Bathroom was separate from our room so we had to go through public space to get there. Also, parking was promised but when I tried to park that night the parking garage didn't exist. The TV did not work and the milk for the coffee was curdled. On the plus side the room was clean and quite.

Had a wonderful time at this place. Many thanks to my brother @Emanuele for the wonderful and warm welcome in his Guest house :)

Cosy room with balcony in a well-kept structure, very comfortable mattresses, friendly and caring owners, in the immediate vicinity of Metro Giulio Agricola.

I recommend to everyone this structure, clean, comfortable and very comfortable as a position with the metro at 5 meters.
A big thank you to Emanuele and Melania who with their availability and courtesy made our stay in Rome even more enjoyable.
Their advice on how to turn it around and where to eat was really helpful.
If I were to return to Rome, I would have no doubt where to stay.

Back home after a short stay in Rome, we will always bring with us the memory of the eternal city, but also the courteous and polite hospitality of Emanuele and the "De Guestibus"; large, bright and clean rooms, friendly environment… what more could we have wished for?

I've been in this b&b ALL the times I have been in Rome. And wouldn't change it for anything. Cleanliness, location, comfort, friendliness of the owner and price, are just some of the qualities that characterize this structure. I can say with consciousness as I have traveled in more than 70 countries and met hundreds of b&b's. 100% recommended!

Good B&B with very nice rooms, nice people and it is in the perfect spot (just above a metro station)! If I return to Rome I will return to this one!

Velmi pěkné, nové a moderní ubytování typu B&B v bytovém domě na hlavní třídě hned vedle stanice metra linky A, které jede do centra asi 20 minut. V okolí je mnoho obchodů, restaurací a barů. Čtvrť působí bezpečně.
Místnosti jsou vkusně zařízené, denně uklizené, Wi-Fi připojení je perfektní. Vše vypadá přesně jako na fotkách.
Snídaně je pravá italská ve dvou různých barech, které jsou několik desítek metrů od ubytování.
Majitel je velmi ochotný a komunikativní mladík. … We stayed here for 3 nights in May 2015. The B&B is situated on the main street with many shops, bars and restaurants, right next to the metro station Giulio Agricola (line A), which is 20 minutes to the city centre.
The rooms were nice, modern and clean with a new equipment and good Wi-fi connection. We had the authentic Italian breakfast (coffee or cappuccino, water, brioche :) in two bars very close to the accommodation.
The owner is very friendly and helpful young man. The B&B De Guestibus was very good choice for me and I can recommend the accommodation to my friends and another visitors of Rome too. Thaks for all, Emanuele :-)!

I had a great time, place newly remodeled, the breakfast bar was great and I quickly reached by metro the old town within a few minutes! Thanks to the Manager: friendly and attentive to my needs.

5 stars are few… at least 20! End. Classy… Emanuele (the owner) wonderful person… the photos reflect the reality… B&B Great! Go away!
