I was searching for hotels near Venice as a destination for my Wife's birthday (3 day weekend), as we've never been before. Villa Tiziana came up, and the pictures showed it to be a quaint, "family owned" type of B&B that we always enjoy "discovering". We're not 'Ritz Carlton' types, preferring to stay in places that off the beaten track. The reviews seem to paint it in a positive light, so I took a chance. And came away pleasantly surprised and very impressed! The hotel is clean, well kept and maintained. The staff are all, without exception, polite, friendly, and happy. Stella deserves a special mention. She knows her customers, having had several years experience in the business, and greets you like you're a long time visitor. She took the time to find out what we were looking to do in Venice, and talked us through a map offering suggestions. It made our first time in Venice so much better, having someone who 'understood' us and what we wanted from our trip. The room (320) appeared to be the smallest of the terraced offerings, however it was perfect for us. The balcony, although small, still had room for a table and chairs and a deckchair with room left over! The bedroom was a reasonable size, plenty of room to walk around the bed, and a good size wardrobe. (though some some extra drawers for longer term guests would be a good idea) Bathroom was small. However, everything worked as it should, and the bedroom and bathroom were very clean and well maintained. As I said before, we not "Ritz Carlton" types. We just needed a well kept, clean, place to relax after long days of exploring. This was perfect. The breakfast room is on the ground floor overlooking the pedestrianized alley to the hotel (no noisy traffic right outside the window! ) as well stocked in the morning with standard continental fare. A lot of of it too! The gorgeous smell coming up the stairs every morning suggests that the rolls and pastries are made in house, and served hot. The sun trap on the side of the Villa is well furnished and comfortable. We found guests enjoying it day and evening as it is very pleasant. Small children will have a great fun chasing the lizards. Having said that, I'm not implying the area was noisy or used late into the night. Speaking of noise, you can quite literally hear a pin drop day or night. Waking up to the birds instead of leaf blowers or garbage collection is always a plus in my book. The Villa is a very peaceful place to relax, much appreciated after a day in Venice proper. Wifi coverage is good, even in on the balcony outside our room on the 3rd floor. Not particularly fast (about 8mb up and down), but effective enough for most needs Nearby amenities include a pharmacy at the end of the alley, and two small local shops a couple hundreds yards along the same street (turn left). If you turn right, there are a couple of restaurants (untried, though Stella recommended the Valentino), then the bus stop followed by local's type shops (fruit, another pharmacy, and a glorious little sandwich and ice cream shop). The Lido Beach is found by turning left out of the Villa, over the canal and just keep walking for perhaps 10 minutes. Near the water bus terminal there are several restaurants and shops, and the terminal is about a 15 minute walk, or 3 minute bus ride from the villa. Routes A and B run right along the road past the Villa. Worth noting is that the Villa Tiziana was taken over a couple of months ago, by the family that has owned Villa Stella (around the corner) since 1940. That Villa gets a solid 4.5 rating here on Trip Advisor, so you know this Villa will be in good hands. All in all, a great little place. Perfect for our needs.
