There's bugs in the room. The carpet is dirty and the tub doesn't work. We paid over $300. Too. So disgusting.

I accidentally left my king size alternate down comforter rolled up on top of the bed. Called to see about retrieving it (2 hour drive) and the say it was never found. I dont think they are even trying since they only have queen size beds. They made zero effort. Way to go olive tree inn.

Wonderful owners let me check in super late and were polite and kind the whole time.

Could be nice with some TLC. Hot water is hit & miss. Floors filthy. Leeky fridge. Beds were comfy though & staff friendly. Breakfast room far too small & not much selection.

Had a wonderful experience, this is definitely our spot when ever we come to visit our son.

Our room was disgusting and they charged my card when we paid cash and we were promised they wouldn't charge my card and charged $30! they hang up on me everytime I call. Horrible customer service! do not stay here!

My family booked on line and we stayed the night at a hotel called Olive tree inn & suites in san luis obispo, CA We booked a Family suite they claim to offer refreshing, comfortable and convenient rooms. So we expected at least decent when we got there they were completely booked, and turning away visitors as we were checking in at 8pm or 9pm. So know that NO other rooms were available. We opened our door to our room 131 and it definitely wasn't what we expected but we drove almost 5 hours and our kids were tired. So we tried to make the best of it. It wasn't until my husband spotted a pair of dirty underwear behind our dresser when he went to use the restroom at 4am and a orange cap that looked like it belonged to syringes we swept the room entirely and found trash and a condom wrapper under our bed and needle syringe behind the stained couch. And noticed blood specks on the bench near our kitchen table. We were mortified having our kids asleep in the bed. We notified the front desk at first daylight cause it was 4am, they couldn't refund anything and they would notify the manager. Well we called every day wanting to speak to a manager and turns out the person that we spoke to in the beginning when we checked out on sunday that said he would relate the photos and messages to a manager now suddenly claims he is the manager and said he cant do anything and we stayed the night so tough luck.

We took the room for two days. Initially the room was clean and staff were nice. The second day, the used towels were collected but they were never replaced with cleaned ones and the room were never cleaned up. I came back after 8 pm and complained to front desk. They apologized and gave me a clean set of towels. None of the staff were around to clean the room. Overall, it is an acceptable room to sleep in for the price. It might be my bad luck that weekend.

It was a nasty old hotel, rooms were refurbished just enough to make it ok. I would not stay there again, it was an emergency stay; the room had a cold, damp feel to it. The carpet was disgusting, and should be replaced with new carpet.

The breakfast was a little lacking compared to other continental breakfast. The water pressure was quite low and the shower water didn't get hot. The staff was very helpful and quick in their service.

Average price for this place and not a great deal. The pool is small and not worth the time. They offer a complementary breakfast. It consists of bread, muffins, tea, coffee. Room was clean but when I asked for two queen beds, charged extra.

Nice rooms at reasonable rates. Comparable to the budget hotels in this town but much better. The management aren't really that helpful and could use a refresher course on dealing well with the public but your interaction with them is minimal. Not far from downtown and it's attractions, with a lovely restaurant right out front. A nice place to stay for a romantic getaway.

I made online reservations for adjoining rooms & upon arriving the amount due was twice the quoted price. After waiting for the manager/owner to be called, the price was negotiated down to almost the quoted price. This is NOT even a 3 star motel. TV's in both rooms did not work until staff came to adjust & replace remotes. Dirt & dust bunnies everywhere. Both rooms showed a lack if maintenance & thorough cleaning. Motel 6 is less expensive & cleaner.

Stayed here for a nearby soccer tournament. If you're a Hyatt/ Four Seasons type. This is not the place. If you are a camper, sleep in your car, this is the place for you. Nice staff but rooms need a facelift.

This is not a room one should be paying $184. We had connected rooms and the TV didn't work in either one. It was gross as far a cleanliness goes, and locked out of room at 10: 30 am, after the maid was banging on door at 8 am on a Sunday. So disappointing. I expect better from the Ramada, and a pretty paint job on the exterior masks poor upkeep in the rooms.

Quiet, safe and conveniently located. No frills but a great value for this area.

There is black mold and I can’t stop sneezing. By far the worst Ramada room I’ve stayed in.

The free breakfast is served with decent coffee, but day old bagels, mini muffins and tang for OJ. Barely a continental breakfast!

Good motel. Regular breakfast. Parking is available on site. One step away from the highway. Good for a place of passage.

I called ahead to make sure the room would have a microwave. It was broken and the office couldn't replace it, so after driving for 13 hours I had to heat our food in the breakfast room. The floor was not clean around the edges. The bedspread was worn and had small holes. One of the sheets was holy also. The fridge hummed and ticked so loudly we had to unplug it to sleep. On the plus side, the heater worked well and the bed was comfy.

Good price, walkable from downtown, clean rooms. Continental breakfast. Pool currently closed.

Holy Crap! Run, do not walk away from this hotel. The deadbolt does not work, the toilet does not flush, the picture on the wall is pieces of broken glass and the electrical outlets don’t work. Asked for another room and was told this was their worst building which is why they put me there. Horrible!

Comfortable and clean. Breakfast is basic but ok. Wifi works well. Near the Downtown.

Appreciated the overall convenience of the inn's location for my personal plans. I also appreciated the cleanliness and comfort of my room (and the grounds in general). Would've loved additional choices for a hot breakfast, even though I love waffles. And to my dismay, there were no waffles on my second morning; only danishes, bagels and muffins. Nothing hot except coffee. And nothing else was open Christmas day.

The room was great, spacious, neat and beautiful. Fridge and microwave, also a safe. My only complaint was the front desk called after my second night, around 4 hours before checkout to ask if I was leaving or staying. I just felt it seemed as though they were prodding at me, and rushing me. I did not like it, other than that everything was great. Also there is a great Mexican restaurant next door, it is delicious and reasonably priced.

The room was huge and clean with a lot of privacy, exactly what I needed for my group to spend one night, but the pool was seriously dirty. Please notice that managers answers post here apologizing and promise they'll improve, etc. I don't want political correctness without any sincere action, there are a lot of things in the hotel that can improve including but not limiting to cleaning the pool and not only apologizing. Pictures on the web site does not represent what we experience and that is a big part of the deal.

Worst place I've ever stayed at. The AC didn't work properly, the ice maker was plugged in but showed no signs of actually making ice (no wet spots around, no cold air coming out, etc. ). When we told the front desk guy that our AC wasn't working he told us to run it for a while and that he would switch our rooms after dinner if it doesn't cool down. When we came back the rooms were all taken and we requested to see the manager. He said the manager would be in later that night and that others have complained and he was unable to reach him. We waited. The front desk shift changed and the new front desk person said there was no manager that night and that he would leave the manager a message. We still haven't heard back from the mystical manager. On the bright side, it's a great place to build forts around the AC unit (because you have to or else the room would stay a balmy 90ºF).

Hotel was in decent condition the room was clean when arriving. The rooms however are old and dated we had rust in the bathroom and burn marks in the shower curtain. They do offer breakfast which consists of baked goods and waffles. The area was however not taken care of there were crumbs all over the counters etc.

I booked this room using to AAA. Requested an accessible room and it was booked that way. When I got there, the person at the desk looked at me and said "We don't have any accessible rooms, someone else without a disability took your room. " When I asked how that was possible if I had previously booked the room, all she said was "it wasn't me I wasn't here. " When I ask for a manager she said there was one around but she didn't know where he was. It was very late, we were tired and didn't want to wait for him. If it had not been so late, I would have left that hotel. The heater in our room did not work well. There is no carpeting in the room and it was very uncomfortable. I will be talking to AAA and suggesting that they remove this Ramada inn from their listings.

The rooms were fair, it is what I expected. The floor was not clean under the dressers but everything else seemed to be clean. No stains on the bed either. The check in and out was very quick and easy.

Really pretty much a dump. The on-site restaurant was only barely edible. It also was empty.

Stayed overnight. We took the family suite: 3 queen-size beds, dining area and a kitchenette. The balcony was overlooking was a beautifully peaceful ravine. The room was very clean and tidy when we arrived. The prices were only a tad more than the neighbouring motels, but we decided to go with Ramada. The location is just off the highway but just out of hearshot of traffic, which was perfect.

That place gives Ramada a bad name. From the broken down bed, to the green pool, to the staff who really didn't care, the thin rough towels and the dirty coffer maker. Will never stay there again.

Location is hidden but s short drive to downtown. Rooms and service were decent. The suite we stayed in was somewhat spacious with 3 beds. The furniture was a but dated and looked more motel quality than hotel quality.

The front desk lady was very rude, just kept tossing things in our direction. Also didn't have time to make direct eye contact which I thought was very rude. Also, the room she gave us didn't have any working lights and the cable wasn't even connected. If your looking for privacy… you won't find it here. Even the back space area isn't closed off so your next door neighbor can come over any time. You know, the one thats actually living there. The cheapest hotel my boyfriend has every stayed it though and not in a good way. His words not mine. People actually live here! so this place is pretty ghetto. He's not happy with it but you do get what you pay for and this room was 129, came out to 149. I guess we could have done better.

This place gives Ramada a bad name. At least from what I know of it. We had a family suite, which was actually a 2 bedroom apt with a lil back yard/patio. As we walked in I saw it was very outdated, stained chairs, and a few areas looked to be not well cleaned. I had to run around shopping and when we got back late that evening I noticed how bad it really was. Fridge not cleaned well, walls dirty, carpet looked like it hadn't been cleaned in years, with a dirty dingy color, light switch was missing and a whole was left there in the open, showerhead might have had rust on it but while in the shower it was too late to avoid.
We would Never stay their again.

If you wanted to stay in a really sketchy motel, complete with tracks in the toilet, stained and broken chairs, noisy neighbors (who takes a shower at 1:30AM? ) Smells that were unidentifiable and towels you could read a newspaper through, you've found your place. The great part is, it's not cheap, leading one to unrealistic expectations. Breakfast was garbage. Make yourself some mini waffles, then try to figure out how to eat one without a knife. At least a knife wasn't needed for the butter, it poured right out of the little container. My advice? Run away run away.

Do not stay here! Avoid the bullshit staff! Have a video of water dripping into my room and all they have to say is that they are not responsible.

This hotel is nothing special, however there is nothing bad about it. It’s a good value. The beds were clean and comfortable. The shower worked and had plenty of hot water. The hotels decor is a little outdated and the furniture shows wear. Nothing that makes the room uncomfortable or unclean, just the little details that push a hotel into above average ranges. There are not very many plugs in the room, I travel with many electronics for work and this is an inconvenience. The biggest surprise was there was no plug near the desk, making it very difficult to work. There was plenty of parking, a couple fast food places right down the street. The location is not far from downtown either. Overall it was a very good value for a clean no frills room.

The room was absolutely amazing. Very clean and always a friendly staff member on duty.

The carpet was very very dirty, average room, there was dirty tissues in the bathroom trash can when we arrived.

Wifi didn't work. They put me in a room right next to the office and someone was walking in and out of the office late at night slamming the door over and over.

Food was great! I didn't stay at hotel, but location cannot be beat. Careful on weekend nights — a lot of traffic accumulates around taco bell.

Bathroom was dirty. To use any plug you have to turn the lights on. Lamp was busted with the bulb hanging. Windows were open on a day when it was expected to rain. Black mold in shower. Would not return again.

I understand it was a busy weekend but I had to go through two dirty rooms before I was assigned a room (which they still had to clean). On top of that the customer service was mediocre. I had to ask for a receipt to be emailed multiple times and had to follow up two weeks later to get it emailed. I would only stay here if you have too. Check out Pismo beach it is only 5-10 min. South.
