Good location and price. Private bathroom. However, the rooms are very small and they could also be cleaner. For example, you can find some "funny" stuff under the bed. It's better not to look there. ;)

Location is decent, the place itself is nice. But a couple of things went wrong right away that made a bad first impression. We arrived after a long day of traveling to find that our key wasn't in the locker that we were given the code for. We called the person and sorted it out within 20 minutes or so, but it was really frustrating. There was an annoying beeping sound that we didn't track down until the next morning, turns out the stove was not totally off. Really unhappy about that, luckily (obviously if I'm writing this review) there was no gas coming out. I feel like that's a pretty big thing to overlook on the owners part. The lighting in the place is really awkward, the light in the main room (with the beds) is obnoxiously bright, we messed with the settings and there is no middle ground, it's either painfully bright or so dim that you can't see anything. There is also no place to sit other than the beds. I would not stay here again unless there were no other options. EDIT: found a used condom under one of the beds when looking for a misplaced item. Disgusting.

Booked this place without reading recent reviews first, big mistake. Emailed prior to arrival & asked to please make sure the room was cleaned, due to what I had read. They responded promptly that it would be. Every guest is given a lock combo. That opens that a mailbox to get the key to the apartment. When we arrived our mailbox didn't have any lock on it at all. The apartment/bathroom overall seemed cleaned, until I looked closer in the bathroom. It was obvious that the floor (the edge where the toilet meets the floor) around the toilet hadn't been cleaned in some time. Or behind the toilet seat cover. As well as the toilet bowl, since it was starting to get that orange-ish ring where the water touches the bowl. I then noticed the soap dispenser on the sink was empty, so I looked in the cabinet under the sink for some soap. I then randomly found this shallow dish with a small, used menstrual pad in it! I then contact the hotel about the dangerous lack of lock for our room & described/sent pictures about the bathroom. I was expecting to at least get some response or offering to clean the bathroom again. Never got a response, what a surprise. I eventually looked under the beds & was correct in my suspicions that they never dust underneath either. So my poor husband has been constantly sneezing while he's in the apartment, due to his allergies.

We stayed in this place for two days, in a Japanese style room, it's great. We borrowed mobile Wi-Fi, with which we were able to travel the city without problems, and also lent us bicycles to walk around Kyoto. Recommended 100%

Great for families with small children. We loved our room, very clean with all amenities required and close to everything. Would stay again.

Good location in Nijo, small rooms good for couples. The Wi-Fi is fast, however, is only in the lobby. Lobby is nice and modern, as are the rooms. Staff are friendly and welcoming. The accommodation is nothing flashy, however has all the basics and more you need for a comfortable stay.

Stayed for one night. Room was spacious enough (for 3 backpackers) and the bathroom even had a mini TV! Sheets and pillow were clean and extremely comfortable.

It's a very clean guest house. They provide basic things that we need. Very satisfied with the guest house.

Good service. Check-in and check-out were hassle-free.

Overall good. Location was initially difficult to find but once you identify some land marks nearby its easy. Located directly opposite a convenience store and is walking distance to the station. There are some excellent restaurants and bars nearby, particularly an amazing takoyaki place. The area is vibrant during the day but quiet at night which is perfect. Amenities were basic but felt lacking — no detergent for washing machine; no conditioner, no where to hang clothes, the hair dryer was TERRIBLE. Area between beds was small, often hit our feet. Lovely view of the city and elevator is available in the building. Great security features, felt very safe.

The room is spacious and location is fine, and that about all the good things. As for bad things, firstly, no one called us to pay first. Actual, there is no staff in the complex and we can’t even enter before we find the contact online. Secondly, hygiene level is horrible. I don’t want to mention what I found on bed and in the towel. It’s disgusting. Very disappointing. Far from the Japanese standard. If not these, I wouldn’t shy to give a 4 to 5 star.

So that CAN be a good thing, however if there is an issue, well, you kinda out of luck until you can find staff. In order to get the keys to your room you need a locker combo that is emailed to you. So if you need instant access to the hotel, look elsewhere. And unfortunately the locker combo they give you CAN be wrong. I was given a wrong combo, but eventually cracked the code and got my room keys. Besides those hiccups, the rooms are very clean and spacious. Very nice little hotel if you get past the inherent problems.

Great rooms! Very close to train station and has a convenience store right across the road! Beds were large and comfy, the rooms were clean and tidy and fantastic air con. Had a a washing machine in each room and the bathrooms, although on the small side, were very clean. I loved staying here and will def be staying again on my next visit to Kyoto.

This guest house was the worst I've ever stayed. First, there is no staff to contact with us and talk to us even if we have some problems or questions. Second, the room was so dirty like hair everywhere and trash was under the bed too much. I totally don't recommend to stay here. Some other guests complained too like changed the place without asking or something like this. I was so disappointed for that staying in kyoto because I was really expecting to stay nice guest house.

This place is small. But it's great for travelling people and a small family. It has a washing machine, small bath (good for a young family). Very close to transport and many supermarkets. 20min walk to the Kyoto palace. Great and clean.

Cheap for Kyoto, but smallest room I've ever stayed in. Main room has just enough space for 2 double beds. There is a sink and washing machine in separate area, and lots of hi-tech devices such as remote lighting and toilet. Only TV is in the shower.

Good and convenient place. Easy to get on a bus to major tourist attractions.

It's okay to spend one night, have breakfast in your same room. It is great … lacks TV in the room and chairs but well located and quiet … repeat without hesitation. Best price.

The rooms are great and with amenities, to put some glue do not have Wi-Fi free but compensate renting poket-Wi-Fi at a good price, the treatment Buenisimo.
