While planning our 30th anniversary celebration trip, we wanted to stay near the Annapolis waterfront, and we found the Flag House Inn was highly recommended. Typically we stay at hotels, but decided to try a B&B. In short — we have no regrets!
Marty and Carmel are
exceptional hosts, and also gave us many insightful recommendations on what to do in the area, where to eat dinner, etc. We stayed in the Fleet Suite for 4 nights and found the accommodations very spacious and comfortable. The rooms are also very clean and Covid safe. On site parking is included, as well as a scrumptious breakfast — you won’t leave the table hungry. They also have a front porch swing which is a wonderful spot to watch the world pass by. The Inn is located across from the Naval Academy which is a “must visit” while in Annapolis. The other guests we met were very nice and it was great getting to know them over breakfast each morning.
We would highly recommend the Inn, and next time we are in town we will definitely stay here again.

We had a delightful stay at the Flag House Inn. It is such gorgeous and charming Victorian Inn, what a treat to the eyes. We got to stay in 2 lovely suites and both offered modern conveniences with plenty of time period beauty, privacy and comfort. It was really wonderful to not have to drive during our stay as the location is just perfectly located within a few minutes walking distance to every main attraction. It was so enjoyable to relax on their Victorian porch while taking in the quaintness of the neighborhood. Marty and Carmel, the owners, provided exceptional hostesses services from start to end. This included providing a delicious gourmet breakfast to sharing their knowledge of the area and recommendations that made our trip extra special. They went above and beyond to make our stay fantastic and memorable. I would highly recommend staying here and we can't wait to get back!

Our stay at the Flag House Inn Bed & Breakfast has been an A++ / 5-star experience❣️ Marty and Carmel go far above and beyond with their customer care, responsiveness and the stay experience. They demonstrated a true care for our family, an understanding of the challenges with coordinating a visit with our MID and helped us make the most out of the precious time with her. Their warmth and hospitality is also showcased each morning. Carmel is an outstanding cook and baker. Our breakfast meals were 5-star restaurant quality – glorious pavlova with fruit, rich almond braid danish, warm and loaded quiche and croissant french toast with a delicious berry compote. The location of this gorgeous B&B is fabulous — perfect for anyone visiting USNA or the town of Annapolis. All primary town highlights are within a very short walking distance. Thank you, Marty & Carmel — for our wonderful weekend – you know we’ll be back very soon. 💜

Quaint atmosphere, good food, good prices.

We just got done with a two night stay after our mini wedding. Marty and Carmel were such awesome hosts with several recommendations to make sure we had an awesome stay in Annapolis. The food was absolutely delicious, fresh and healthy. The rooms were spotless and their covid plan is top notch. Truly the safest and cleanest place in Annapolis. 100/10 would recommend to anyone looking for a place to stay for an Annapolis trip. Absolutely fabulous. Definitely would stay there again and again.

Marty and Carmel were wonderful and very thoughtful about all the amenities and Covid safety without compromising comfort or fun. Wonderful hospitality and breakfasts in a great location. Very nice and I cannot wait to come back!

Incredible Experience! Owners are awesome. They are taking all necessary measures to ensure a safe environment during the COVID-19 pandemic. Close to all the shops, dining and boating Annapolis has to offer. Food was superb! Rooms clean, spacious and comfortable. Highly recommend! A+

My husband Bob and I just spent the most amazing and memorable week end at Flag Inn with Marty and Carmel Etzel, the owners of this fine establishment. Not sure what we loved more, the food, the accommodations or the owners who are some of the most attentive and kind people we have ever met. This is a real find. Do yourself a favor and try it out. You will not be disappointed.

Thank you Marty & Carmel for a wonderful B&B experience. Your home and yes I say home because you made us feel like houseguests/family not strangers. Our room was comfortable and so so clean! Your breakfasts were delicious. I was hesitant to tell you I was gluten free since I didn’t want anyone to fuss but you went out of your way to make gluten free meals which were amazing.
Your location was perfect to the town and all the attractions and restaurants. Thank you for making our first trip, and not the last, to Annapolis a great experience. Fran & Ken.

Marty is exceptional at his job. He was attentive and thoughtful. We look forward to our next visit! Amazing stay. When I booked our room, Marty was at a music festival for the afternoon. He took care of us via text message! I mentioned I was a Grateful Dead fan. What did Marty do? He hanged a Grateful Dead flag outside of the inn to welcome us. It was these kind and thoughtful gestures that made our stay so special. He kept us abreast of when our room was ready via text. I could text him at any point for recommendations on things to do and places to eat. To be honest, I felt like I was staying with friends. We plan on coming back Again and again, using flag house as our little getaway from the hustle and bustle of dc life. The breakfast was superb! And bed comfy. I normally get up at 0500. Slept in until 0900, something I never do. Thanks Flag House, for making our stay so wonderful! —mark and gisela.

We had a wonderful time visiting Annapolis. Marty and Carmel were very warm and welcoming and the breakfasts were divine. They gave us excellent recommendations for sightseeing and restaurants. The Inn is lovely and you can’t beat the perfect location right across from the Naval Academy.

Wonderful, warm and homey atmosphere. Marty and Carmel were so friendly and helpful suggesting things to do and help arrange transportation. The breakfasts were absolutely delicious! I would highly recommend the Flaghouse Inn!

I can’t say enough good things about this Bed and Breakfast! Marty takes care of every possible need. We stayed for three nights. Breakfast was tasty, rooms were comfortable and clean, and the location is perfect! I would recommend that anyone considering booking this inn, do so immeadiately!

Great location across the street form the Naval Academy and a short walk to the main shopping and restaurant area. Friendly owners and nice rooms. A+

My wife and I loved this place. Our son was visiting the Naval Academy and the Flag House is almost directly across from the walk in visitor gate of the Academy. Annapolis is definitely a walking town. The location of the Flag House is only a few blocks from all of the activity — shopping, many excellent restaurants, and the harbor. There is no need to go looking for a gourmet restaurant for breakfast. Carmel and Marty always surprised with the morning spread. I meant to take pictures, because the breakfast always looked very attractive, but unfortunately, I inevitably thought about my stomach before thinking about the pictures. We definitely plan to visit here again and highly recommend the Flag House to anyone who likes a quiet, easygoing stay.

Best place to stay in Annapolis! Like walking into a museum where you are treated like family! Incredible location and superb quality. This is a MUST for anyone staying in Annapolis! I highly recommend!

From booking to checking out, our stay at the Flag House Inn was perfect. The location is ideal, the room was so comfortable and Marty was an excellent host. This will be our go-to spot any time we return to Annapolis.

Flag House in was the perfect place to stay during Commissioning Week at the USNA. Marty and his sweet wife took great care in making sure we were checked in an comfortable. We stayed in the Commodore room and absolutely loved in — very roomy, bed was super comfortable as well. We will be back for sure.

We were there for a friend's 50th Birthday Bar Crawl (WHY? )
The Flag House is beautiful, clean, rich in history, close to everything (including the bars), the bagel bake is phenomenal and Marty is a great host. It was also fun running in to Marty along the crawl! It was better to have a place to crawl back to that was excellent! Thank you!

This is a lovely bed and breakfast perfectly situated steps from wonderful dining and shopping in historic Annapolis. Our room was immaculate and comfortable. Parking on site is a huge bonus to this establishment. Finally, our hosts, the Etzels, were warm, attentive, and so enthusiastic about the city and this very charming inn. Breakfast on Sunday was exceptional! We look forward to returning to the Flag House and recommend a stay here to anyone looking for accommodations in the area.

We had a wonderful stay in this lovely Inn. Our family of 4 stayed in the two third floor rooms — both were comfortable, homey, and spotless… plus it was nice to have the floor to ourselves. The innkeepers are very hospitable and generous about allowing you to park there early or stay late so you can enjoy the benefits of the great location. Speaking of the innkeepers, breakfast was WONDERFUL, homemade cookies delish, and they are very gracious hosts.

We thoroughly enjoyed our recent weekend stay at Flag House Inn. Marty and Carmel Etzel are gracious hosts who made us feel most welcome in this beautiful, historic house. Our room was lovely, quite spacious with a comfortable bed and reading chairs. Marty prepared delicious, hearty breakfasts with fresh ingredients. It truly is in an ideal location for walking easily to the wide variety of historic sites & museums, Annapolis harbor, and the Naval Academy. We enthusiastically recommend Flag House Inn for any occasion that takes you to charming Annapolis.

My friends and I stayed at The Flag House Inn last weekend, and we were all highly impressed. The house was in the perfect location. It was a 1 minute walk to the shops and restaurants, but also on a quiet street. Additionally, the owners (Marty and Carmel) were very friendly and accommodating. There was ample parking included (which is rare in Annapolis), the house was very clean and full of history, and the breakfast they made us was delicious. I highly recommend staying here and will definitely be returning in the future.

Sandy and myself stayed at the Flag House around1999. It was one of our best trips ever. Annapolis is an amazing city and the folks that owns the Flag House are the best. Oh, and they are from NC. They made us feel right at home. I would highly recommend the Flag House and the tour of the Naval Academy.

This bed and breakfast is outstanding. Charlotte and Bill are so helpful, and kind. They make you feel that you have known them for ages. Rooms are clean spacious, breakfast were delicious. So close to everything. Can't wait until we return…
