imagine what happens if you have a problem that is needed to be dealt with immediately! We did not have hot water to take a shower one morning and somebody just came in to fix it after one hour!

Staff is friendly and helpful… good location, not difficult to find… But the room was not clean, found garbage after check in… and easily hear noise from the metro (coz railway station nearby) and also from other rooms…

Clean accomodations. Appeared to be a converted one bed, one bath flat. Nothing fancy, but comfortable. As advertised, no continental breakfast (so don't expect it). Staff was courteous.

We are exhausted. There was non stop noise until about 2 am — the walls and ceiling are super-thin. We kept hearing thumping noises above our heads — walking, shoes dropping, doors opening and closing, people stomping up and down the stairs. We know that one of the guests has a cough because we could easily hear it down the hall. We’re checking out today and I’m really happy about that. We couldn’t get the TV to work, so that was useless. We went to get help but there wasn’t anyone at the desk. It doesn’t really feel safe here — when I was punching in the code I felt like anyone could be watching me. Locks on interior doors seem flimsy. The only good thing is that our room was clean. I’ll never stay here again. I’ve stayed in better hotels for the same price in Manhattan.

My room was quite nice with comfortable beds and a nice bathroom. The room also had a TV, microwave, coffee machine and a safe. The hotel gives you free Wi-Fi and free drinking water. The location is not the greatest. There is a Subway station within walking range but during night time I found the streets outside to be bit noisy at times and the nearby railway also generates bit of noise.

Clean, very good staff, great price, very very small rooms, you can definitely hear the train. Very good area, subway station nearby, gas station right next to it, churches and schools nearby. Negative: my bathroom door never closed, no elevators, the stairs are very narrow, neighborhood is very noisy but for the price we cant complain. Visiting again!

Fantastic location right next to the 4, 5 & 6 subway, very friendly staff and the reception is manned from 8am — 12am. Room is comfortable and clean, the fridge and microwave is a godsend for leftovers and breakfast in the room. Cable TV and a comfortable double bed. We weren’t sure what to expect as it’s a very reasonable price, but it’s 15 minutes into the heart of manhattan and has been perfect.

Very clean and cozy, pleasant staff and close to the metro location.

Average accomm. Very noisy due to trains.

Clean and modern new rooms. Staff was not enough helpful. Very high stairs to the entrance, no elevator. But close to Subway and not far from Downtown.

Unfortunately ants took over the room late at night and there was nothing management could do to resolve the issue or accommodate my friends and I for the night.

The room was clean but the location and the people working there can use a tune up also the help desk is only open during the day.

It's a cool place, I like that it's modern and spacious. Doesn't look like much on the outside but it's an efficient space while also being clean and beautiful.

Our 2-day stay was great. Our daughter wanted to experience NYC at Christmas time, and it was perfect. The hotel was clean, short walk to subway, and the staff was extremely friendly and helpful. Prior to booking hotel, I read the reviews about the hotel. The reviews about Danielle and Chantelle were right on the mark — — friendly and very helpful. We would definitely stay/recommend The Park Avenue North Hotel to friends. And, the Grab n' Go Deli/delivery down the street has excellent omelettes.

Got there really late around 4am and the outside door was locked. No receptionist at this time since it's a small hotel but there was a number to call. Called the number and we got the door lock code, inside within 3 minutes. Room was really clean and well designed, although not very big (NYC for ya). They let us move the check out time to 12pm which was awesome so we could get more sleep. Also there are some cool hole in the wall restaurants nearby. All in all a good hotel.
