Great overall, very good choice!
It's quiet, but at the same time close to whatever you might need, including the beach. We had a great time partying with friends, and it's also ideal for kids, safe with a pool etc. Very clean as well.

The villa is great if you want to party!
For families, better avoid it.
For the background, we were 3 families with little kids, and stayed there in mid-June 2022 for 5 nights and our experience was not so great — that's the reason for the average rating.
On the positive side, there is a big pool and a large grass area for kids to play, and the rooms are quite big.
Although the villa looks lovely, when you visit it actually seems neglected, as if they don't want to take care of it.
The water dispenser was broken, some of the house lights and bedside table lamps didn't work, pillowcases were missing, and a few more — hopefully, all these have been taken care of.
Something to point out here, which we found important — when we visited, there were a couple of places that were dangerous for kids.
For example, the outside air conditioner compartment was broken and rusty metallic spikes were coming out of it (that meant, that we couldn't use the air conditioner in the living room, and we had to keep the kids away from that outside area). It was fixed a few days after we arrived though.
By the way, if you haven't realised from the description, the villa provides nothing, not even salt.
Apart from these, we had a nice stay, but I wouldn't want to go there again with my family.
As I mentioned in the beginning, if you visit for partying, this villa will cover your needs.

We had an amazing stay at this beautiful villa in the heart of Protaras. The location is perfect—quiet and peaceful, yet just a 5-minute walk to everything you need. The villa itself is fantastic, with a stunning sea view, a private swimming pool, and a spacious grassy area with toys for the kids. The house was excellently equipped, making it a safe and enjoyable place for our family. The host was exceptional, ensuring we had everything we needed for a perfect vacation.
