This is the worst resort! They ripped me off and kept my $900 deposit. Trip was scheduled for May 2020, flight was cancelled due to covid and we couldn’t go. We rescheduled 2 times and ultimately couldn’t go… I called to cancel with 2 months in advance and they refused to refund my deposit even though their cancellation policy states that you may cancel free of penalties if you do it at least 14 days prior to arrival. Way to take advantage of your customers Villa del Palmar, do better! Folks don’t waste your money on this place, there are many other beautiful resorts in Cabo!

The wife and I came here for our wedding anniversary. Everything was absolutely perfect, the staff, the food and the resort. We did the all inclusive 6 day, 5 night package. There is nothing that wasn't beyond our expectations during our stay.
if you want the trip of a lifetime this it. We are already booking a trip for the entire family.

Due to misunderstanding and mistake with booking by 3rd party and staff at Villa del Palmar extremely unhelpful, traveled 2500 miles to celebrate wedding anniversary and ended up very disappointed. Will try to speak with management in the morning since we have 4 more days to stay.

Had No working phone in Room for 3 of the 4 Days we stayed there, Poor Customer Service from Front Desk to Manager! Definitely will Not Recommend to Anyone!

Awesome resort property. Always love going here. The rooms weren’t as quiet as they are suppose to be but overall good experience. Definitely going to be back hopefully they’ll see this and make some changes. Beach was amazing and the water was perfect as usual.

My junior suite was beautiful. Ocean view and front and center. The staff is awesome and the service is impeccable. The variety of menu selections is great and the food is awesome. Very enjoyable.

The food and restaurant staff are outstanding! The other resort staff are very attentive, kind and helpful. Our room cannot be heated above 68, the Wi-Fi is so choked that it won't download video or photos, the shower doesn't have a door, and there are only a few electrical outlets (bring a power strip for your cell phones, Mophies, tablets and laptops! ), BUT the beach side views, food, recreational facilities and staff are so good that we aren't going to check in anywhere else the next time we're in Cabo San Lucas.

Two pools, one for children, one for adults; choice of all inclusive or on your own, but plenty of restaurant choices on site; friendly staff; clean rooms; close to town, 1/2 hour walk or < $3.00 for Uber to center of town.

I recommend this place. It’s very family oriented and the beach is great. The cocktail drinks are delish. I just wish that the staff would be better attentive to everyone who stays here. Other than that the rooms and pool side are great.

Visited May 2019. Just painted room, not wall paint but enamel door and cabinet paint. It smelled awful. Had to try and leave the sliding glass door open 24/7. Complained of course, got absolutely nowhere. Could not get another “nice” room. We’re told we were the only ones who complained… umm no, I heard from others. Even the maid said it smelled! It was either a cheap, toxic paint or they should have not used the room for a week or so. They tried lighting a candle, like that was going to help, more fumes. Tried to write to manager, owners etc. Got the standard “thank you for bringing this to our attention” they could have cared less that this ruined our vacation!

Nice place, stayed here on a timeshare deal… Definitely recommend all inclusive… only complaint was the room stayed warm. Never really cooled off! Had staff check it a few times, but they said there was nothing wrong would stay here again!

My wife and I traveled from Texas for first time to Villa del Palmar, CSL on a promotion package. Resort staff are very friendly and very welcoming. Even though we arrived earlier in The morning than expected The staff at the front desk got us a suite earlier than expected. The food is always great with nice outdoor atmosphere. Nice clean pools and nice places to shop within the resort. My wife and I loved it so much we bought a vacation package and plan to return next year. Thank You Villa del Palmar.

Really enjoyed our time here celebrating my brother & sisters-in-law’s 20th wedding anniversary. Alberto & Liz provided excellent poolside service. Carbon was a great dining experience. My only complaint was that our room had a strong odor. Otherwise I would definitely go back.

I stayed there and loved it. Did not like the “two hour” presentation breakfast. Which lasted five hours and four people later. The price went from extreme high to almost nothing. Seemed a bit fishy. I loved the resort. The room and staff was amazing. Returning for the 3rd time in November.

We stayed from 8/12 thru 8/17 and this was absolutely the best vacation we've had in a very long time. You absolutely want for nothing. Well kept, clean, accommodating staff and the best customer service. I never felt as if I was not valued or welcomed. Absolutely the best decision I could have made. And please don't believe what you hear about crime on Cabo. There are incidents everywhere… everyday… I felt safer there than areas I may frequent in the States… if you are planning to get away for a relaxing vacation I highly recommend. And on a side note… I was given a cancer diagnosis three years ago… stage 3… after dealing with this and winning… my only request was to see blue waters. Not only did I see blue waters but was treated with so much kindness… forever grateful. Ms. Ray J Stevens.

Time share heavy. We stayed at Palmar. Not your traditional all inclusive as not everyone there is on same plan, so you have to sign receipts for everything and it suggests tips every time. Local vendors on beach are vultures and ruin experience. They will yell up at you while at the pool when you try and enjoy view. Ac in rooms were lacking even though I spoke up twice then gave up. However, beer (all canned) /spirit selection is good. Best food I have ever had for Mexico compared to other traditional all-inclusive hotels or would have rated 2 stars. I will not return though.

Bait & switch tactics! Booked the all inclusive option, have the booking confirmations that say so all over them yet 2 weeks after I get home they are trying to charge me $200 additional for food & drink saying that I booked accommodations only? Nightmare to deal with. The resort itself has many problems as well. Really wish I had done more research and read all the other bad reviews of this place before I booked (check out other peoples reviews on Tripadvisor, Yelp, travelocity & orbits if you don't belive me. ) … Live & learn but I would avoid this place like the plague!

My wife and I stayed at the Villa del Palmar resort for 5 days last week for our anniversary, we are both in our mid 30s. From the moment we checked in all the way through checkout, our time here was perfect. The lobby is clean and impressive. The grounds are always clean, in fact there is always someone cleaning something. Our room was amazing, very clean, very comfortable and modern. There are 3 pools, one for children, one for adults and another smaller pool and heated Jacuzzi by the bar. All of them are clean and there are plenty of pool chairs and towels available. This place was definitely occupied to the max but never felt that way at all. The food was amazing. There is a great breakfast buffet with a great view of the beach open at 6am. There are about 4 restaurants on site… ALL of them are delicious. The service here was nothing but exceptional! Robert, the manager was great and made sure we were happy at all times. We had such a great time here. We would definitely come back. Loved it!

Clean facility, lots of friendly staff and very helpful. It was a great experience and I found everything easy, even the check out bill after a 7 day stay. Great little market on site with a deli and ice cream shop. The restaurant and sports bar at the first level served great food and both the bartenders and servers were friendly and courteous. Prices for food were reasonable and quality was excellent. Don't order the tequila though as its expensive, I mean really expensive for shots, just buy a bottle and go up to your room. Mixed drinks were good and fairly reasonable in price. Pools and Jacuzzis were cleaned nightly and maintained well, Lagoon hot tub was nice, and the cave hot tub was great as well, two level pool with water slide was fast and fun. The top level pool is for adults only as well which made the pool more fun as an adult trying to relax. Enjoy your stay!

A place with great security the only thing to worry about is to have fun and enjoy with excellent view.

Great food, great people in a 5 star resort on the beach. I would recommend the beach sports and the restaurants and the mall at the marina. Go with the all inclusive package. The entertainment each night at dinner is well worth the price. Cabos is really the "Monte Carlo of South America. " Don't get sucked in to sit at the presentations for half the price on excursions. Just say no! You can negotiate the price to half if you go on the beach and just wait. Some one will come and ask if you want to go sailing or snorkeling or even a trip to San Jose to swim with the dolphins. Loved every minute of our stay.

Really great resort with the most spectacular view. I love the dining options with all-inclusive or pay per use. The rooms we had came with a little kitchenette, even a blender. The pool area is nicely designed with two snack bars, and poolside servers are walking around to grab food and beverages for you. Be aware the beach is nice but covered with vendors who need to be assertively told no. But if your looking for a deal and don't want to travel into town, it's your place. I would recommend shoes on the beach the sand is deep and coarse but oh so beautiful.

We just got back from 6 days at this resort. I cannot understand how someone could give it a bad review. It is clean and the service is amazing. Everyone was so friendly. I would def come back to this resort. All the food was amazing. Bella California and taco bar and sushi as well as pool bar food. Loved everything about it minus the vendors on the beach.

A nice n Fun place to vaca. Its Very clean n the staff are friendly. Especially Garcia and the pizza cook work very hard to serve all the guests n they do an Amazing job! The front desk staff are so patient n helpful as well. It was so pleasant to stay at the villa. The only thing I would change is the local peddlers on the beach can be very pushy at times. But overall it was a Fabulous vacation.

HORRIBLE Time Share staff that lies! We were told we needed to be there 75 minutes—-3 hours later we had to demand several times to let us leave the time share office prison. Finally when we went to get our free gift/tour the very nasty woman made what I believe was a fake phone call saying we could not book our tour due to bad weather. I called the tour company from my cell phone and the tour was booked but there were no bad weather issues. I will highly recommend to all my family and friends that they NEVER buy a time share or visit a Villa property being the horrible lies and situation we were part of for 3 hours.

So we had went for 5 nights March 5-10, 2018. We had a 3 bedroom, 3 bath, 2900sq ft on the 6th floor. This place was absolutely gorgeous. We did the all inclusive and the transportation from the airport. From day 1 we had a wonderful experience. Could not of ask for a more beautiful place to stay. Food was excellent and drink were great and plenty too. I want to bring my family back next year.

I hated that the weather was so hot while we were there but we did rest well and were very comfortable in our room during the middle of the day when we chose to nap to escape the heat! We enjoyed the variety of restaurants at the resort as well as the activities and shopping available! We scheduled parasailing and had pictures of us taken at the resort! So easy to stay entertained or just chill! Can't wait to go back! Plus our concierge, Fernanda was fabulous, sweet and took great care in assisting with any of our needs! ❤

The resort grounds and pool were great. Good was very enjoyable. Overall atmosphere was safe and pleasant with a good vibe. People there were friendly and sociable. The Superbowl was a huge event. They had some free pool activities and a good water slide, several pools, one large one with music and one large one without and other smaller ones. They had a few pool activities, and many others you could purchase like fishing, whale watching etc. (We went whale watching. ) View was great. The room was kept clean. The staff were very polite. The attendants around the pools were great. They were always around and came around every 15-ish minutes and asked if we needed anything. Now for the downsides… The beds in our room were doubles not queen so make sure that you check when you reserve. (I don't know if Queens are an option but I believe King is. ) The beds were old and the one in front of the TV had a terrible sag. The other one was better but was still not great. Another couple we spent time with said they had to be moved because their room smelled moldy. They were accommodated without issue but still bothersome. The beach is beautiful but it looks to have been dredged and rebuilt post the 2014 hurricane. It is very steeply inclined with a plateau up by the resort wall for a couple rows of chairs. The sand in front of the resort is very coarse and soft. That combined with the slope makes the beach more difficult to walk on.

Timeshare is a complete scam. Bought in several years ago with TONS of promises and the resort fails on every level. Thy took away areas of the pool to use unless we upgraded our units. Units are NEVER available when we have tried to go down and use them even though they were guaranteed when we bought. SCAM alert. DO NOT buy into this group. Villa Del Palmar is a scam to lock you into a lifetime contract that you cannot get out of. They even transfer the debt to your children which I do not even know was legal. Buyer beware.

It has everything at a good price. Good attention. A little noisy at night due to the activities of the hotel. Very comfortable rooms. Excellent margaritas!

Great place to stay. The staff was great and it's in a great location BUT they push the time share stuff super hard. Avoid getting sucked into any conversation about vacation rentals or time shares unless you want to kill half a day.

Food was better than at other places. You have to sign for every order even if you have an all inclusive deal. Food options are somewhat limited, but great quality. There is a $2 charge per room service delivery. Also the ice cream corner and the deli is not included in the all inclusive. The entertainment is somewhat short about 40 minutes from 7:30pm to 8:10pm and not as high production value as on other bigger resorts. Everyone is very friendly and helpful, and it's a very relaxing experience.

Loved this place one of the best resorts I've been to. Wish the all included packages were a little cheaper but otherwise it's a great place to stay.

Although we read some bad reviews before we went, we took a chance anyway. And I’m glad we did! The room was up to standards, service was on point, staff was nice, grounds were kept… everything was good! Oh yeah, the food and drinks were great! I highly recommend getting the all-inclusive package. The only thing my husband didn’t like was the elevators. There’s only 2, but one was not working the whole time we were there. However, his fear of heights landed us in a room on the second floor, so walking one flight of stairs was not bad. But that’s not enough to make me change my mind about the Resort. If we ever go back to Cabo, I’ll stay there again!

We got home from a week at Villa Del Palmar in Cabo a few days ago. We could not have had a more wonderful experience! The entire staff was so helpful and accommodating, our room was lovely, and the grounds beautiful! Our kid's enjoyed countless hours in the pools and the ocean. We highly recommend! Very fun for families!

Excellent place to buy or sell some condo or spend a weekend in family or friends ideal to make meetings always ay something new that does not ordinary extraudinario.

To my disappointment the construction to the hotel has us to one elevator and long waits to get an elevator, then packing in it due to it only being one. With my husband's knee replaced and my fused ankle walking up and down 6 floors is faster… guess you could chalk up on health resort? We have mildew in the tub, so soaking in a hot tub is out, and around the kitchen sink, which is just gross when cooking. First day here, we walked in to a note about a "pest" problem on the resort and our unit was scheduled for pest control the day after we arrived. Guess they couldn't get the timing down to do it before we arrived and after the previous clients. We attended our 90 minute presentation that is high pressure and really 3.5 hours. I would have thought the group would put trial members in the best accomodations. Not saying we don't have a great view and the location is good, food is great, so we are enjoying ourselves, just greatly disappointed with our accomodations. We asked for King room and got a queen. Honestly, I would not recommend this resort to anyone, nor would we consider staying here again.

Great location, if you enjoy long walks to the action of Medano Beach. Nice beach walk thou. If you don't want to walk there are horses on the beach to take you for a stroll. Great for kids!

All inclusive resort but if you drink a water bottle In the room it’s $5 each. 6. Room service not included 7. Wi-Fi not included 8. Tip charged daily and included but still expcected to tip. Did I mention the room has mold. That’s the deal breaker.

The staff was really nice! Especially to Angelica from lobby, Adriana, Rodolfo, Stephanie and Eliel. But everyone was really nice and the place is awesome, great view to the beach; the only thing was the elevator u can be in there forever.

We love coming here — they treat you like royalty. Check in is involved because it is a cash free resort, so they check the validity of a credit card. Right on the water with restaurants, a market, exercise building and spa on site.

The Villa properties are never disappointing. They have recovered quickly from the hurricane damage, the food is satisfying although challenging for those with dietary restrictions. They seemed short staffed around the pool compared to my other Palmar experiences. A lot of great activity options in the area. Find out when the cruise ships will be in the harbor to avoid the limits they create for parasailing and other in-town services.

I was told by the agent who booked the resort for me that this Villa Del Palmar was comparable to the one in Cancun. They are not even close. The resort itself is smaller with much fewer options for dining. Additionally, the room itself smelled like mildew, and even the sheets were damp due to the level of humidity in the room. After seeing Villa Del Arco, I felt like I was misled to stay at the less quality place. The wait staff at the restaurants were very accommodating and the food was good. For the price, I paid for the membership, you would think, I would have been given an ocean view and internet access, but both of those were for an additional charge. I don't plan on coming back.

Great staff always willing to help. Beach right there, although not always swimmable, but the guy overseeing would always direct to the more safer area — which was very close. Good food, pool area was awesome, cleaning staff was always on top of things. A great experience and look forward to our trip next year.

I would've liked this resort if I hadn't got ripped off on a timeshare. I bought the Dream Vacation package offered as the "Exit Program". When I tried to use it, I discovered I could book the resorts offered, (which are few good ones) for less on-line. I wasted $3, 000. I am pissed!

Pros • Shows were entertaining • Whale pool kept me kids busy • The food at The Sports bar, Taco bar and Neptune was actually pretty good • The trolley to and from the hotels was fast and a great option CONS • The shows were good but very short • It took the staff every day until 4-5 pm to clean our room even though they were on our floor by 8 am? Then we would always have someone barge into our room after a light tap at the door or no tap at all asking if we needed towels, this was after cleaning was done. We finally had to leave privacy sign on door at all times other than for cleaning. • Elevators in main building were so sketchy. One person got stuck in the one next to me and the alarm went off, I heard another person stating they got stuck as well. We ended up taking the stairs the majority of the trip. • Wait staff was incredibly slow from check-in, check out to dining. It took an hour to check in due to issues. Every restaurant we went to took at least 2 hours due to no urgency to try and get orders, food out and the ticket to sign for. That part always seemed to take the longest. We would spend 10-15 minutes just waiting to sign the paperwork before we could leave. We went to the outdoor buffet/dinner show restaurant and had no waiter even come by to ask if we needed drinks until we were basically done with our meals and I asked someone what was going on. At the pool if we were there for 8 hours, we would see a waiter maybe 2-3 times to get drink orders.

On the second and third day of our vacation our room flooded twice. The second time our master bathroom, bedroom, and guest bathroom were completely flooded. As a results of this clothes and designer baggage on the floor were damaged. We called maintenance on three separate occasions to fix this problem. Our room was upgraded due to it being uninhabitable. When we arrived at our new room on Saturday night after three hours of dealing with the hotel staff all the ceiling tiles were missing in the master bathroom. Exposed electrical and conduit remained even after the tiles were put back in place due to the extremely poor condition and construction of the ceiling track and tiles. Besides the rooms we stayed in being uninhabitable we have a litany of incorrect charges associated with our room. The customer service we have been shown is reprehensible.

I give them a 3 1/2 stars rating due to some the people who stay here. I say some because they look at the bargain you get for the all inclusive and take it and some just don't know how to act. This is the sister resort to Villa Del Arco but not even close to what you get in service. You would understand if you come here and then visit next door. Two very different resorts. Don't get me wrong, most staff do care but you get what you pay for. I just came here two times in two weeks of vacation time and it was to try the brick over pizza (to go please, thank you), plus to try one of their restaurant and on the same visit we took the time to see one show that was playing by the pool.

This is the absolute worse all inclusive experience I have ever had! Their 90 minute presentation was a joke they took you into several different rooms to get you to purchase their time shares. After we said NO a hundred times they were rude, arrogant and filthy to us. We couldn't even step off the resort without them bugging us about us going to another presentation. You have to sign for every single drink or food you get in the all inclusive package and then when you check out you get charged a fee for all those times you signed. We came back to our room once with a do not disturb sign on the door and the maid was coming out of our room… Left the door wide open. We also arranged for a ride to airport and they weren't gonna pick us up till after our time we needed to leave after we told them several times. Then we arranged for another ride and they wouldn't refund us our money back. This place is an absolute JOKE and is highly NOT recommend!

Loved my stay here. The hotel was right in front of the beach. Gave us free drink vouchers upon check in. The room was huge! The service was amazing.

This experience was interesting. The facilities are really nice and the whale slide is great for the kids. I could go on about the nice stuff but this experience for me had some downsides too. One of the nights here, I had a rather… "explosive" bathroom visit. After finishing up, I flushed and immediately went to wash my hands. For about 2 seconds, the water came out normal, and then it immediately turned into my refuse that just prior had exited my body. That was traumatizing in itself. I fled to the kitchen to try to wash my hands in that sink but there was no water pressure at all. I began screaming for my buddy to open his door as I didn't want to grab the handle in my current state. He let me into the bedroom where I was able to wash my hands in that sink with a normal flow of water. By next morning, my kitchen sink was operating normally and the hall bathroom had a clear though extremely limited flow. I can only imagine what housekeeping thought of the mess in the sink… I'm sure she thought I was disgusting. In any event, the only other negative was that at about 9:45 local time, I was sleeping when there was a knock at the door. I managed to roll over by the second knock. By the time I was on my feet, the door had opened and closed. I met a woman by the kitchen in the darkness. She seemed startled to see me. She asked if I needed any towels or shampoo. I assured her I did not and she left.

This place is absolutely beautiful, the rooms are nice the amenities at the hotel where outstanding. The reason for my 3 star rating $10 a day per device for Internet absolutely ludicrous, the company slogan is "yes I can" Unfortunately that's not the case, too many restrictions… I understand dress code as I am a seasoned traveler, however, if you're not going to let me into the poolside dining room because I don't have shoes on, which I understand. I suggested to place an order and have them pack it to go, I would have been more than happy eating in my room. The Yes I Can does not apply. Complete and utter bullshit. Yes I Can means yes I can it does not mean no, somebody needs to retrain the staff in the words of yes I can.

Beautiful Location. Rooms were very nice and the Staff was very friendly and helpful. The Pools were fantastic and the Ocean was a blast. Can't wait to come back.

Eh… Underwhelmed, really. I'm really glad we didn't do the all-inclusive. There's no way to eat $100+ worth of food in mexico in a day… Good location — especially to the beach — but rooms were OK. Not good noise dampening between rooms and lobby, and because the rooms are all tile, sand gets everywhere! Bed was comfortable, and AC worked well. Their pools were clean, enjoyable, but smokers take over even though there are designated areas for smoking. I would say my Cabo experience was truly due to the fact that I wandered into town and down the beach, not because of any experience I had at Palmar.

It is a beautiful place, you have an excellent view of the famous arch and is, moreover, very friendly.
I was on may last and am excited to once again gather money to go.
Note: Always hire the hotel tour packages, in the long run it is cheaper and are sure that you have supported by agencies of legit (learned it to bad during a tour on horseback along the beach not organized by the hotel…)

Never go to this place again after getting there after they forgot to pick up my family at the airport then waited three hour for the room to be ready. Then the time share tour that was only 90 minutes turned in the three and half hour and when the asked how we liked it we told them everything that happened and the answer they gave us was it not there fault the bathroom don't work and they didn't have a wheel chair. Casa dorada was much much better and we weren't even guess there are other family members where and they treated all of us like royalty. I will never be staying with the villa group ever again.

It was an excellent week k spent very comfortable in cabos. And I were looking forward to return thank you x your attentions.

Stayed here for 7 days and My hotel stay was pretty bad. The room creates this condensation that causes your room to sweat. All of my clothes were wet, bed was wet, toilet paper was wet, floor wet and it begins to smell like mildew. Talked to the front desk about it almost everyday and each person recommended something else: turn the air off, keep air on, keep door closed etc. They did not change our rooms until Day 4 and even then the next room had the same issue. I asked to speak to the manager and he was rude, told me I can't tell him what to do as far as compensation goes. The cleaning people do not communicate AND they just walk in your room whenever they want. One day I had the door tag up that said privacy please and at 9am they walked in. I politely declined the services and a few hours later they called to confirm and Again I said no. I went to the beach for a few hours and came back to someone cleaning my room. Wifi is not free, it's $10 a day and it's slow as hell. They also add a $3.50 room tax onto your bill per day without telling you, even though you've been tipping folks on your own, BUT only the honest workers like Juan will tell you that it is optional. Speaking of honest workers, Elena promised us a bottle of tequila and everyday she told us that she would give it to us tomorrow… we never got it. The exchange rate changes there everyday as well. The good things were the food at palmita market and the spa.
