There is not enough space, the toilet is generally small, but otherwise everything is fine, a lot of everything nearby, the area of san marco.

Pleasant staff. The price was the lowest (end of July) Good rooms, TV, air conditioning, fridge with drinks, tea, coffee in the room, all clean and tidy.
Breakfast is included and it's just super! A very large selection of everything, fruit, pastries, cheese, sausage, milk, tea, coffee and a bunch of everything.

We had a lovely stay at this hotel! The area outside is quiet and peaceful, with several nice restaurants located within sight. If you walk about 10 seconds away you get to the waterfront, and it's only about a 5 minute walk to St Mark's Square. The hotel itself is well air conditioned, modern, and clean. Couldn't have asked for a nicer place to stay in Venice.

Great location. Just far away enough for noisy crowds at night but close to everything. Amazing breakfast this is so important not to have to run around for food in the morning. Best AC we had in our three different hotels in our Italy tour. Very nice staff willing to help and assist. Great beds. Highly recommend to anyone traveling to Venice.

Nice room + bathroom team a fridge (adjusts the consumption at the start), a safe, d, an electric kettle for kfe and tea (free) impeccable bedding 2 twin beds.

First of all the hotel staff is amazingly nice and friendly, very energized and helpful. The check in process went smoothly and we got to check in into our rooms an hour before the official check in time. The hotel is just outside San Zaccaria station, so its a bit less touristy than the central area which is positive. The rooms are tidy and clean, the view wasn't that nice but you usually don't expect to have an amazing view in this price category. The most important thing for me was that the rooms have fresh and clean smell, because lots of hotels in Venice have this "old lady" smell because of the fabric on the walls than has been there for ages. Overall a very nice experience, there was nothing to complain about.

Hotel close to St Mark's Square. The owners and staff charming. The hotel is nice, quiet, clean and in accordance with the photos. The bedding is comfortable. The breakfast buffet is correct you will find small croissants, bread cereals, yoghurt and fresh fruit salad. The bathroom is a little small but the shower cubicle is great.
Arrived experienced of the trip, I thank and recommend this hotel which allowed me to rest as soon as possible in our room.

The hotel is very nice, very very clean, friendly staff, breakfast adequate and offers everything, the only thing missing would be tomatoes or cucumbers to the buffet!

The hotel is very well located. CA 3-4 minute walk from the nearest vaporetto stop, several good restaurants are within a radius of 500 m, San Marco Square is about 8-10 minutes away.
The hotel staff was very nice and accommodating. Some of them also speak German but English are all on it. The room was clean and well maintained but small. The shower cubicle in the bathroom was about 1, 5 m x 0, 5 m which is not exactly optimal for a larger person like me.
The breakfast buffet is rather small, would have expected a bit more than cooking ham, butter cheese, boiled eggs, cereal and cakes. You can live with it but with a longer stay it becomes boring.

For Venice the rooms are above average size. Excellent staff, great location & clean rooms. Staff Helped us booking local restaurant for meals. No noise in the hotel at all giving us a great night's sleep. Five minutes from St Marks square. 200 yards from water bus stop.

The hotel was 3 minutes away from the boat drop-off from the airport and 5 minutes away from Place St Marc. Really convenient and easy to find! The room was clean and peaceful, with a comfy bed. The breakfast is quite small but diverse. We met only 3 receptionists and they were really kind. Possibility to leave the luggages. I do not have any bad bullet points, I definitely recommend the hotel.

Have been staying there since last Thursday, February 8th. Hotel very quiet, not a noise disturbs your sleep, excellent bedding, cleanliness nothing to complain, free Wi-Fi, varied and copious breakfast, very friendly staff speaking French, TV with a French news channel (TV 24-channel number 241) Contrary to what was stated in a previous notice, location extra 2 minutes from a boat stop when you arrive from the airport and 3 minutes from St. Mark's Square, very reasonable rates (less than €100 per night) In conclusion an EXCELLENT report Quality/price. We will return!

Small but fine. Comfortable and clean.

The double bed room was smaller than we had expected and the bathroom was extremely tiny. Your legs would be under the sink when you use the bathroom. A large frame person would find it very uncomfortable. Otherwise, the room was clean and the hotel is a 10 min walk away from San Marco square. The staff was very friendly and helpfull. Our safe did not work. There was a kettle and some tea bags.

The lady at the front desk deserves much recognition as she made us feel most welcome, explained everything & was very efficient. Our room was lovely, romantic, clean & spacious enough. The breakfast was included & we enjoyed it daily. It was a terrific location as it was easy to get to everything we wanted to see!

Great place to stay for a couple of days. Old building with great facilities. The breakfast don't have many gluten free options (fruit, yogurt and corn flakes).

Cute little hotel just down a side street of the grand canal. Staff very helpful and great with advise. The rooms are quite small but fine for us. The have great air con, mini fridge, kettle and small flat screen TV. Our sink blocked and within ten mins they we up to sort it and fix it. The breakfast was just what you needed and consisted of, fresh fruits, yogurts, cossiants, breads, boiled eggs, coffee and juices. The hotel is right next to the Arsenale stop which is a great perk, everything else in the city is in walking distance. Great stay.

We started out badly but then they were very kind they moved us to room treated with all the honors. Good.

Two steps away from everything! and Nice.

Situated so close to the start of the Southern end of Grand Canal in a small side Calle (alley) we absolutely loved it's position and the fantastic welcoming staff. We had chosen and booked an Annex room (next door to reception area) as it was a last minute booking and not a lot of availability within our budget in the same area. However this room was just above a very small cafe/bar which had patrons to the early hours, 4am laughing and carrying on much louder than normal drinking patrons, beneath our room window. We had expected some noise being in a high tourist area and it's location but this was unreasonable. Also the room has a minute shower and for my very tall and very broad shouldered husband he was unable to turn around. After our first night we did mention to wonderful Paola about the noise she then spoke to the cafe owners and we heard no further noise for the rest of our stay :). Apparently after a certain hour the cafe's patrons should be inside to reduce the noise levels. We hope to go back for a longer stay and we will definitely stay here again however book into their newly renovated rooms in their central building which are larger and more accommodating. The Annexe building can though cater for larger families as it has a separate keyed entrance. Just a very short stroll to all of the major sights you would wish to see plus so conveniently located to the airport's water bus service stops.

Reasonably priced, clean & tidy hotel. Receptionist on arrival extremely friendly & enthusiastic, expected us by name which was a nice touch, and gave unbiased recommendations on travel cards and a map of the city. Room (107) was bright, clean and sufficiently spacious for the two of us. Views from the room were nothing to mention (back alley, 1st floor in venice is never going to amaze! ) but of course we spent as much time as possible out & about walking & aboard the water buses. Bathroom was a squeeze, particularly the door opening, and the toilet/bidet with a leg's space between them! Funny! Space in Venice is a premium — give them a break! Breakfast was a plentiful & fresh continental offering, more than enough to fuel up for the morning's meanderings. Fresh coffee & tea, juices, fruit, ham, boiled eggs, bread rolls, cheese, cereal, pastries, cake, yoghurts… All in all, a very pleasant place to stay. Location, less than a minute's stroll to the grand canal, and 10/15mins to St Mark's Square.

We stayed the night of 10/22/2015 Al Nuovo Teson, Hotel in great location, staff extremely courteous and helpful, room clean with, and very quiet, clean, and very diverse.
I would recommend without any doubt to my friends who were to go to Venice.

I had my reservations before arriving, I wasn't very convinced that this hotel was a good choice, but for our fortune host received us as who receives a relative, made us feel welcome, it provided care guidance and support, the place turned out to be perfect (well located, clean and comfortable). Huge thanks Marco for the attentions.

June 2014: 4 nights there: quiet hotel, very friendly staff, recently renovated, gepflegetes bathroom, decent breakfast. Nice restaurants nearby. Barely 3 minutes ' walk to the vaporetto investors 'Arsenal' or 5 minutes after San Marco/San Zaccaria. Recommended.

Great location (Central). Good staff. The room and bathroom were definitely not comfortable for many — too many details not manicured.

Very good location, very close to st marks helpful and polite staff, good breakfast, services etc, nice room with nice view to quiet courtyard close to good restaurants however NEEDS to get better air conditioning, makes all the difference and bathroom a bit small but not a big worry.
