Veeeery helpful and understanding staff, really helped me a lot! Hotel itself is ok for its price, nothing fancy, but everything you need to live: fridge, safe box, big beds, nice view, close to many shops, restaurants, beach…
It's new and in a somewhat secluded area. However the place seems it was hastily built. The caulking was sloppy and the bathroom decor was awkward. A tall faucet over a mini basin left splashed water all over the counter. 10 am checkout and a 2000bht key deposit is weak. Plus the "garden view" just looked out to a dirt field where locals play soccer (football). 95% of the balcony was used by the AC.

Overall a good place. Rooms are clean. No balcony like advertised but love the fan plus AC.
