Very affordable hotel. Close to Hampton Beach and all the stores. Only 20 minutes from Kittery Maine Outlets. Staff is friendly and rooms are clean. No breakfast but free coffee in the lobby all day.

We reserved a room online. Once we went into the room, we walked right back out. I called my credit card company and demanded to stop payment. The room was horrible. The comforters had stains on them, the bathroom was filthy. The carpets were torn up. The woman checking us in/out was rude. The pool was closed for repairs. The parking lot was littered with cigarettes. The place is a dive. You'd do better staying in Manchester, and driving out to the coast.

Nice and cozy but a bit pricey for what it is. Overall a very nice room. Just a bit high on the price. Comfy beds. Good selection on TV! Nice little fridge & microwave too. Convenient!

There's nothing special, but you can't beat the price and the customer service is great too. My husband was playing in a poker tournament and we were looking for a place that was close at a good price. The Hampton Falls Inn is right next door to the poker room and room was only $76/night! At such a low price, we were expecting basic accommodation, but our expectations were surpassed. The front desk let us check in early around noon and the room was nicer than pictures online. All in all, if you're looking for a good place to stay at a good price, this is it!

The bed was super comfy! They have a pool & a hot tub! I was a bit confused about the fact that they have balconies on every room but no chairs & you can't bring one out from the room, nor can you smoke on them or it's a $250 fee! THAT is a bit silly to me & hopefully they will reconsider that and change that policy. Anyway, everyone was very friendly & accommodating. We had a great stay & would definitely book there again!

It's a nice place the room too comfortable hot tub and swimming pool very nice and warm inexpensive so made it cheap to stay there lots of places to eat around there.

Like many US hotels, a little left, but with indoor pool. He doesn't have a restaurant.

Great hotel the beds were the most comfortable bed that I have paid my head down on in a long time.

My family and I like staying here if were looking for a reasonably priced night or two away with the kids. The kids love the pool, mommy loves the hot tub and the beach is only a few miles down the road. Everythings right in town for shopping. I do hate how its a "smoke free" INN but people smoke right by the only two doors to get in and out of the building, my daughter has a heart defect and cant be around cigarette smoke. There's even ashtrays right by the doors so people can smoke there. Only weird experience that I had once is I asked the older gentleman that works at the front desk, usually at night, if he had an extra bed spread for one of our beds because ours was stained… he told me no, that we'd have to wait until housekeeping came in the next morning and that he didn't have access to the bed spreads… only sheets and pillows. Strange.

Depends on what day of the week you come to stay will depend on how much you pay. The room I have has a queen size bed and a couch that pulls out to a bed. Overall it's not a bad stay However it's definitely no Best Western Plus.

A teriffic spot for a stopover. Nice rooms and good location. It has a cozy country feel.

I stay here, once in a while travel for work alot, by far one of the best places I've stayed, room is always clean, housekeeping is very sweet, accommodating, deffenitly will continue to come here!

Professional friendly staff that greeted us with a smile. We were promptly checked in. Our room was spacious, clean with plenty of amenities. Very peaceful location. The desk attendant was sitting watching TV when we arrived. He did not get up right away to greet us. Even though our hotel was prepaid for 2 queen beds, they would not let us in our room until I paid an additional fee because there were 4 adults. He insisted I only paid for 2 people. I asked for additional towels since the room was fitted for 2 adults and we now paid for 4. I was handed pool towels that had a stain on one. The desk attendent mentioned that they were out of bath towels. In the room, there were blood stains on the bed sheets and there was a used bar of soap in the shower. We also found an asthma inhaler on the floor.

The pool was crowded ALL day by the same people. The people above us were partying, loud and banging around untill 3am. The rooms were clean but very outdated. I didn't quite understand why we had a porch we really couldn't use — no chairs provided. The room was non-smoking which is understandable but there was no smoking allowed on the porch? I didn't quite see why but okay. Did not provide clean towels or change the trash unless you asked them to.

Warning this place is horrible! if you book through a third party watch out, they don't advertise no refunds until you pay then it prints out saying that this place makes up the prepay amount that you don't get back, and that prepay amount is the whole amount, I lost 1, 447 that's how this place makes there money. They don't need people there they just make money of people that cancel. So if u make reservations here be careful u wont get your money back if u cancel. There thief's in my eyes. Terrible people there not americans either so they love taking your money! they get zero stars! very very very sad! service is horrible too, they are very rude! boy did I make a horrible mistake going there!

When we walked in the blankets that were supposed to be folded weren't. The beds were not neatly tucked and looks like someone was laying on them. The bathroom had a cup on the back of the toilet seat that was unraveled. There were not enough towels nor soap or shampoo for the two queen size hotel room. There's no smoking on the balconies and there was something White and gooey floating inside the pool.

Highly recommended! Paul was just perfect and some more at the reception providing precious advice from best beaches to best eats, This place has nice clean rooms with very confortable beds, great heated pool and spa that we used everyday. Close to great local restaurants and the ocean. The rates are very affordables compare to Hampton Beach which is crowded and loud. Rooms and hotel a bit dated but clean and friendly. Who cares about the latest fashion on holidays…

Allowed us to check in a little early. Room & Bath was spacious and very clean. Close to great food, shopping and also the Ocean. Staff was helpful and pleasant. While we didn't use the pool, it was open and also clean. Will be back, great time here.

BEWARE, BEWARE, BEWARE… Do yourself a favor and book somewhere else… Truly unbelievable what happened. We had two rooms booked for two nights. Went on a fishing trip and came back to hotel to find out they moved everything out of our rooms and gave them to others. Is this legal? Truly, we had confirmation and the owner was a jerk. Apparently they sold them at a higher rate. Unbelievable. I travel extensively and this is by far the most unbelievable thing to happen to me at a hotel. What a crazy mess as we live over 4 hours away…

The ac fan unit does not work properly. Kind of smells like a mixture of mold and mildew, the toilet in the hallway doesn't flush and smelled so bad you gagged when walking by it and the hot tub was colder than the regular pool definitely not as nice as the pics make it out to be.

Blood scatter on bathroom floor, old man in counter wouldn't say "you're welcome" after I said thank you 3 times, room smelled like mold, very old ac, patio that we looked forward to had screen nailed shut, so u cant possibly go to it, long walk to our basement room, no coffee, dirty shower curtain, filthy blankets. We were afraid to touch anything anywhere in the building! Wifi worked great, had cold frige, good micro. Scrolling thru TV channels was really slow but lots of stations. $80.

Don't buy the hype! The question is how can I make this factual and not sound like a creep with sour grapes? I don't think I can. Just take it for what it is. This is at best a 1 star motel. It's hyped as a lot more and I would not have stayed but the first night if I could have found a place as close at a reasonable price. It does have a pretty good location. For off season I was astounded at the motel prices. Even Priceline couldn't get me a better price. A "resort"? HA! Great joke. It's more like a dump. There was a friendly couple who worked the desk but the place is the typical "fell-into-disrepair-and-purchased-by-a-middle-easterner" kind of place. The outside and places that show are shined up a little for publicity photos but the back of my bath room door had black mold growing on the facing and the once gold-toned hinges were brown with rust. The bath door latch did not work. The Wi-Fi didn't work unless I sat in the lobby. The pool wasn't opened until a group came in for an over night stay. The carpet was definitely worn and not too clean. There was a part of a broom handle behind the "balcony" glass doors to keep them from being opened from the outside. The shower was stained and chipped. The bath room door had never been painted or the nail holes puttied. Definitely a low-class place. Someone worked all night in the room above me sliding things across the floor and walking heavily to and fro.

Nice people, but disgusting rooms. No view! I would never recommend staying here. Drive home and if you cannot, you will have a better experience sleeping in the car.

Hampton Falls Inn was our regular stop for years. No more! It has changed hands, and the new owner is totally indifferent to his prospective clientele. He was so unaccommodating on the telephone that I cancelled the reservation I was processing and hung up. Thank goodness, I found another place which had everything I wanted and needed — especially good, old-fashioned courtesy.

If you use the internet, avoid this hotel. Front desk staff friendly and helpful. Rooms were 2 star, but for the price they are 4 star One pillow firm and one fluffy pillow, nice clean sheets and very ample, clean, microwave/fridge-equipped rooms. Now the bad news: If you depend on internet connectivity to travel, avoid this hotel like the plague. Technically they have four routers covering the hotel, which is good. Unfortunately, the routers' connection to the internet will remind you of the days prior to AOL, when a tin can and a string were considered high speed. If you rely on a VPN, you are better off sleeping in your car and praying. If you simply rely on decent internet, 99% of free Wi-Fi are better. Sleep outside of Starbucks or a Dunkin Donuts and you will be happier. Checked in for two nights and leaving after one. I-95 random hot spots are better than this. PS took me THREE ATTEMPTS to publish this. Holy Cow.

We quickly needed a room that accepted pets after our TV broke down. The room was large. That is the only good thing about it. It was musty old and seemed dirty! The screen door had a rip along the bottom, outlet covers were off and on the flour, carpet was dirty and the bathroom was scary! Stay away! Oh, and I couldn't check out late so I had to sit outside for 2 hours with my 3 dogs until the car came.
