They have a very friendly staff and the pool area is not that bad, but I have better rooms and furniture at my house. I found I don’t know what kind of insects inside the bathroom. The coffee maker was dirty and when I tried to clean it I found hair inside it, so I was so disgusted that I didn’t drink any coffee during my weekend. The keys needed to be reprogrammed two times and they were still not working correctly. The parking lots had numbers and even like that the guests take any parking space so we needed to let the car far from the room cause ours were always taken. A lot of guests shouting their things didn’t let us sleep well. Definitely we are not going back there. This was the first and last time. We just returned home today thanks God.

Not family friendly. Everyday you could walk down the hall and smell marijuana. We had to leave the pool early because about 20 very loud, obnoxious adults showed up — including a physical altercation among them. The next morning we walked out of our room to checkout and found a small bag of a white powder substance.

Old place but cute and fun for the kids. Clean rooms … pools and water areas are maintained and chlorinated nice. Good little get away from home for the kids.

Terrible experience. The rooms smelled so moldy and full of mildew we left immediately. Don't bother risking your health.

No towels when my family needed them at the pool. She said give me about another hour. So just bring your own towels.

Worst experience ever, they have Bed bugs. Everything is broken and stinks. Employees are rude and not helpful. Manager was rude and didn’t know what she was talking about. People party and smoke all over this property, not very kid friendly. Rooms are dirty and front desk is rude! 0/10 do not recommend.

It was fun… very relaxing… clean… comfortable beds… love da resort… will come again.

My room smelled like it was mopped with urine. I had to go across the street to the family dollar to purchase beach to clean our room after being told I could not be refunded or moved to a different room. The water park was great but I would never stay at so called resort again. My room looked very out of date and more like a motel thank a resort. The pictures they posted was not definitely not what I was given. My son iPhone went missing and while we were looking for it we pulled out the bed and there was a slice of pizza behind it, not sure how long it was there but it goes to show the rooms aren’t being cleaned properly.

Could’ve been really nice considering the bed was one sided, the roach 🪳 had to kill. The bar wasn’t open because of staffing issues. They said smoke free but I was over powered by cigar and cigarettes pool sides which wasn’t fair to kids of parents whom don’t allow it around their kids because of medical reasons. All around could have been a better experience.

Great experience just sad that they hadn't mentioned the Tiki bar and restaurant was closed in the resort when booking.

Great park had lots of fun, kids love it we came back 3 times they love the hot tub and slides. Toddler pool is Awesome. The drinks yummy.

Don't book through hotels com website because it will undo your late checkout and you won't know until they are banging on your door lol Staff were very friendly and helpful. Mold in room, yellow ooz out of walls and ants as well. Facebook only has yes or no so I give them 2 out of 5 as ive been to worse hotels. Probably won't come back to be honest though.

This place is old and the water park is old. It was so dirty and had rodents. It was so noisy all night we didn’t get much of a vacation. We’ll never go there again. Not worth the price with the water park only open on Thursday and Friday of our week we were there.

Not very clean at all. Was disappointed with the staff at the water park when my son copied his tooth was bleeding from inside his mouth (let's face it, kids get hurt) but the employee at the pool when I asked for ice looked at my son and tried giving me a band-aid and peroxide 🤦🏻‍♀️ but the biggest issue was the lack of cleanliness of the rooms pool and common areas. We asked for a manager multiple times over our stay and were never able to speak to one.

Worst experience ever, had bed bugs, even caught one to show the staff, added late checkout on online booking wasnt offered it when checking in, had employee walk in room while I was in bed with my fiancee and I had just spoken on phone with them I was gonna go to office to extend a late checkout, gaurd rail on the water park is rusted out and safety hazard, bar closes at 8pm what a joke and smell of marijuana coming from the non working bathroom air vent was terrible and the staff said there was nothing they could do.

Not sure how they have any good reviews. The place looks like a ran down motel in the worst neighborhood 🥴 Rooms smell like an old basement, staff refused to open slides for hours because they said it was too cold for them to sit at the top of the slide to let people in. Says no smoking but there’s cigarette butts everywhere and people walking around with blunts hanging out their mouths. They gave us a joined room with random loud as can be people and our room was also across from the park where people were loud all hours of the night at. Only 1 friend out of our whole group had a good room so I guess only the rooms with pool view are the ones they take care of. OSHA needs to visit this place!

The front desk staff was awesome and the resort was very clean and COVID guidelines were enforced. A very fun place to stay and my daughter had a great 10th birthday. We will visit again.

Rooms are big and spacious very clean, it’s affordable, water park was a blast! And definitely kid friendly and safe. Can’t wait to return. Husband and I enjoyed our mini vacation / son birthday weekend w kids.

We enjoyed everything… the staff all the way around was on point. My daughter and gbaby came in from out of town and we booked last min. Price was perfect… and it was our first time. We will definitely be back. The only thing the group of us was supper disappointed with was the restaurant and the young lady whom ran the counter and took our food order, food was unsatisfying. Eggs over cooked had to wait for drinks until food came out. The day before she put our take out food on the counter and set 3 partys of different people down and took their orders and delivered drinks to them before handing our food to us after I said something to her of course (ice cold by the time we got it). And then she never served us a young man did (he was very polite and on point with service. When I received my bill to pay I notice a "service fee" at the bottom of receipt when I ask what it was she told me "it's my tip". I'm sorry I should get to choose what your tip should be based on service. Had I realized this the day before I would have never given her a 5 dollar cash tip. Outside of that Everything was perfect. And will definitely be back. Thank you all for the perfect mini vacation.

Honestly it’s a great resort! They even changed our room upon request by my husband for us to have the room with the jacuzzi tub, with no extra charge! I have a few Complaints I have to speak on Number 1. They should have a little bit more lifeguards at the water park to help in force rules… a lot of kids were jumping in the lazy river over people and could have got hurt also groups of people were just standing up against the walls in the lazy river making it hard for other people to pass without bumping into each other. But it comes back down to not having enough employees they even closed down one of the slides because an employee went on break and there was no one else to cover. I think that’s alittle unprofessional. Number 2. They ran out of towels at the water park on Friday and Saturday! Number 3. The service at the bar was not the best my husband ordered 3 drinks and was not offered a drink carrier and when he tried to ask for one the bartender kept tending to other guest my husband ended up leaving the bar carrying all 3 drinks back to our room he was a mess and the daiquiri with liquor in it tasted horrible it tasted very run down and no liquor in it and we paid 23$ for 3 drinks so that was disappointing… The resort seems very short staffed… Other than that everything thing else was ok!

There are major renovations going on at the waterpark here. Actually, there is a lot of refurbishment going on at the property. If you want it for the waterpark, ask when you call if it is open. The rooms were very clean. Staff was super friendly and helpful. There was no continental breakfast. There was a regular breakfast available. It was good, servings were generous, and service was excellent. The breakfast menu was extensive and the prices were reasonable. They are 14 miles from Disney and 18 miles from Universal.

This place was DISGUSTING. Room was full of roaches and not to mention the room smells horrible. Only spend one night and was a nightmare. Worry about bugs crawling into our ears and nose. Not to mention the water from the sink was black. We had use our water bottles. And they don’t seem to care at all, even when we spoke with too many people about it.

Place is DISGUSTING! Pool is dirty and our room smelled terrible. Not to mention the black mold growing on the curtains. They refused to refund us a single dime.

They ran of of popcorn on movie night when there was around 15 people at the theater. I was very upset that my grandkids didn't get any, because I don't believe there is no more popcorn in this entire hotel. The bar tender made they smoothies. So, that was nice.

A great place to take the kids and quite honestly cheaper than Gteat Wolf Lodge. Staff was attentive and friendly. A movie and free popcorn every night at 7PM. And if you feel the need to leave the hotel Funspot 29 minutes away has Old Town in the midst of it with quaint shoppes and restaurants plus a classic car show every Friday, it's a family getaway that will please everyone.

They are all so very nice the rooms are nice and clean the water park is amazing for the kids they are having a blast. They have a big arcade and they have a movie theater for the kids.

The people are so nice and helpful and the water park is die for! I do recommend it to anyone with kids.

The Flamingo Waterpark Resort is awesome. The staff is so accommodating. We all enjoyed the water park & pool. Lots of fun & relaxation. I highly recommend this place.

The room was nice not really in the best area definatly didnt feel very safe. The walls were thin so we could hear the people next to us fighting and kids screaming. The pool water was gross and kids running wild. About 10 pm last night we got smoked out out of our room as someone was smoking pot in the room next to us. We didnt stay we went on home wont be back or recommended to anyone.

The water park it's self was the only good part. The rooms were absolutely DISGUSTING. We had 2 joining rooms and there was dried up throw up on one of the kitchen table chairs, throw up stains on floor and other big huge stains on the floor. Toilet overflowed so many times. The microwave had this rancid milk smell and I moved the microwave plate to find rotten milk all round in the rim. My sons room had a very strong pee odor. One of the door latches was broken. Under the kitchen sink cabinet there was food stains and things spilled all over the side walls of the cabinet. We went to change one of the trash bags and found spoiled food inside the trash can. Neighbors kept us up till after midnight being loud and slamming doors. There was also a dead bug on one of our kitchen chairs.

Water was nasty and other guests kept us up with being loud in other rooms. Pictures look nothing like what "resort" looks like in real life. I was ate alive by bugs not sure if they clean good enough or what. Big welps and we stayed a entire week was miserable. Staff was nice that's about the only positive thing. We booked based off other reviews and pictures super disappointed once we got there. Will be staying somewhere else in the future. We payed alot of money for a week and could've stayed somewhere alot cleaner for less definitely will next time.

We arrived on Friday and I’m not sure who the lady at the front desk was but she was very friendly she gave us our keys for our 2 rooms and directed us my room didn’t have comforters on the beds it was really big tho and comfortable the other room the air wasn’t so great but we made the best of it we ate breakfast in the resort restaurant and Nate was amazing ❤️ The only thing I disliked about the Waterpark is ppl took up all the chairs and there wasn’t anywhere to put our things but we still made the best of it and had a good time I would come again because the hospitality outweighed the other things
I still think check in and out times should be changed check in earlier and check out later.

This place is getting worse every year! We have gone to this place for the past few year for my daughters birthday and it seems as if the rooms get crappier and so does the service! I have sent an email to the company in response to my stay and have yet to receive anything back. First upon arrival we were given a room in which the lock didnt lock so we were unable to leave the room at all, not to mention the room smelled horribly of mold. Upon the lock being "fixed" we tried to enjoy some time at the waterpark for it to be shut down for 3 hours due to "a storm in the area", when it hardly rain and never any lightning or thunder and it was down for 3 hours smh. As we tried to enter our room once again another problem we cant get in our room. Maintenance once again had to fix the door. When we got into the room we tried to turn on the air and it didnt work! We were now given another room after all these problem, which personally does NOT fix all these issues. Also had to request bedding for the room in which should have been supplied seeing as I told them how many guests we had. We do live in the area and would NEVER recommend this place to anyone and will definitely be finding a new place for my daughters birthdays.

Worst experience we've ever had at a hotel. The room wasn't clean. Checking into our room we discovered the room wasn't clean. There was hair on the bottom of the shower curtain and a hair on the wall. When we turned the beds down there was a single hair and dirt on the sheets. I notified the front desk and they didn't seem concerned, but to their credit they did change the sheets the next day (but did not remove the hair from the bathroom wall). The night staff was extremely rude and spoke to all the guest (not just me) very disrespectful. However, the day staff was much more professional, helpful, and welcoming. I took pictures of the disgusting things we found in our room if anyone reading this review wants to see them. I can honestly say this is the worst experience my family has ever had at any hotel/resort ever! We won't be back.

Hotel was definitely not what was advertised… carpets were dirty … there was black dots on the wall at night not sure what the heck that was from… the rooms smelled moldy… old school box tvs … dresser drawers were chipped and dusty looking … everything looked out-dated would definitely not recommend anyone to come to this so call resort pure garbage and a waste of money… they need to upgrade all of there rooms and get rid of the old tv's… the game room was old an antique looking … gameroom looks mainly for adults… this resort has alot of work done to it! I I will definitely not come back to this place.

The room was clean and comfortable, and for being in a hotel the waterpark was very nice both for our older kids on the large waterslides and our three year old with a kids splash pool and tiny slides. If I had one complaint it's that the whole resort could use a bit of an update, but even as is I would definitely stay again. (already planning it, actually. )

We chose this resort because it was close to our grandson and seemed like it would have plenty of things to help entertain him while we were there. We did get what we paid for, a place to stay, with playground equipment and a young children's water park that is not heated, a slightly larger heated lazy river and slide area. Everything was open, he had a good time. This is why I gave 3 stars. I had read plenty of really bad reviews about this "resort" but we chose to give it a try due to the proximity and the kid friendliness. The front desk staff was very friendly and helpful. What was wrong, the rooms: the beds were broken, very old and uncomfortable mattresses. I'm not picky, but I would like the mattress not to dip and sag on one side when my not overweight husband lie down on it. The bathroom had been recently painted but they didn't change out the older hinges or other metal in the bathroom, so when you showered, the rusty hinges began to sweat and run down the doors and walls. Then the paint began to peel. Whoever did their remodel work should be sued. The continental breakfast: good grief. Coffee or orange juice, a basket with one stale donut, one mini muffin and 2 slices of untoasted bread with a pack of jelly. After asking for a menu to order a real breakfast, we waited 30 minutes as the only family of 2 in the restaurant who were being completely ignored until I had to use my "voice " to get the waitress who was on duties attention. Finally she took our order.

I loved the service. The food was amazing and the rooms were comfortable and very organized. The pool and the water park was so much fun for my family. I would be glad to go again.

This is one of the most shittiest hotels I have ever booked. Rust on door hinges, chilling ceiling, the doors 100 different shades of blue, all the colors in the room that make it feel cheap and the outdated tile floors. They try to keep the room up to date with some modern updates like the bed frame. But all the other furniture is old. He hotel outside just seems dirty. There's truckers outside who park their trucks in the parking lot and just tailgate like its a football game. The hotel overall just seems run down. The price is cheap to stay here but I guess you get what you pay for.

First of all, I was very nervous about staying at this hotel after all the bad reviews I read, but I'm glad I took a chance because we had a great time! I really feel that some people are too nit-picky! And it seems lilke a lot of people did not actually read the fine print which clearly atates that the resort fees cover TWO water park tickets per night and you have to pay extra for more. So many people act surprised, but it pays to do your research. However, they do not tell you that children 3 and under are free! And that the passes are for the day you arive through the day you check out. Not to be used day of checkout, so arrive earlier than check in time! I actually found the best price through their website and did the waterpark special which included 2 extra tickets a day, for a total of 4 each day, but it is not explained very well. Anyways, check in was a breeze, and I could care less about a waterpark view so I got a standard room on the 2nd floor which was CLEAN, free of bugs, and smelled great! What a relief! And I did not hear anything from the people next to me as some people complained, but it was a tad bit noisy when people walked past my room outside, but this is to be expected at a hotel full of people. The rest of the hotel seemed well kept. And while the water in the lazy river was a little cloudy, it was fine, and the rest of the water park was very clean!

One big ripoff. First, the staff there was rude and didn't give us proper service. Then on top of that, didn't even get to go to the waterpark because it was $5 dollars a day. Worst scam ever. Plus it was hidden behind some old car lot and couldn't even see the waterpark at all. It was just some small thing with only a few slides. The only thing that was okay was the room. But all in all, I would not go back. Terrible…

The water park is okay. The kids enjoyed it. (Most important) the rooms are dangerous the bed frame was hanging too far out and we injured our legs. The house keeping did NOT CHANGE OUR SHEETS. We know because the kids injured their leg and had blood on the sheets. The same sheets ended up on our beds. We called down they gave us the sheets to change, AND ONLY FOR one bed. We have two beds. I only gave it two stars because of the water park. They cleaned the room but didn't give us new towels.

First off I was really nervous about booking this place cause the reviews were bad, we decided to stay anyhow. Upon arriving our room wasn't ready so they offered us a family suite instead fir same price so we took it, very clean and beds comfortable. The only c/o if the room are the shower wasn't the greatest, the handle git stuck on and we couldn't turn it off so maintenence came up, my 15 year old nephew let him in as I was in back bedroom just suprised that he even came in the room not knowing if there was a parent there. Fridge leaked water, cobwebs in lamp above dining table. Our key didnt work on back balcony door so we got locked out. Need bigger trashcan in kitchen area. The waterpark area needs repainted on cool decking, there were dead lizards and bugs laying around. The lazy river needs the plaster redone pretty rough on the feet. It's not very deep great for little kids but not for adults. The neighbors were loud till 2am on our last night there. The diner in lobby needs to offer dinner. Overall we had fun, it was a cheap getaway.

Price is not as advertise after taxes and fees is about double. So not worth. Is like a regular motel with water park which is nice but is over populated. Rooms are clean. But I found cucaraches which was very disgusting. The Elevetor smells bad. We had a good time because we were able to look over the details, but is nothing like the pictures. They seriously need to improve the facility if they want to call it Resort. Breackfast. Dont bother. Ordered a toast that tasted like a burger. If you have low expectations and they trully charge you 60 it will be a fun activity at a budget.

1) The hotel property is located immediately next door to a Bail Bond business. Across the street is a pawn shop, with a liquor store next door. The closest traffic light, approximately 500 feet away, has signs directing traffic to the local county jail. This is not appealing when driving up with your children. This effect is somewhat offset by the design of the hotel which takes you back far from the frontage of the road and has landscaping to block direct visibility. 2) The hotel claims to be "under renovation", but the renovations seemingly have ceased after they renovated building and building Rooms in these two buildings are respectable and rise to the level of a mid-grade 3-star hotel. Several (maybe all, …) of the rooms in the other buildings are in need of repairs and an overhaul, demonstrating areas of rust, corrosion, and other signs of being "old" and in need of repair. 3) The water in the pool is murky. It seems clear, but kind of "milky" in appearance. Although the water is only 3 feet deep, when looking straight down into it the bottom of the pool is "foggy". Not sure what causes this effect? But, definitely not "crystal clear" water like one might expect for a swimming pool. 4) The Waterpark area is fun for kids under the age of 14. Much beyond the age of 14 and your child will no doubt reach boredom after about an hour. There is an evening movie present on some nights at 8:00, but again, this is more tailored for children under 14.

It was the worst hotel experience we've eve had! First at check in the staff was rude and never looked at you directly when you asked a question. Second, WHY THE F would you have check in at 4pm and then have the water park close at 8pm?! and on top of that, we had a family of 6, 4 tickets came with the room so we had to purchase 2 more for $10 a piece?! Makes no sense to me. Then checkout is at 11pm, which is fine but the fact that they don't offer waterpark tickets to people who have just checked out is beyond me. IT WAS A COMPLETE RIPOFF! I never do reviews but this is completely ridiculous. It's not even nice! The only good thing they had was the breakfast. Thats about it. The service sucked, our waiter yelled across the room most of the time and took 15 minutes to bring my food after everyone else at my table received theirs. I will never spend my money here again, even if someone else offered to pay for my stay I wouldn't.

This is by far the most disgusting hotel in history! The idea of it having a water park on the premises sounds like fun but beware it's all an illusion. I'm currently still stuck here as they made it impossible to get a refund. Let me start off by saying the bugs are just one of the many issues this place has, after we spotted a few little critters we told the staff and they changed our room but as soon as we walked in there was bugs crawling around as if they paid to stay here too. I'm so scared to fall asleep as I know they will try to jump in this hard lumpy bed with us. Also the water from the bathroom (tub, toilet and sink) smell like it's coming straight from the sewage. It smells horrendous I'm scared that the baby is going to get sick as I made the mistake of washing his bottles with that water (before I could pinpoint where exactly the smell was coming from) let's not mention how filthy the towels are I swear one of them had blood on it and the rest are gray from the filth that's imprinted on them. The room itself feels slimy, the walls the light switch the tub are all slimy. There also was puddles of blood on the floor by the elevator in which they just laid paper towels on it and tried to wish it away. Bottom line is we drove all the way here from NYC to be disappointed and disgusted. Oh and everyone smokes right by the kids and the rooms yet this is supposed to be a smoke free hotel.

They advertise a nightly movie and when askea if they could provide more chairs for the dozens of families in need,. The response was im sorra we cant grab the chairs from the pool area so youll just have to stand or sit on the concrete.

We were a returning guest. We come to Orlando every few months w/ annual Disney passes. We decided to come back to Flamingo since our visit last year was so quick. I wanted my son to have more time at the waterpark. I had no idea the disappointment we would experience, starting at check-in. We stay a lot of places and this is the first where the greeting was very cold and unfriendly. No smile, and down right rude, short answers to our questions. The check-in clerk lacked people skills and knowledge of their rules. Upon check-in, she told us my son could not use the waterpark on the morning before we left, so we would not be issued armbands for that day. We came for the waterpark. We told her that we swam last year on the morning we left, she sharply said they changed their policy. We then walked into the area where armbands were given out and the gentleman said it would be no problem to swim the day we leave. So which was it? Is it all in who you get? It can't be like that when you bring your little boy to a fun waterpark hotel and he is counting on that! It turns out that the quality of the waterpark was so POOR, we didn't even use it the morning we left. They have 3 water slides that look fantastic, but have no water pressure, so he barely made it down to the bottom without completely stopping during the slide. After 2 slides down, my son was finished.

I had a great time with my family and friends. The hotel and rooms were clean and comfortable. The staff were so nice, and help us in any detail we needed. The waterpark just GREAT! we had fun, my kids spent the all day playing around at a very low cost while I relaxed reading my book. I recommend this hotel specially if you have kids.

No bad at all. Can say Great for the price I paid. Hotel looks crappy and cheap, (because it's a cheap hotel) The problem here is the name of the hotel, when your read this name FLAMINGO "WATERPARK RESORT" you expect something better. The "WATERPARK" is a 2ft deep pool with 3 slides that aren't even connected to the pool. Check in is at 4pm WATERPARK close at 6pm but you can still use the pool until 10pm. And the room was okay, clean and nice looking. Great room to spent a night or two.

Was this a 5 star hotel. Not at all, but it made up for that in almost every way. There were lines at the check in desk, but the employees were friendly. Our room was fantstic, but our friend's room was a little outdated. However, both were clean. The only exception was the phone which was a little gross. I think the rating of this hotel depends on the age group. This is a kid's dream hotel, but not so much for adults. The slides were fun and the water park was entertaining for a few hours. But what I loved most about this hotel was that is was alive and had character. Every part was clean and was recently painted. All staff was helpful. Their movie night and activities for kids were out of their leage for having a 3 star rating. They even had a DJ at the park! I see bright futures for this hotel and I hope you cast some of the ratings away and give them a chance. I would love to come back.

This hotel is trash. Stay away. When we checked in we immediately saw the police there to diffuse a fight. Me and my children saw and man beating a woman in the parking lot at 9 p. M. We saw a BEAUTIFUL waterpark resort online but in person it was completely garbage. The water is so filthy you cannot even see through it. When we got to our room, we noticed the locks were missing. We called the maintenance man and it took him an hour and 13 minutes just to come up to our room just to say he didn't have the tools to fix the lock. We had to change rooms and this room was even worse. BLACK LICE AND OTHER BUGS were crawling all over the beds and sink. The water in the shower and sink smelled so terrible. There were blood stains on the carpet. When we decided to go to sleep, it was noisy due to the thin walls and we were awoken by BANGING on our door. This place has some shady looking people so we called the front desk just to find out OUR PHONE WAS NOT EVEN WORKING. We called 14 times and I had to use my daughters cell phone to finally reach the front desk to tell then we were checking out. We did not even spend the night there we flew back to California the next day and we had to sleep on the airport floor for 7 hours. Do not waste your money here. It is a scam. Dont be fooled by the pictures. Stay away.

It absolutely disturbing how there is review after review about the same things on here. However, the owner claims he is passing the information on to the appropriate departments to improve for future guests etc. The same comments continue to re-appear. Never has the owner said contact us to provide you a better experience on us for the stinky, uncleaned rooms, no towels, dirty water park or meal that wasn't provided because they don't provide that anymore. Those customers had a bad experience, take care of THEM, don't just pass a watered down message along that apparently doesn't get resolved. Taking care of customers comes at a cost, and sometimes they need to be comped a stay or a day at the water park or a meal. Good references are great, HOWEVER bad references multiply exponentially down the line. I really wanted to take my sons there for vacation. However, after reading the reviews, I may have to reconsider. regards, Steve.

BUYER BEWARE: Check in is at 4 pm. If you're taking children, know that the waterpark section closes at 6pm. It takes almost an hour for parents to look for one or more lounge chairs (in a very crowded swim area), that are empty with no help from the staff because at 4pm the cabana's are booked already, and the children can only swim for 2 hours. In the morning, the pool opens at 11am, which is check-out time. If you want the children to swim that morning, you have to pay $10 each for new swim wristbands for another day. They don't tell you this when you book the room. What a ripoff! It is supposed to be a waterpark for the kids, after all. Two hours of swimming fun with the booking of one night? Not worth it! Rooms were fairly clean, but we will never go there again.

This place is AWFUL! Just avoid it at all costs. They charge for everyday that you want to use the water park, the ENTIRE time I was there the hot tub "wasn't working" but on the last day the park manager turned it on and told me that it was working the whole time. The people were just lazy and didn't want to turn it on. The slides aren't great and left big bruises on my kids backs, and yes. You get a "free breakfast" but it is just donuts, toast, and orange juice (for the most part it is carb overload and not good). Seriously, I wouldn't tell my worst enemy to stay at this hotel. My room smelled STRONGLY of chlorine, the water coming out of the shower head smelled, and it was FAR from the room I thought I was booking. I complained about it to the manager and was brushed off. But because I didn't file a "formal" complaint with the front desk I was told by my booking company there was nothing they could do.

Stayed here for 6 nights, Didn't get to use the water park as it is closed by the time we got back to our room. The walls are thin and any noisy neighbors are very annoying. We had a mother and child next door that screamed every night and every morning for 3 days. Room was cleaned and bed made daily, and fresh towels, although twice they left no wash cloths. I did ask for an additional pillow which I did not get, had 3 very small pillows on a king bed for some reason. Could also use a TV channel guide in the rooms, we didn't have one and would have been helpful to watch local news for weather to plan the next day. Definitely not a 5 star hotel but it was clean and the price was right. I would probably stay here again.

Good budget hotel. It is far from the parks but it's a good "destination" for families with kids under 12. The waterpark is small but has lifeguards so the parents can relax and the kids can have fun in the water. The waterpark towels are tiny and they guard them as if they were made of gold. Adults might want to bring a beach towel with. The breakfast buffet is average and not really worth the price. Prices for items in the gift shop and at the snack bar are reasonable. The service was very good. We arrived after the waterpark had closed and the front desk offered us a late check out without our having to ask. It is older but the room we had had updates including a flat screen tv, massaging shower head in the shower, a microwave and a fridge. The beds were comfortable and the room was clean. It's not the quality of the Ritz Carlton but you're not paying those prices, either. I had a Groupon special for $49 that included 4 passes to the waterpark. There is a resort fee of $6 per night. They also offered Wi-Fi in the resort fee.

Not what I expected. This hotel is quite far from the theme parks — about 35-40 minutes. I reserved a pool view double bed room for my family. The room we were given was not that. It was a parking lot view and smelled terribly of mold. I walked right out and went to the desk to complain. They nicely said sorry and gave us an "upgraded room" with a king bed and Jacuzzi tub, with a parking lot view again. There was caution tape everywhere on the 3rd floor as if it were a crime scene. The grounds are not well kept, fading paint everywhere and that unusual caution tape again. My daughter was so excited about the tub and couldn't wait to get into it after a long night at Magic Kingdom. When she eventually got in it, the jets didn't work. The heat was blowing cold air on a 48 degree night and we were freezing, not to mention that you could hear trucks and cars all night. When I mentioned it at check out, I received an "oh, I will make a note of that" like I was responsible. Read the reviews. Do not stay here. I wish I would have read the reviews first. : (.

AVOID THIS HOTEL INCREDIBLY misleading advertisements on line, much to the anger of my wife who booked it (and she's a dean's list student who's done nothing but read her way into a 3.9 GPA the last 3 years). Rooms feel run down and smell funny. 8 dollars per person for the "water park" consisting of 2 small slides a kid pool and a small lazy river, which they fenced the hot tub into (Seriously? 8 dollars a person to use the small, old, unadjustable hot tub?! ). Bar is only open weekends. Lobby shop won't let you get anything unless your total is over 10 dollars. No lifegaurd in the normal pool, our room is constantly out of towels. The "breakfast" consists of a small pastry and some toast. Shower heads old, are locked in place and angle cannot be adjusted. Door to our room doesn't close/latch behind you properly, which led to a wind gust blowing it open while we went to dinner, though luckily nothing was taken. Rooms are also under lit. TV not even from this decade. Just awful, I'm sure I could go on.

Very good hotel very attentive staff, excellent very good alternative. And good price.

I am really confused as to why this place gets such bad reviews. We stayed in one of their suites (Room 1352) and absolutely LOVED it. The grounds are well kept. The pools are very clean. The kids enjoyed the arcade and FREE movie. I was not thrilled to have to pay $8.00 a day to sit in a lounge chair to watch my kids in the lazy river, but it is what it is. I would definitely bring my family back here.

Walked in and right back out. Room was stinky and carpet was filthy. The grounds were a mess also. I felt like I was at a Motel 6. The waterpark looked nice but there was no way I was staying there. Management was nice and accommodating with issuing a refund. If they fixed up the property it would be a nice place to stay.

Misleading. You walk in the lobby and it looks very nice and when you go to your room it is not! There is a disgusting smell when you first walk in. There were things in the bathroom that had a lot of rust. You have to pay to go to the water park! It's called Flamingo Waterpark Resort! Why in the world would you have to pay for the waterpark! People basically took over the walk way and brought out chairs and basically hung out outside. For whatever reason our room key wouldn't work, they replaced it but then the next day that key wouldn't work either. One of the nights the cleaning service left us with no towels and since our room phone was broken I had to go to the lobby directly and ask for towels. I also told them the phone was broken and they were supposed to send someone from maintenance and no one showed up. I would never stay here again! One time for me.
