Guest opinions regarding the rooms are divided: some describe them as clean, renovated, and functional, while others complain about old furniture, worn-out finishes, and cramped spaces (especially in the attic rooms with low ceilings). There are complaints about very uncomfortable mattresses and a lack of blackout curtains, which allows sunlight to penetrate the room. A lack of kitchen utensils, such as frying pans, and a limited number of towels during long stays have also been noted.

The soundproofing in some rooms is rated as poor: conversations from neighbors above and the sound of moving chairs can be heard. Additionally, guests complain about noise from the pizzeria-restaurant located below the apartments, which resembles the sound of a compressor and is audible from 10:00 AM to 10:00 PM.

The situation with cleanliness is inconsistent. A number of guests characterize the apartments as very clean; however, others report widespread dirt, poor maintenance, and the presence of ants coming from under the baseboards. The absence of mosquito nets on the windows is also mentioned.

Some guests have encountered a serious problem with unpleasant odors. The windows in the bathrooms or bedrooms of some rooms face directly toward trash bins or sewage drains, resulting in an unbearable smell in the rooms. This forces guests to keep the windows closed even during extreme heat.

Reviews of the staff are contradictory. Some guests describe the owner and the hosting party (specifically Ms. Grazia) as very friendly and courteous. On the other hand, there is sharp criticism directed at the cleaner, Katia, who is described as rude and tactless for asking guests to leave their room at 8:30 AM and making complaints regarding the cleanliness of the bathroom bins.

The apartments are equipped with everything necessary for a basic stay, including a kitchen with an induction hob. Some rooms feature sunny terraces. However, guests note that the amenities can be Spartan, and in some cases, an oven is missing.
