5 Stars We spent 4 nights at the Relais Santa Maria.
The experience was great, lovely little hotel down a cobbled side street.
The rooms are decorated tastefully and to a high standard.
Continental breakfast served per floor so no over crowding, great choice of foods to get you started with your day.
Front of house staff extremely helpful and welcoming, explained the local area and best sites to see during our stay. The location for the main sites is fabulous. Approx 10 — 15 minute walk to the Colosseum. We walked everywhere and covered over 30 miles in 4 days, the only bus we did get was from the termini to the Vatican City, however we missed our stop and ended up walking back to where we needed to be. This all added to the adventure though. The eateries to the right of the entrance of the hotel are lovely (we did the Chinese and one of the pizzerias) A few minutes walk from Basillica Papale di Santa Maria Maggiore — I would strongly recommend you visit this church, the whole building is beautiful with stunning architecture, sculptures and paintings. Overall we would use this hotel as a base if we were to visit Rome again.

Friendly staff close location to Rome Termini comfortable and spacious room.

We had a very nice room, although small. Very good air conditioning, rather poor breakfast. Cleaning was good. All in all a good value for money in a central location.

A fantastic hotel in a great location. Only 5-10 min walk from Coloseum and lots of other historical sites. One of our favourite 'hidden gem' sites, Basilluca di Santa Pressade is literally 50m away! It's also close to a nice bar and restaurant La Forchetta D'oro, would highly recommend for cheap authentic Roman food! The rooms are spotless and a good size. Breakfast is continental with a good selection of meats, cheeses, parties etc. Coffee is great too. Leonardo on reception could not do enough for us, recommending places to go/eat etc. If we are in Rome again, we will definitely stay here.

My new wife and I spent our honeymoon here for 3 nights. What can I say, absolutely lovely hotel. Staff are very helpful and always have a smile on their face. The hotel is perfectly located if you wish to see the sights with only a 15-20 minute walk to the coliseum. We couldn't have asked for a more perfect hotel for our special honeymoon. Thank you to all the staff for everything.

Smallest shower ever! Seriously it's 2x2! Other than that it was a lovely hoyel. Oh except that the front desk turns off your air conditioning everyday andwe had to go down the the desk and tell them to turn it on Everytime we left and came back.

Room is ok. Bed is very comfy staff are very helpful, my shower however is ridiculously small. No good for tall/large people however this could be just my room, breakfast is very basic, just a few croissants and ham and cheese. Apart from that on a whole it is decent. Location is perfect with the hop on hop off bus situated a 2 minute walk away.

Very comfortable bed, in the morning we didn't want to get up. Friendly and helpful staff. The only flaw to fix the floor squeaking.

Clean, modern, just go to the coffee bar to the left of door for assistance and a great breakfast. Priced good. Close walk from station.

We had a fantastic 2 night stay here, the hotel is great and looks as good as in the photographs. The location was great for us, as we arrived to Roma Termini station so we could walk to the hotel, and there is plenty around the area and easy access to transport links. The staff were friendly and very helpful. Would definitely recommend.

Fantastic hotel, perfect location. Very quiet area still close enough to metro (line A and B), train station etc. But many sites are in walking distance. Very stylish hotel and spacious clean rooms. Man at the reception and all other staff are very friendly and helpful. When arrive you get a map and detailed info about how and where to go. Breakfast is more then fine, with lovely coffee. Would highly recommend and definitely stay here again!

The photos don't match with the booking website. Very small amd unorganized rooms. It is not a B&B. There is just an uncomfortable bed and no breakfast. Bathroom is not inside the room and the doors are so noisy. Also the only positive thing is that place is clean. No airconditioning just fan. I dont suggest that place.

Good stay would recommend, comfy beds and spacious rooms with a good atmosphere. Breakfast was mediocre in a very cramped area to eat. Overall it is a well situated hotel in the centre of Rome.

Room service lady opened the room door twice wihout our consentment while we were sleeping. I actually advised not to do in English and Italian but always manage to open it. That is the only flaw. Besides, everything else was perfect.

Very clean room, very friendly home (defend in Spanish), connections to go to other sites are very close and it is a very quiet place.
There is also a supermarket downstairs as well as cafeteria (which you get cheaper if you order breakfast at the B&B).
I would definitely repeat it.

Nice, clean rooms, equipped with air conditions. The bathroom was small, but clean and modern. Only thing is that we had to ask for toilet paper, shampoo and body shampoos as the cleaning girl "forgot" to renew them.

Good location, large apartment, pictures from booking side did not match inside at all. Chairs in the kitchen was all different types but on photo there were one set. Internet wasn't working for the first day we where there, worst of all — electric wasn't either, so couldn't even dry hair in the morning. TV was a bit smaller than one on the picture too.

Found this place on airbnb, it was ok. Good air conditioning, uncomfortable beds, nice view, great location, reasonable price.

Do not risk your money. I booked one room and they took money for that. When I came it was closed. Then even did not let me know. I had to arrange another accommodation. There Is not any communication from them about returning the money. There are plenty bb around so do not risk with this one.

Excellent B&B, in super Central area and well connected (5 min walk from the station), the welcome was great and the breakfast… to scream! :)

Great location. Clean and comfortable. Very nice, english speaking service. No air-con, which was a shame — because in hot summer fan is not enough.

I am very disappointed with this hotel, as the the owner did not respond to all my emails, I have booked one day to stay in this hotel and eventually I did not stay at all as the onwer did not respond to my messages and was not there to give me the keys of my room. He did not even left a message just to inform me how I will get to my room. However, he charged me for 55 eurw for not staying at this hotel neither one night. Thank you.

Staff is very available, friendly rooms are impeccable to that price I did not expect to find such good services and above all this about the coloseo and all the monuments more important of Rome, I recommend it.

This hostel is a total disgrace! They charged me 20 Euro for late arrival of 30 minutes when I arrived there at 7.30 PM. I told them I did not want to pay that extra fee because I have already notified them by email beforehand regarding my late arrival, in which they did not even replied/confirmed back to me. After arguing with the receptionist and asked him to call the manager, they still insisted it was my fault (by arriving 30 minutes late in the chaotic city without given any clear direction to the hostel from the train station) and still wanted to charge me 20 Euro. I reluctantly decided to pay and also threatened them that I will post a very bad review on the internet. The receptionist then behaved in a total disgrace and just asked me to leave the place. Just now I checked my bank account and they have charged 90 Euro even though I was asked to leave in a very disgusting way! I'm really furious with this. I will resolve this with my bank. Such a total disgrace! This hostel should not be in business.

Its nice to stay here, I like this place, nd everything. Every stuff the room the way they behave. Everyone need to stay here.

Evaluation? 0 I was in this B. B. Freguentato by prostitutes and only foreigners! Staff unpleasant and obnoxious, and other than the housekeeping did not even speak Italian… cleaning? The beauty that did not even clean, we reigned in the dust!
The morning impossible to sleep by the way go of the staff and the flapping of the entrance door, and the evening impossible to sleep for the prostitutes.! Can't watch TV because it's broken and noisy.
I recommend to all the major B. There are so many better and just as cheap.

Stay away from this place! My wife and I stayed at B&B Maggiore in January 2009 for three nights. It was a nightmare! There was no heating at night. We complained after the first night, but nothing changed. And in the last night, there was even no hot water! It was so cold that both of us got a bad cold and cough. My vacation was completely ruined. The room is spacious compared with other hotels, but it's a bit dusty as if no one has stayed in the room for a while. There was some problem with the shower drain. The water will overflow in about 3 minutes. You have to take your shower really quick. Our TV stopped working after the first night. We also complained but no one came to fix it.
