From the moment we got that first text from Lisa, the innkeeper, until our last breakfast and checkout, the staff at Town & Tide were FABULOUS! Always friendly and thoughtful, making sure we had everything we needed, and offering suggestions for places to go or things to do. (CELIACS: I highly recommend for there willingness to go out of the way to meet my GF needs for breakfasts! ❤️) The room and grounds were gorgeous; they did a beautiful job with the renovations. Five stars +

My wife and I had an incredible stay at Town & Tide Inn! The location was phenomenal, we could walk to both the beach, the cliff walk, and the downtown shops with no problems. The breakfast each morning was unique, colorful and delicious! We got to work with the Innkeeper Lisa and her colleague Kathy, who were both so helpful, easy to talk with and readily available to help with anything we needed. Our suite was modern, very clean, and had everything we needed plus some, for our stay. This was my first experience at a Bed and Breakfast and I can easily say the bar has been set extremely high. I highly recommend this place for anyone who wants to getaway and have a relaxing experience! Thank you Lisa and Kathy!

Shawna and her team are wonderful! The Inn is beautiful. Very tranquil, beautifully appointed and comfortable. We were there this past weekend. Room 2 in the main house is gorgeous and spacious. Beautiful marble bathroom, very cozy and comfortable bed with a little sitting area. Breakfast was delicious. We will be back!

Too many to list, but start with the super service and hospitality of Lisa and her staff. From the moment we pulled in to this charming inn until we bid farewell nothing but excellent friendly service. Very clean rooms (we rented 3 separate units) spacious, comfy beds, hot shower with plenty of water pressure. Very cool "shed" to relax outside of your room. Ok, the cherry on top. Fantastic breakfast! it is a b&b.

We have traveled all over the world and this is one of our top stays. The accommodations are amazing! it was quiet, super clean, updated, but best of all, it has Lisa the manager. She greeted us warmly, then sat down with a Newport map and pointed out all the amaxijg places to go. On Saturday am, she made is an amazing breakfast. just an amazing place!

We stayed at the Town and Tide during our daughters wedding weekend and loved it! Highly recommend.

Love to surf close to the beach also love pasta great little place close by pasta beach. The inn was very clean and friendly staff oh great breakfast.

The Inn is amazing! Clean & quiet with gorgeous rooms. The dinning area is equipped with 24/7 coffee and ice for the guest and the atmosphere is so very relaxing. The Shed is a quaint gathering spot for additional relaxation and to indulge in a beverage of your choice. We will definitely be back again soon. This will be our new home away from home.

My husband and I would die for Lisa. She was the best Inn Keeper we have ever had. I had to reschedule TWICE because of work conflicts and every time there was no issue with the Hotel, (only with the online service we used. ) When we checked in Lisa was there early and let us in and gave us a brief overview of the area. It was incredibly helpful! Anything thing we asked she answered with a smile. Even to a cloged toilet! The breakfast was absolutely incredible. I was expecting just the typical scrambled eggs combo deal most places have. We had a four pepper frittata topped with fresh avocado sour cream and a bit of salsa a top of polenta, Toast and fresh fruit. Free coffee or hot tea all day in the common area and the keyless entry was perfect for us since it was so close to so much we could just walk to most places! We will be back!

Lisa is amazing! We loved the amazing breakfast, good coffee, and Lisa's willingness to give us recommendations on where to go and what to do. Our room was very comfortable, the beds were great, and we loved the big modern bathroom.

Absolutely wonderful B&B experience! The breakfasts each morning of our stay were amazingly flavorful and chatting with Lisa (innkeeper/chef) of our daily plans was helpful as she is very knowledgeable of the area! This felt like home, but better!

We had a wonderful stay for two nights. The inn is beautifully renovated with everything you need. Lisa did everything she could to make our time there special.

Had a guaranteed reservation for April 13 and 14th. My wife and I intended to stay here because she is running the Newport Marathon on Saturday, April 14th. I just got a call from Victorian Ladies Inn and they stated that they are canceling our reservation because they are closing the Inn as of April 11th "to do renovations. " No word as to if or when they will reopen. This completely leaves us with nowhere to stay. Now we have to scramble to find a new place. We'll probably pay twice as much for a room due to having to book a stay so close to the marathon date (IF we can even find another place to stay close to the marathon start. ) Completely incompetent and unprofessional behavior. They did not even offer to try to make it up to us in any way (perhaps a considerable discount on a future stay, since they totally screwed up our plans and left us without lodging? ) My advice? Stay elsewhere. You can't count on having your reservation honored at Victorian Ladies Inn.

The bed makes a ton of noise and the walls are thin. It's okay if you have one of the houses to yourself. But I don't need a family of four hearing my farts, and vice versa. Also, don't leave the propane fireplace on when you go to sleep, it will turn the place into a sauna very quickly. Breakfast was decent, and it's a nice place to have tea and cookies. The staff is quite friendly — — but to be brutally honest, when I leave NYC, I expect friendlier : (

We stayed in the Leopold room. The fireplace was nice to have on a snowy night! The walls are pretty thin though so we could hear other guests coming and going throughout the night. Great location close to the cliff walk though!

Large, comfortable room. Beautifully decorated and maintained Inn. Nice choice of food on breakfast menu.

We brought our complete family for the weekend tree lighting and absolutely enjoyed our stay. Rooms were comfortable, we all slept well, breakfast was great. The price was very reasonable and the location was perfect, close to town and the Cliff walk.

We had a wonderful experience staying at Victorian Ladies. The room was clean and the breakfast delicious. The innkeeper, server, and cook went above and beyond as I am vegetarian and they prepared a special breakfast entree for me. The room was clean and within walking distance to local attractions — cliff walk and mansions.

Very welcoming and helpful staff who went above and beyond to make our stay a great one. Would definitely stay here again on a return visit to Newport.

If I ever return to Newport I will seek this place out. It was cozy, friendly and the breakfast was outstanding.

This is a great place to stay if you are visiting the mansions. It is 3 blocks from the cliff walk, a real bonus. You can also leave your car in the b&b parking lot and walk to town, which is great because parking is limited in town. Our room was very clean and quiet in spite of its location on the busy street. Everything you could think of was at hand in the room, even a mini fridge, which is useful. Cindy greeted us and explained the area, even though she was in the middle of setting out ice tea & home made chocolate chip cookies for 4:00 tea. The breakfast is bountiful — fruit, breads, and eggs — served over crab cakes if you like! The decor is charming and what I expect at a B&B. The other guests seemed very at home & pleased. The gardens are lovely. You can have breakfast there which we did both days. We will return!

AVOID IT for you own sake! We travel a lot, but this bed and breakfast had the worst and un-coordinated management we have ever experienced. Also, the place is far away from the town. Not walking distance at all, you need a car, but you cannot park your car in the town easily. The rooms are not clean and if you request to have another room because of all the hair in your bed, they will decline with arrogance. A total NO-GO!

First time visiting an Inn. The owners and staff were fantastic. The info provided about the facility and town were very helpful. The room was perfectly clean, very comfortable bed. Not one thing to complain about. Will be going back soon!
