Try to be more honest in your dealings with customers. Let them know that there may be conditions when they make inquiries about using facilities. It is very dishonest to allow customers commit themselves financially, without you making any effort to accommodate their concerns.

Cozy place in a quiet part of town. Rooms are clean and staff are courteous. The grounds are clean and view is good. If rest is your aim or you want out of the noisy town, then go here. It's close enough to town for you to still be able to function… Then you come back to rest. Complimentary breakfast is offered. Wheelchair entrance and lift are available.
