The location and structure are beautiful. The pool is spectacular. Plenty of but unpretentious dinner (not a restaurant). Rooms need to be refurbished. Not everyone has a fridge. Hospitable staff. Wi-Fi connection not working and still very limited to a few zones.

Located in one of the most beautiful and comfortable locations in Assisi.
Quiet and clean with the excellent opportunity to take advantage of the pool in the hottest hours.
However, the Wi-Fi is not working and there is no fridge in all rooms. (I recommend calling for it. )
As a personal experience we found the fridge that lacked plug for power, which we bought right after, in the afternoon we showed up a room attendant asking us back the fridge, because not provided in that room.
We would point out the temperatures and the same went to get the fridge you don't know where.
Breakfast is plentiful even if it always included the usual things.
The location remains the highlight and I advise everyone to leave the car in the parking lot to reach Assisi on foot less than a km which has a fairly high cost.
Small suppressed at check out where we were charged a difference of thirty euros for our alleged booking error on booking.
Too bad for the figure they made on the fridge which in my opinion should be discounted in a farmhouse.

Nice place with pool, BUT if you have downstairs room, noice from above is quite intense! Breakfast contains coffee from machine (terrible), only instant products (cake, jogurt, cereal. ) and cheapest juice… no fruit, no vegetable, no egg, nothing… for the location its 20min hike uphill, so I dont know: (

Beautiful structure surrounded by greenery with a magnificent view. Great for those travelling with 4-legged friends. View of St. Mary of the Angels. Assisi can be reached in 5 minutes on foot. Location We had a great time. Thank you.

Nice location in a great location.
2 km on foot from the center of Assisi along a country road for about 800 meters in a slope acceptabilissima.
Bed hard, but comfortable not so much on the low pillows and not "relaxing".
Good location and the staff were very helpful.
International breakfast, but not of very wide choice.
For the cafeteria there is an automatic machine that replaces the traditional bar service with "Pride", but it is still a car!
Private parking for a fee.
Recommended.

Great location, 10 ' walk to the Basilica. Pretty the tower where I stayed. Good breakfast buffet (salty and sweet)

A B&B among the olive trees at two steps of the beautiful Assisi. Excellent because in 5 minutes walking up a normal road or even taking the most dirt you get, sn in practice small houses very nice, exterior really beautiful with swimming pool when it is spring I guess the beauty, we will definitely go back if We pass of them, I recommend it also for the prices.

Perfect place as an introduction to Italy. Relax by the pool, investigate Assisi Basilica, (short walk) a romantic glass of wine while watching the sun go down over Tuscany, amazing views of the countryside. Hosts were friendly efficient and helpful. This place really stood out for us in our trip, hope you enjoy as much as we did.

Very nice place immersed in tranquility. A stone's throw from the center of Assisi.

Enchanting place for an artistic and spiritual holiday in the places of St. Francis and St. Ta Clare. Very welcoming, clean, very well cared for, with period furniture. The kitchen is homemade but very good and kept. Generous portions with dishes of the best Umbrian tradition. The center of Assisi is easily reached on foot in a few minutes.

Despite having stayed only 2 days I found the place very relaxing both for the views and for the tranquility. Also recommended in summer.

Lovely place and very close to the upper part of Assisi and S. Maria degli Angeli. Friendly staff and comfortable room. I will be back in the summer. I recommend it.

Surrounded by greenery and graceful as a whole. Near Assisi where you can reach everything on foot although there is a very steep. Friendly staff.

Great location close to the Papal Basilica, the breathtaking room 11 has a small bathroom with no window where you do not close the door … thank goodness we stayed there one night alone …
