I stay for 4 days at this Fabulous Hotel… Very full breakfast is located near the Roman Colosseum on Fleming Hill… I adore and return on my prox Tour to Rome.

Absolutely crap hotel. Miles away from Rome city centre. Rooms were dirty. Very hard pillows. Breakfast was basic mostly ham cheese and hard bread. Very rude staff did not help at all. The aircon was set on 24 so hot and it was set so couldn’t adjust. It was 34 degrees outside and room very warm.
Would not suggest to ever stay at this hotel. Hot water in shower went hot and cold. Nearly burnt myself. No bar available till after 5pm. Would not supply ice. Terrible experience.

Due to the cancellation of my booking by the property, I could not evaluate the same from the point of view of the stay, but I feel the need to evaluate it from an organizational point of view. The facts: I post about a month before with a no charge within 3/4 days. From the living room. Due to underfunding during the check period in my card by the property, Booking sends me a warning warning to provide within 24 hours. I provide abundantly within that time and, for scruples, contact immediately after the structure to have confirmation of the success. The response from a very kind employee is absolutely positive, so much so that, at my request, it enlightens me on the way to get to the hotel. In the afternoon of the same day, however, the same property sends me to say by e-mail that the reservation is cancelled. I remain stone-faced and nothing has been worth the many phone calls made to reiterate the concept that I have proceeded within the deadline stothets to regularize the card and, above all, that it was they who gave me confirmation of the success of the financial control. Now I hope to find another hotel more practical and especially more organized in managing such contingencies, however regularized with financial coverage within the terms imposed by Booking.

Great hotel, awesome staff and good buffets. The rooms were clean and comfortable.

Nice enough hotel. When we travel, we sleep in our hotel. We do not spend much of our time there. This hotel had a few minor problems. One, the bed was hard and the pillow was flat, thin. Second, when you enter your room, you slide your room key into a slot which gives you electricity, including the air conditioning. The bad part of this is that you cannot leave the AC on during a hot summer day. Third, the wall with windows also has the AC unit, and floor to ceiling heavy light-blocking curtains. They not only block light, they block the cool air from the AC. We had to creatively tuck the curtain over the AC vent so that the room would cool. Fifth, the elevators. I don't understand how they work. When we wanted to go down from our room floor, I would push the down call button. Elevators would never stop! I never figured out how to get it to stop. Six, it is outside the city-center which means you are on the meter with cab rides, including to the airport. Pluses, it is clean and neat. We had excellent maid service. We used Uber and cabs and found cabs were a little cheaper to get where we wanted to go.

After a mix up with another hotel at 2.30am this hotel allowed us to check in and book last minute. The receptionist was very friendly. The room was a good size, clean with a nice en suite bathroom and a large comfortable bed with an extra small one beside it (although the small one wasn't needed it would be great for a family). Included in the price was an all you can eat breakfast. I'm vegetarian and found there were still plenty of options for me. An overall enjoyable stay for the night.

The rooms are decent, but there are not many breakfast alternatives. Staff, particularly at the reception, doesn't offer a good service. It is very far from the airport and the attractions.

Wonderful Experience! I would definitely Recommend this hotel. The rooms are really nice, clean and cozy. The enveloping colors give a sense of absolute relaxation. The staff is professional, helpful and kind. I was positively impressed. Great area, convenient for travel.

I bought a room at little price on booking and I have stuffed the room under the kitchens or laundry and nn I slept until 03.00 about at night! You could hear the flapping banging pots throwing people back and forth and a lot of shouting! Really rude! Nn put the cheapest offers if they have poor rooms, for a hotel of that size and with 4 stars is truly shameful! I felt teased!

Nice and helpful staff I made the request to check in early and to the NS. Arrival the room was ready. Clean and comfortable rooms. We had the car so the location of the hotel was indifferent. 4 Star Hotel Meritate.

The rooms were good and clean. It was way too crowded for breakfast and it was obvious that the staff despite their attempts found it hard to maintain the service due to crowds It's convenient that it has shops and a grocery store right next door. The inhouse souvenir shop has mangets and small gifts at very affordable prices. It was priced quite less than at tourist attractions.

Arrivati in hotel alle 1:30 di notte, abbiamo fatto il check-in alla reception (aperta 24 ore su 24) e ci hanno consegnato le chiavi della nostra stanza. Entriamo, noto la presenza di un'altra chiave inserita all'interno e penso: "che bello che ci sono due chiavi, essendo noi in due può essere comodo". Accendo la luce e con tutta sorpresa mi accorgo che ci sono già due ospiti addormentati nella mia stanza: in fretta e furia chiudo la luce, scendo e vado alla reception raccontando la scena. Mi viene consegnata la chiave di un'altra stanza, l'unica disponibile. Così saliamo, entriamo, ma sfortunatamente troviamo un paio di mutande abbandonate (presumibilmente sporche) nel lavandino e dei calzini (altrettanto sporchi) in un armadio. Adesso, va bene tutto, la struttura è un po' vecchiotta ma tutto sommato accettabile. Assolutamente non accettabili, invece, sono queste disattenzioni, imperdonabili e inammissibili. Sono un ragazzo giovane e quindi, al momento, ci ho fatto su una risata, ma è davvero inconcepibile: ho dovuto dormire con una sedia davanti alla porta per evitare che, per altri sbagli, qualcuno entrasse nella mia stanza in piena notte. In più, se fosse stato un trattamento di classe, non mi avrebbero fatto pagare un centesimo il pernottamento che, invece, ho pagato senza alcuno sconto.

Poor value. Aircon stoped working. Excessive noise from room above. Beds slide around. No fruit at breakfast. Food ran out quickly.

Very luxurious Hotel inside and staff very courteous and refined. The rooms are clean, the meals are discreet and the hotel in the morning offers a wide choice of food for breakfast. The only flaw that I found in this hotel with a luxurious character, is the location, because it is located in a square where every day there is a small fixed market made up of huts not very nice to see. Apart from this is a great hotel where you can stay for a visit to Rome.

My experience was not so good.
Rooms are nice, there is no fridge, then the bathroom with the bathtub is the top. The problem is lunch and dinner. The pasta tasted of chemical and arrived cold, the queues interminable we had to wait more than a quarter of an hour to sit. Great breakfasts there is the buffet where there are croissants, cakes etc.

Strategic location for those who want to be a 10-minute walk from the Olympic Stadium and the milvio bridge nightlife. Courtesy, cleanliness, well-appointed spacious rooms, young, professional, kind reception staff.

Decent place to stay. Breakfast was lacking. Dinner was good with more than enough. The rooms were nice, but the staff was a little rude.

It's a quirky hotel, recently renovated but the attention is pretty bad. In the middle of the night the light went and they were supposed to fix it but the contacts didn't have electricity, I reported it and until 25 mins later they arrived, I had to call 3 times. It may just be an unfortunate experience but it left me a very bad impression.

Worst ever Customer Service. Sweating in our room and Reception advises that Aircon Not WORKING. Asked to speak to Manager, been advised Mgr is only available tomorrow. NO Table Fan! Seriously!? In Rome? Capital of Italy? A hotel in City with No Aircon in Summer? PATHETIC!

I do not understand how a hotel would not have air conditioning working when it is so hot. In this advanced age how can you not have A. C… pathetic. I called the reception and they said the guy who fixes it is not there… really? I have read same or similar reviews from various guests do this just seems to be a standard line that reception uses… whatabout proving a fan then?

Is about 4 km away from the Vatican. Bus line almost outside the door.

Good hotel but there q keep in mind Q is very far from the center. Anyway there are two super front and some spots to eat.

Very noisy hotel due to lots of school classes, breakfast buffet leaves to be desired, the food in the hotel's restaurant unpalatable, hotel is still far outside the centre, with bus and subway a bit awkward to reach;

Renovated Hotel in good condition and service. But it is not centrally located in an outside neighborhood, in the Fleming colony. Taxis are about 15 euros the way to the center.

Staff very unhappy! Rooms are not adequate. Eating catastrophe = Off.

Not suitable for vegetarians. No fantasy. Food served inedible. Poor service at the table for schoolchildren on the restaurant downstairs. Little polite waiters. Instead reception is great rooms.

I stayed 4 days and I regretted having chosen it. Always pasta and always raw. Between beds and the wall in room C is very little space, where you put your head to sleep I beat the head 20 times, dust under the bed, hard windows to open and staff unprofessional! Both my comrades and I complained! We had to ring the alarm clock but we didn't wake up and we almost missed breakfast! I mean, things are so much to say… I found it really bad!

Hotel in Rome with a great bar in front. The owner Silvio is no 1 in drinks, food and giving informations about the area.

Comfortable rooms, good public transportation close to supermarkets restaurants souvenir shops easy to get to the tourist sites from this place… very nice.

Hotel Fleming Despite being placed in the centre of Rome — Flaminia welcomes its guests with cordiality and attention. The first information and the requests made to the staff. A PC workstation is useful for booking and issuing airline tickets. Good breakfast.

Lousy hotel, away from the city. Dark rooms, arrogant staff. Extremely narrow rooms. Bad insulation, I could not sleep because of some passengers who made a lot of noise and the staff did nothing about it. The toilet leaves a lot to be desired. Antique furniture, the shower door did not close well and water fell. Wi-Fi is cut, only works well at the reception. Not recommended.

We were with my family on vacation in Rome, and this hotel is very good and well located. The staff were very friendly and helpful.

I come from Sardinia and I needed a good hotel to rest for the official competition the next day.
Not too big room but very elegant.

Price/quality ratio low. Baths bad ambueblados, menu expensive. Away from the center, which is solved with a bus-taxi.

The room was the best part of the hotel but It didn't even have glasses for water and everything on the TV was in Italian.

The rooms are simple but clean. There is a minibar, but it has to be filled by yourself — which I always think is good in principle. A supermarket is a minute's walk away. Wi-Fi is free and fast enough to stream a movie. Staff are friendly and helpful. The adjoining restaurant has delicious food, but the portions are very small, and the choice is rather sparse. Very positive for smokers: Almost all rooms have a balcony. Best when checking in after asking.

The price of the rooms is Altino but you can book via web at advantageous prices.
Breakfast as much as you pay (5 euros) is not a great quality better to make it to the bar outside than with two euros you make it good.

Very nice Hotel, great breakfast, pretty rooms, bathroom with an amazing shower… The desing of the rooms is modern and of grey colour. Not very nice view (room 255). One of the very few problems is the outside noise.

A very welcoming place, excellent service and very well located. You got everything close. I felt very comfortable at that hotel.

The place is located near the restaurants and supermarket but the accommodation itself is not so nice. It was very warm in our room. We called a few times that the AC is not working and got promised that someone will come to fix it, but nobody came. The beds and the rooms were so tiny.

Very nice and welcoming, very kind all the staff except for the lady at the bar during breakfast: Sgorbutica and rude.

If you like to have AC to be able to sleep GO AWAY FROM HERE! they turn off the ac in the whole building doesnt matter if is 100 degrees out site and NOP, no way no matterhow much you fight they just dont turn on for no body! horrible.

It's really a good hotel in rome but the room is a bit small other wise I would give 5 stars.

Rooms are modern, free Wi-Fi. Has lots of shops around. A little crowded because they host tour groups.

It wasn't that grand and it was NOT 4 stars. Do they have a self proclaimed rating system here? "I think I will give our hotel a 4 star! " The rooms were too small to feel comfortable.

I know the hotel for several years and returned after at least fifteen years I found it delightful. Beautiful rooms, large, bright restaurant with a buffet for breakfast I'd scream:-) There were so many people in the hall but I found still comfortable receive my guests for a business meeting. Pleasant lively square from the market and many shops. Definitely a great hotel.

I was at this hotel in February and I must say that I found a hotel fantastic with very good service and very clean by the way the bed is huge I certainly recommend it. The bus drops you off at the Centre in 25 minutes and they sold you the ticket.

I have been there many times and have always had a great time. The value for money is remarkable, for a 4 star hotel. The double rooms are very comfortable, one has a whirlpool bath:)

Attention on room 605, previous, 603 and later 607. These rooms have a background noise makes it impossible to rest. The noise is produced by the motor of the smoke extraction system of the kitchen, recognized and indicated by the hotel staff. To the complaint in reception have passed, oblivious to us indicating that at the end of the service disconnects. In reality, and verified the noise lasts all night and taking into account that the cooking starts early in the morning, want to say that the noise in the room is standing. You do not accept these rooms. Another important problem in the parking of coaches in front of the facade of the hotel, directly in the terrace area, from where we could see the street and people walking while sipping a coffee. Sad state of affairs in a 4*hotel.

For years, all our employees use this hotel.
Just a few minutes from the station but it is attached to the fitting at the Olympic and the Tiber Street.
At the reception there are always women available and whenever there was a logistical issue such as tickets to a museum or an event you are given to do.
Great location and price is an elegant and ladylike.
Now for all of us is our home in Rome.

If we talk about bad service and scam this hotel is number one in its page describes a number of services and none of them work at the front desk informed me that the heating was working from 12 am to 4 am and that was centralized, when they reached the 12 the heat of the room, never came, at reception gave me another different information to the q had given before, the new era, q the heating is switched off at 12 am, totally out of place and makes no sense, removed the heating when there is a temperature of 12 degrees, an absurdity. At reception they could not provide a solution to the problem until q my husband and I put in difficulty the young q we attended, we ask for written confirmation of all the information that q had given us had no other to give us another room, which worked, then it is all a lie and scam, at the same time q we stayed a couple had been locked in the elevator, it is disgusting this hotel, the 4 stars not deserved. Before posting my comment I read several and they all say the same thing, I hope that others before you book read the comments and did not venture to stay.

Decent spacious rooms, but all paid amenities including breakfast minibar basic tea coffee and no appliances except a refridgerator. Overall good property to stay in and 5 kms away from vatican city Rome.

It is the second time I stay here and I must say that I have always found good. Nice, clean room and then in 2steps Milvian Bridge area that love would come back for sure.

My husband and I stayed here for two nights via Cosmos tours. The room was not ready on time so we had to wait in the lobby. They didn't even bother to come over and let us know when the room was ready. They gave us twin beds which were very hard and uncomfortable. We noticed some mildew in the bathroom. Room was very hot and opening the windows did not help. There is no fan and the air conditioner only turns on from 7 pm — midnight and when it did turn on, very little air came out. The walls are very thin so you can hear every little noise even the shower/running water from the neighboring room. Noisy outside. Have to pay for internet. Hotel is too far away from tourist attractions (bad tourist location). You can pick up the bus but it only goes to Vatican city. We were using cabs but became expensive, Front desk staff was not friendly, not very helpful, and barely spoke English which I was surprised since the hotel was booked via Cosmo's tours. In fact, when I tried to ask for a map at the front desk, the women was rude and did not speak any English (or at least she acted like she didn't speak English).

A cosmos tourist from USA, first timer. My first impression was great. Their rooms are very clean, toilet and amenities provided except no coffee in the room unlike other hotels we've been through in our tour. Floor is wooden and no smelly carpet. The open balcony from your room is awesome as you can smell the fresh air of Rome. I expect beautiful memories of Rome starting from our hotel. RE of San Diego, CA.

Certainly I would expect more to be a 4 star hotel. Just arrived we waited an hour to check in. The staff were not very organized and didn't seem to know how to handle all those people. The room was clean as was the bathroom. The location is good. The breakfast is nothing special. In short, not worth it in my opinion to be a 4 star hotel.

It is not worth going up there. Far from Center, breakfast is no longer desired, door card does not work never. For me there is nothing 4-star. Rather 2. I do not recommend to anyone. Ago 2 days returned from Rome experience at the hotel badly.

Bad tourist location, very noisy, tourist over all, you have to pay for every thing, the breakfast on the bar outside of the hotel is OK.

Thanks to the hotel, it has been one of my worst trips. Nobody spoke Spanish, being 4 star it seems to me that this ugly.
you put many services and none. They did us the room, not even toilet paper. Bath is encharcaba each time that we duchabamos, not working internet, breakfast was also to be desired.
the truth is that the District does not appear in any flat of Rome, or even that they give you with what was an Odyssey. At the end only 40 minutes to the Centre, tardabas thing which I think is very strong already in internet appeared as that was 4 kilometres from the Centre. The truth, not be that Center talked about them, I thought that it was the center of Rome.
the problem most important was that to earn a few euros did not do such blunder that we lost the plane of ida. Turns out that treated us like rats and in a car got us to 7 people, we went one over others and over having paid 60 euros that I guess and I hope that they were for a couple, but I think that was not so. Only to my companion and my us claimed, the rest were so free and as an alternative, since Rome was collapsed by a concert and there was no taxis. Another thing is that to get to more people, we they lied and said that tardabamos 20 minutes, when in reality it took 1 hour and in addition to that I first took to the other 4 to the concert, we arrived at the airport in 2 hours, when our plane is had gone.

Im from America and my first time to Italy with a Cosmos tour. My room was in the back. It was clean, warm, and cozy. It had everything you could want, even a acute little balcony with pleasant views. I loved it.
