The hotel is on the 4th floor of a medical center. I first checked to see if I was in the right place, but I was. On the 3rd floor there is a small breakfast room that you share with the doctors and nurses who work there. The location is on the edge of the center. It takes about 15 minutes to get to the center and the many sights.
The hotel is right next to a railway line. You don't really hear the train, but you can hear the pedestrian light that always beeps when a train comes.
Other than that, I felt very comfortable there. The breakfast could be a bit more extensive.

In principle, everything is convenient, the room is normal, it’s clean to spend the night.
1) the location is not the best, but in principle it will do.
2) if you take it tomorrow morning, then ask in advance, as they don’t inform you that it’s only until 10 am.
3) microwave, water in the corridor, but not very critical.

Quite a good room, breakfast of 2 options (porridge, scrambled eggs), but edible. All is clear.
The only negative is the window onto the railway. And the trains run frequently. If this doesn't scare you, come here.
