Riyam Hotel

The hotel’s location is very good, close to Mutrah Souk, the fish market, Mutrah Corniche, and the fort.
The atmosphere was good and comfortable.
The value for money was excellent, it was the perfect deal for my plan.
The hotel was generally clean and safe, with no noise at all.
The service was also good, and the staff were very friendly; they helped me with arranging a car rental.
The room was good, with more than enough space.
It had all the comfort I needed, especially since I was traveling on a budget.
The bathroom was also fine, nothing special, but more than adequate, with all the necessary amenities available. No surprises, just a simple and functional bathroom.

Stayed for two nights.
Breakfast was good. The pool looks clean but we did not use it. There is a gym but we did not use that either. The surrounding mountains are beautiful.
Minpunten · — Hygiene is just acceptable but not more than that. Towels are worn out. The TV had a black bar on the screen which made normal watching impossible. Staff on site did not know how to handle it because the manager or owner was not present. After returning from a day trip in the evening and coming back the next day, a new TV had been installed that did work.
— The hotel is difficult to find at first, several taxi drivers got lost trying to reach it.
— There is nothing in the area, no supermarket or anything similar.

Ryam Hotel is a solid and budget-friendly option in Muscat. The rooms are simple but decent for the price, and the biggest advantage is its location – just a short walk from Mutrah Souq. It’s not a luxury stay, but good enough if you’re looking for something affordable and close to the main attractions.

Great hotel, and a very underrated hotel, amazing swimming pool with a mountain and ocean view.
Atif and Noman were great receptionist, very kind helpful at all times, we will use this hotel again.

The room was good, the staff were nice. Overall worth the money. They have a nice pool with gym.

If you're looking out for a friendly and a budget place I think Riyam hotel is the best. The service they offer is really worth the price you pay for. Their staff is so helpful they are just a call away. You need anything and their answer is always "YES". You need a early check in or a late checkout that facility is also available.

Avoid at all costs! The hotel is outdated and, most importantly, very dirty.
There is a bad smell on every floor, the rooms are infested with ants that follow you all the way to your bed. There were hairs everywhere, food under the beds, crumbs and dust on the floor, and to top it all off, the fridge smelled like fish.
The bathroom was full of mold and seemed to have already been used when we checked in (the floor was wet, and the bathroom was full of steam as if someone had just taken a shower).
The rooms are extremely poorly insulated—you can hear everything!
It is disgraceful to rent out hotel rooms in such a condition and to make staff work under such circumstances…
Thankfully, the staff was responsive and understanding, and they helped us get a refund for the rest of our stay. A huge thank you to them!

I lost my gold bracelet but they didn’t wanted to show cctv footage. After arguing they agreed to show only one footage where we are entering the hotel. But footage was not clear. They refused to show different different footage from other cameras. Very bad management team. Very unprofessional. Not even thinking how they should treat the family. Very upset with their behavior. They had only one job to do for my lost bracelet is to show us clear footage of me where I was entering the hotel with bracelet or no.

Nice Budget friendly hotel.
Staff at reception was very helpful & courteous.
Room has a balcony & with a great view.
Location was good as Lulu mall was nearly 2kms & Mutrah was also very close to the hotels where one can enjoy shopping.
Wifi did not worked at all in my room & had very bad signals.

The hotel is great, clean rooms, very nice and respectful staff, great location with a very good price, is just that the internet connection was not too good, but great experience and I would definitely go again!

This hotel is great value compared to other hotels in the Muscat area.
Location wise it’s about a 20 minute walk to the old town by the port where the shops and restaurants are located.
The room was spacious with a large bed.
The shower wasn’t very powerful but it worked at least.
The swimming pool area is lovely but only has a couple of sun loungers available.

First Wi-Fi was so poor!
Second the receptioinist was very unprofessional! We asked for coffee they said NO! We asked for Water amd they refused to give and suggest to order to any online platform! 3rd they’re waking up us in our middle of our deep sleep! And thats ridicolous! No any plans to geoing back im this poor hotel.

5-star like service at the price of 3-star. But pathetic Internet. You cannot work from hotel room or attend meetings.

Host are welcoming & lounge area was pleasant. Rooms are spacious and have more than basic amenities with royal looking cot, wardrobes, dressing table and chairs. We had a mountain view from 1st floor. The hotel had swimming pool & gym facilities. They have great breakfast facilities with additional charges for standard rooms.

Riyam Hotel is very quiet and peaceful. The staff are friendly and laid back, and for the low price asked for a room, you actually get a lot of value for your money. It is merely a ten or fifteen minute walk down to the Mutrah harbour and famous souq, and in the other direction, barely ten minutes, is the Lulu Hypermarket which has just about everything you might need.
There is a decent swimming pool and some gym facilities. The pool is clean but fairly warm, but it’s still refreshing enough. The only real complaint I would have is that the Wi-Fi is very weak and unreliable. Sometimes you can find a good spot, but at others, it will keep on dropping out, which can be very frustrating if you are trying to book a taxi or something like that.

Rooms are clean, big with a wide bath room,,, The price is compatible.
The TV remote was not working also the gym AC.

Stayed for two nights because quite cheap. The only downside is the mosquitos and the water in the shower is very weak. And it seems they dont change the pillow cases because I saw hairs.
