Only positive thing about this place is its location, near bus and train station. Other than that, it's not a great place to stay. No front desk at the property, you have to ck in and out at another hotel. The rooms are not well laid out and bathrooms are small and very difficult to fit in the shower. No view from the room, it looks into a very dirty courtyard. The refrigerator in the room did not keep anything cold and the noisy hot water heater in the room kept turning on and off making it uncomfortable to rest.
The location and the owners are awesome. The room was very clean and had the basic necessities (air con).

Reception was lovely, staff gets in touch with you prior your stay. Since it was my 1st time visiting Venice I found it helpful.
