If you're looking for a truly special place to stay, look no further than Sa Suites. Nick and Anja have poured their hearts and souls into transforming a beautiful old manor house into one of the most charming boutique hotels we've ever had the pleasure of staying in.
Every single detail has been thoughtfully considered — from the stunning interior design to the immaculately maintained outdoor spaces. It's clear that nothing was left to chance. The result is a place that feels both incredibly stylish and wonderfully warm.
The bar is an absolute highlight: expertly crafted cocktails in an atmosphere that makes you want to linger all evening. Breakfast and dinner were equally impressive — fresh, generous, and delicious. And the pool? Simply divine.
But what truly sets Sa Suites apart is the hospitality of Nick and Anja themselves. Their warmth and genuine care for their guests make you feel like you've been welcomed into the home of old friends.
And let's not forget Dante, their wonderful dog, who adds that final touch of charm and makes the whole experience feel even more like home.

A lovingly and tastefully restored Villa. Sa Suites is in a beautiful location with stunning views and surrounded by a large private park. There are many small villages nearby as well as the city of Lecce.
Our Valley room was spacious, beautifully decorated and pleasantly warm in the cold November. The interior design has taken into account all the needs of the guest, meeting the highest standards.
The owners of Sa Suites, Anja and Nick, greet you with a smile and make you feel very welcome. They are always ready to help and do everything they can to make you feel comfortable. Anja is a great cook and the shared dinners are definitely worth experiencing, you don't feel guest but like you are spending unforgettable moments with friends. And for those who want to enjoy an aperitif and digestif, Nick's Bar is the place to be.

We'd already seen on the Sa Suites website that this boutique hotel was special. However, it far exceeded our expectations! The chic villa is built on a hillside and features a private park with a driveway. It has eight bedrooms. After a meticulous renovation, the entire property has been finished and furnished to a very high standard. The owners, a charming and dedicated couple who truly go above and beyond to make your stay as pleasant as possible, complete the experience. Highly recommended for a stay in and around Lecce!

Seven nights with our group of 14 friends was truly a stay of a lifetime. We were celebrating a milestone birthday, traveling from California and wanted somewhere special in Italy. It certainly was special, it was amazing. It's hard to single out what was the best part of the stay, the suites/rooms, luxurious and peaceful. The patio or balcony with each room, gave us space to relax alone. The 1st/2nd floor balcony and bar area gave us gathering space to have fun together with games and drinks or have a planning session for the next day. The wine selection and advice from Nick was spot on and enjoyed. The meals prepared for us were the best we had while traveling for 22 days. They were also, the best value of the trip. We would comment the to each other how good dinner or lunch or breakfast was that day or the night before. Each of us had a favorite course or meal, and we would argue about what was the best, only to conclude there could be favorites, but all were outstanding. The bar service was attentive, creative, and refreshing. After a long day of touring, the pool was a welcome relief from the days heat and tours. The cabanas, and lounges poolside, along with the thoughtful service of Nick and Anja, made us feel like we had found our piece of paradise.
I had arranged a welcome reception for the group after a long day of traveling from our locations afar. Anja's suggestions were wonderful and appetizers were plentiful and delicious!

Staying at SA Suites was a mixed experience. The room was nice, with high ceilings and consistently good quality in all the details. The outdoor area is also attractive, although in some places it looks a bit unfinished. They have a lovely pool area, even though the pool itself was not cleaned one of the days we were there (so the water was cloudy) and therefore not very inviting to swim in.
Our main challenge was that the service was nowhere near what we expected. In recent years, we've stayed at several different Masseria and other comparable accommodations in Italy, and SA Suites clearly stood out in a negative way. It honestly seemed like they were a bit tired of having guests, and we found that sometimes they were a little curt in their communication and would disappear completely for a period in the middle of the day, every day during our stay.
They in no way deliver what is promised on their website. For example, there was only dinner available one out of the four days we were there, even though their website clearly states that dinner is served daily. We were also told that preparing dinner every day was too time-consuming and that they didn’t bother spending so much time shopping for and preparing food.
All in all, the impression they try to create on their website as a luxury venue does not match the reality or the price they charge.
I would strongly encourage anyone considering staying in Puglia to look for other options.

We had an amazing stay! The room was spotless, beautifully decorated, and the bed was incredibly comfortable — we haven’t slept that well in ages. The location is peaceful and scenic, perfect for a relaxing break.
But what truly made our stay special were Anja and Nick. They are the perfect hosts — warm, thoughtful, and always ready to help. You instantly feel welcome and taken care of.
We’ll absolutely be coming back!

Beautifully renovated villa in top european standarts in very quite place of Puglia. Very nice final touches in decorations. Perfect breakfast with tasty local products, large pool, nice landlords Nick and Anja. Large garden with many huge trees, tennis court AAAAA+++++

Incredible long weekend here! The place is modern, clean we felt extremely relaxed it was very peaceful. Anja and Nick who run the location was so friendly and made us and every guest feel like we were at home. Anja is an amazing cook too, delicious food. The area itself it’s surrounded by beautiful scene and trails to cycle or walk, so take some comfortable shoes. Getting a car is definitely recommended as you can go explore the cute cities and towns not far.
We would definitely come back!

From the moment we arrived at Sa Suites our 3 day stay was perfect. Nick and Anna are amazing hosts, making us feel welcome and pampered. The couple left a former comfortable life in Germany to take on the a “labour of love”. They transformed a 100 year old palazzo in southern Puglia in to a beautiful small hotel. It is tastefully renovated and decorated with attention to detail.
Our room was so comfortable — wonderful bed, lovely linens and amazing pillows. The marble bathroom was spacious with a big walk-in shower. The room is equipped with technical electrical fittings; bath fixtures are gorgeous copper.
We were invited to join our hosts for cocktails before moving to the dining room for delicious, beautifully presented, 4-course dinners. Anna is a creative and accomplished cook — we were so glad we opted for dinners there.
Breakfasts were delicious as well — continental with eggs if requested.
Nick and Anna are very good conversationalists — we very much enjoyed our visits. They treat guests with great care and affection.
We’ve stayed in many types of accommodation but Sa Suites is at the top of our list! We’ll recommend it to our friends who plan to travel to Puglia.

Add this amazing hotel to your bucket list. Wonderful owners who welcome you into their hotel. Tennis court is wonderful and it’s central to everything in the region.

We had a lovely week staying with Nick and Anya, enjoying their hospitality and comforts. We ate there all 7 nights as there were no other options nearby and we have grown to prefer this in recent years, rather than venturing out again after a long day. It was a good decision because Anya’s food was superb and I am pretty sure neither myself or my wife left anything. Indeed we probably had some dishes that we would not normally order. In short I felt the food was of the highest standard in terms of quality and certainly enough in quantity. The room was very comfortable, in this lovely quiet setting. The grounds and swimming pool were a delight. Unfortunately the weather let us down a little bit with some thunderstorms, but we explored most of the region including visiting the most eastern and southern points of Italy. A car is essential. Highlights were visiting the Trulli houses of Alberobello, Ostuni, Otranto, Castro and of course Lecce. We would definitely stay here again, if returning to the area. Nick and Anya have worked very hard to transform the property, creating a peaceful, tranquil setting and their company was a delight, and something we will miss.

What an immaculate and stunning place! The place is run by Nick and Anja in a 5-star Michelin manner! They are 110% service minded and their goal is to make your stay as comfortable as possible. They are both excellent hosts, Anja cooked us a personal vegetarian dinner in the evening which we enjoyed very much in the garden of the property. The rooms are huge, the beds are very comfy, the bathroom are very clean, the building is stunning and all in all we felt like VIP the second we arrived. What a find, I have travelled widely and this was quite simply the best. A little like staying with wealthy life long friends. The building is stunning, the decor sumptuous and the customer care impeccable. Anya cooks like a dream and Nick hosts well and pours drinks with an exacting and wide knowledge. We will be back and are looking into hosting our upcoming wedding there.

We had a truly memorable and pretty unique stay at this boutique hotel. Nick and Anja have converted a large property into an extremely impressive high end bnb/hotel.
They have created the best of both worlds — high end hotel with top quality rooms and design throughout, combined with personal service. Fantastic location — 15 mins to the wonderful lecce.

This is probably one of the best places we ever stayed in! Anja and Nick make you feel at home in the moment you step into this wonderful and stylish house. The rooms are spacious and cozy. The breakfast was outstanding. We also stayed for dinner and it was the best meal we had in our entire trip! Everything in this place is nothing more than perfect.
