Not bad in terms of value for money. Good location and 15 min walk to China town. The rooms are a little bit old but have everything you need. However it noise isolation is not fantastic and you can hear people in the room next door talking.

The experience was good :) The rooms were quiet and comforty. It's not 'luxurious' if that's what you're looking for, but it's definitely worthy to spend a night here. The toilets were okay, just clean and simple. 1GB of Wi-Fi was provided as well, it's fast though it disconnected sometimes. I will definitely consider living here if I am going to Adelaide again :)

Stayed here two nights. Everything was fine except for the window next to the head of the bed that looked into the hallway. The fluorescent lights stay on _all night_ and the curtain did a poor job of blocking them out.

Staff are friendly and helpful. Allowed me to check in early free of charge, which was much appreciated. The room was clean, tidy and spacious for my needs. Location wise, it is a 5 minutes walk away from Chinatown, where you get a good choice of eateries. It is also a 15 minutes walk from Rundle Mall, the main shopping street.

Great to arrive at a lovely clean room with clean linen. Helpful staff. I would recommend this to anyone staying in Adelaide.

It's a fair place to stay for a night or two. Would have been better if they served breakfast. You really need one when you wake up early morning. The best thing is you have food market or what they call restaurant lane close by at a walking distance! You have different food options — Chinese, Thai, Mexican, Malaysian, Indian, etc. The room was quite clean and the room service was really good. They also provided free Wi-Fi service but the speed was terrible so I had to use my own device.

James Kelly at the front desk was an amazing person to be greated by, such a great atmosphere created by this individual!

Location just on edge of centre. Rooms okay with small kitchenette in studios. Clean and comfortable. Main downside was no view — obscured windows with little natural light. Okay for a couple of nights. Staff very helpful.

Decent accommodation for the price. Cheap price for a clean and reasonably comfortable room. A little idiosyncratic; my room had no external window, but had a window looking out onto an internal light well. My room was in a different building, just around the corner from the reception. Read the fine print on your booking; some of the rooms only have stair access and are unserviced for the duration. Fresh towels and toiletries are available on request. Wi-Fi is expensive and limited.

Very nice place to stay especially when we had no place to go so basically this hotel is a life saver for us and thank you guys heaps hey love it.

Nothing positive unfortunately… Room that gives onto a hall lit 24/24 with no window to the outside. Hall noisy especially when the maids arrive at 8 a. M. With the vacuum cleaner. You also have a company because you hear very well the rooms nearby. Room aging with the good old neon lighting white. Seen some positive comments, there must be rooms that are correct and more quiet… I have not had this chance. Last precision, because obviously it still exists : the Wi-Fi is for a fee…

Spotlessly clean. Bright and airy rooms (and corridors). The staff made us feel like royalty! Really helpful. I highly recommend this hotel. 10 min walk to the market and China town. 15 min to city center. Laundry on site.

Good central location, fine if you'll be out all day, wouldn't recommend it if you need to stay in for most of your stay.

Great place to stay. Not too far of a walk from heaps of restaurants, China Town and the markets. Everything was clean and all staff were helpful and welcoming.

Our stay here was pleasant. The twin-bed room was clean and rather big — a kitchenette with sink, microwave and small fridge; mini dining table with 2 chairs; 2 single sofas; a huge wardrobe with hangers, iron and board, hair dryer and luggage stand to put up ur luggage off the carpet. Only thing I totally did not like was the very very weak water pressure from the shower. Took us longer to wash up as the water was flowing slowly (or dripping fast, depending on how u look at it…). For laundry u need to get a key from the counter and head to the laundry room located in another building across a small lane but it’s okay for us. There is a a small coffee place just 10m away (check opening hrs), or walk out to the corner off Grote St where there’s a gas station and Hungry Jacks (opens late). Else, the hotel is just 2 blocks from Chinatown (5-10mins walk), very close to tastier food. A few more steps will take u to Adelaide Central market and a Coles. Rundle mall is about 30 mins walk but u can take the free city connector bus (about 4-5 stops) or the tram (2 stops). Places typically close by 4, 5 pm. Chinese restaurants open evening till late.

Overall a great stay and is within walking distance to the Adelaide Central Markets. Felt the rooms were quite dark because there is limited light coming in from the windows. Also the entrance is not that easy to find from the street and we were driving around a bit trying to find this place.

Pros: Excellent service, friendly staff, clean rooms Cons: Noisy area, exposed plumbing in bathroom (pipe dripping into hole in floor), rooms quite dated with a lot of minor damage, cutlery/plates old and quite scratched. Only stay here if you are looking to save money while still staying in the city.

I've stayed here a few times now. It's perfect for a short stay and is close to Rundle Mall and lots of restaurants. It's also a short drive to the airport.

Affordable, clean, friendly and close to the city centre. I would highly recommend anyone visiting Adelaide to stay at BreakFree Directors Studio. The price was fantastic and the room was everything I could have wanted. My experience staying here excelled my expectations and I will definitely be staying here again next time I visit Adelaide. The room was quiet, the bed was comfortable and the location was great.

This place I lived so far is ok, budget room, this place recommend for people live here for really short time, walking 30 mins to CBD, but few minutes to many Asian food and Coles, and Chinatown, there is no many people in the street, no idea is safe if back to really late at night, no microwave, but basically has air conditioning, window and fridge etc, reception service is ok. They charge deposit $100, I don't know why need this, hotel price is not cheap $76 a night which compare to Sydney hotel, yet Sydney include breakfast buffet, and close to harbour bridge, here just close to road with no meal include, and no room service for cleaning, it is bit confusing for their service too. Cause sometimes they cleanning room.

We stayed here in June. From the amazing staff service for food, entertainment, maps and public transportation they were amazing. Even greeting my son daily on how his icehockey was going. I chose unserviced to save money and politely my bins were still emptied. Very clean studio equipt with everything you needed including teatowel, detergent and salt and pepper along with cutlery, microwave bowl and decent knife! Fridge and microwave were very clean and efficient too. Great Aircon, accessible window, neat 1/2 tub. Would stay here again and again! There was a little noise from the bar next door but very light considering you are in the heart of the city next to trams, china town and supermarkets. aaaaaaaaaaa+++++++

Location is good but a little out from city central. Rooms are small but have what you need. No elevator for the budget rooms.

Clean rooms, cheap rates. A little removed from most of what Adelaide has to offer but a very comfortable and affordable hotel. Some of the reviews are a little harsh based on my experience at this hotel so I wouldn't pay too much attention to the overly negative reviews.

After a long and emotional day yesterday 6th January, my flight out from adelaide got cancelled so jetstar had to put me up in a hotel for a night. As it was an unexpected detour I must say I didnt find one thing to complain about. The room was great. The aircon was already turned on so I was welcomed with a nice cool room compared to the sticky heat outside. Just wanted the thank the lady at the reception desk. I didnt get her name. She was thrown in off the deep end when a quarter of my flight got sent to this hotel. She didnt deserve the rudeness of a few of the people that were there. She was doing her best with the situation at hand. She did great considering she was in training and by herself. I will definitely be back at some stage and will recommend this place to friends and family.

Booking was everything and more than I expected. Close to China Town and Victoria Square and easy walking to Convention Centre. Open 24 hours. Staff absolutely awesome and friendly. Had option for late check out but didn't need. Onsite parking. Very clean and tidy. Quite. … Definitely be back.

Booked this for a quiet night in town for last night. First of all I have to say the staff are great. But that's where it ended for us. Due to kareoke bar next door, drunken football revellers making noise in the corridors and one floor above us as well as groups of people out the front shouting and talking until 4.30 am we got very little rest. Room was OK, bathroom dated and shower (shared with bath) was very slippery. Will not be back any time soon… : (

The room was nice, comfy and felt welcomed upon arrival. The downside was that, the studios we got during our stay don't have any window, so we will need to leave the air conditioning on or else it will get stuffy.

This hotel can be a very good base for exploring Adelaide for a short time. The location is convenient and all basic facilities (microwave, second sink, plates, etc) are there. The rate is very good for all that. I would have rated much higher if we hadn't experienced the following 3 things. The first was that they put us in a room without any windows through which we could see outside. Our window was facing that of the next room and a brick wall (part of own building). The second was that I booked 5 nights choosing the “non-daily service” option without realizing that that meant “no rubbish removal” and “no replacement of consumables” for our entire stay of 5 nights! In all of “not serviced daily” establishments we have stayed before, room cleaning was carried out every 3rd or 4th night and they were happy to collect rubbish every day but that does not apply here! After the third night, we asked a cleaning lady for a new tube of shower gel and a rubbish bag, she did give them to me in the end but I had to listen to her lecture that I shouldn’t be asking for those because I chose “non-daily service option”! Are we meant to bring our own soap and rubbish bags if we choose to be environmentally friendly? If so, why don’t you say so at the time of booking! The third was inefficiency of one particular reception lady (others were at least more friendly). At the check-in, I asked for a second key to the room.

Lack of power points for mobile and devices. Room very dated but the staff are great. No lift so only good for light travellers.

Far better than I expected, the staff went out of their way to make out stay an enjoyable one. One word of caution to anyone who drives a vehicle over 2 meters high, DO not attempt to take it into the parking area. The staff are not responsible for your stupidity, nor should the management be expected to pay for damages accrued by your ignorance. Many thanks, when in Adelaide will definitely stay with you again.

Found blood splatter on a pillow on arrival in a studio room closet. And the bedsheets didn't look like it's been changed. So disgusting.

Our overnight stay was very enjoyable. Room was very tidy and clean, albeit little outdated.

Cheap and cheerful, when all you need is somewhere to rest before going out and hitting the town again the next day. Upon arrival I was a little thrown due to reception being in a separate building to the rooms, luckily upon approaching the reception desk again they had forgotten to give me a map. Rooms were clean and comfortable and had all the things one needs, including airconditiong and the ability to change it yourself! Wi-Fi is available in room, but it's not free so you're usually better off tethering from your own phone. Location is on the edge of the CBD, close to Chinatown (and Coles at the Markets) and restaurants along Gouger Street. Walking to the CBD for shopping is possible, but probably not the best thing to do with an arm full of shopping afterwards. If you're looking for somewhere to say that's not a hostel or backpackers and aren't fussy, I'd think about staying here again.

I haven't stayed there but I would like to share my experience of the company with you. I overlooked a booking I have made for xmas/new years. I had to return to Australia urgently in early November and completely forgot the booking I had made. The company debited my credit card and that was what alerted me. I questioned the entry with my bank still not remembering my booking. When I realised the error I explained the situation to Breakfree and they refunded the amount of $2500 less a small cancellation fee. If this is how they do business and treat people they don't know I can only say I am looking forward to staying with them in Jan when we go home. Congratulations Breakfree on your generosity of spirit. Its nice to fi nd a business that has a moral compass. Will certainly make sure I let everyone knows … Merry Xmas.

Good location. Meals downstairs. Stayed here several times. There was a punch up while we were there but this is unusual.

Small rooms, but the service, food, prices and location are great.

I rang to book but changed my mind when the person who answered was unfriendly and quite rude! I felt like I was interupting her. Not a great start.
