Please avoid this place. It is dirty and very low maintained. Room was bloody hot when we go inside and there was only very small table fan for whole family room.

Broken toilet, dirty stained carpets, leaking shower cubicle and cobwebs. Room very run down definitely in need of repainting and updating although bedding was clean. Staff friendly enough but you would not have necessarily known they were staff due to their cleanliness and dress. Nice wall in garden though. Wouldn’t recommend staying there.

We booked a night here but chose to cancel but they still took the amount from our bank. When we called to see why that had happened we was greeted by a member of staff with the worst possible customer service we have ever come across. He was rude and extremely unhelpful. Avoid this place.

Truly dreadful worst costimer service I have ever come across, filthy and has stolen money from my account AVOID AVOID AVOID.

The staff were friendly, that's were the good things end. The place is filthy. I'll remember this place for all the wrong reasons.

Basic and not of a good standard.

Such a beautiful building with alot of potential but our basic room was absolutley filthy. Down the side of the bed behind the bedside table was covered in mould/damp, thick layers of dust which musnt of been cleaned in months behind the radiator and around pipes on the bottom. When we first arrived there was nuts on the floor which shows the room has NOT been hoovered eventhough we had to come back at 4 to check in! The bottom of the bed was covered in black hair which neither of us have and hadn't even been on the bed at this point. Unable to open windows to ventilate the room and when we became too cold the radiator didn't even work. My partner on more than one occasion was nearly locked in the bathroom and had to forcefully push the door to get out. This room is defintley not value for money and I would personally avoid at all costs, I have came away feeling disgusting and have not stopped itching since. Would be posting 0 stars but that is not an option.

Needs a bit of redecoration and double glazing as road very loud at front. However, was clean and the service was very friendly and personal. Only a 10 minute walk from the town centre and train station. However free parking limited and you do have to drive through a narrow entrance, Wi-Fi very good.

So, was a bit put off at first given the number of reviews with bad opinions. I'm not sure what people are expecting. Yes it's not 5 stars and doesn't pretend to be, but it's clean, friendly and cheap! On suite was cramped, literally an inch from wall and toilet so taking a dump was hard, but, manageable. All in all good, free parking too which is nice.

Vile. Please avoid this place at all measures. Never have I experienced somewhere so dirty and unclean. Stains on bed sheets, pubes on pillowcases. Snots on walls. Showerheads full of limescale, and I mean FULL. Looked as though the water came directly from mother shiptons cave! Kettles full of limescale. Bathroom full of muck and dirt. If you were brave enough to dare the shower they didnt work and would scald you. Rooms full of dust and cobwebs and flea ridden. So dirty, dont know how this place is allowed to trade! There has been several reviews input by other guests where staff have contacted them threatening to have these taken down. Why? This is an honest review and people need to be aware of the health hazzards of staying in such a disgusting place. I would have rated zero stars but unable to. The building itself has so much potential in the right peoples hands however is unloved and cared for by current owners and staff.

I don't no where to start here. But please avoid this place. It's definitely not a 3 star we went for a hen night and it totally spoilt our time with how dirty this place is at one point I asked for the cleaning products to clean the room my self lovely building could be so much better if they just put some money in to the place. There was stains on the duvet Limekiln on the shower head the shower didn't even work. Just needs a good gutting.

Big disappointment! Friendly staff but dirty. Housekeeping leaves much to be desired.

An Accomodation which is nicely situated for a visitor to York. The rooms fulfil their purpose and are nicely located. The breakfast, which is either the moderately priced Continental Breakfast or the reasonably priced English Breakfast (which includes all of the Continental Breakfast if required) are served as an extra and gives the Client the choice of how to price his/her visit.

Room was poor quality, too hot and very difficult to open and close the door. Also the office was next to our room and we were woken at 6am by a gentleman talking very loudly outside our room. Would not recommend this hotel, overpriced and just not nice.

Nice place needs a little updating.

Electrics had not been tested for several years and sparks were coming off the plugs, there was a hand book in our room stating were the fire exits were but also saying it was unsafe and could not be used. There was other guests walking out whilst we were there saying how disgusting it was. Would not recommend staying here, it should be shut down.

This place is far from perfect but the staff were friendly and I had everything I need. There are negative reviews on here but for the price you pay you get what you pay for. Clean sheets, tea and coffee. People probably have high expectations but forget they've paid rock bottom prices.

Absolutely disgusting! Filthy rooms, beds have dirty sheets the room is the size of a box room filthy toilets and shower, how these are still trading with a 7 year old website is beyond me.

Decent hotel. Could use some renovations and new paint but staff was friendly. Towels and toiletries provided.

The place is OK but the staff was very friendly, the building is very impressive too. Breakfast is reasonable but I would skip the English breakfast next time, it doesn't add much.

Booked this B&B for 2nights, when we arrived we walked in and the garden was a mess with rubble and entrance was dusty smelt and dark. A member of staff came to us that was very scruffy. We left as we couldnt stay there, after talking to some people they said it had been on tele for being a b&b from hell.

This place doesn't reflect the pictures in anyway, it's over priced and very run down. We had a broken shower head, creaky beds and the room was generally dirty with numerous hairs apparent. Do not stay here!

Not clean enough no matter the price. It's not expensive to vacuum under beds and clean bathroom properly. Woke up with big spider on my arm. Might have come from under bed or through window. They need flywire on windows as we needed them open because of no air con. Door handle fell off and I had to break us out of the room. I was then asked if id broken the door trying to get out! No I did not and I was more concerned about being locked in there with no phone to call reception! I guess the staff did do the best possible though and gave us discount as compensation. Also site photos are misleading, more than usual. Needs to be said that it's rather basic, a bit rough and old. Its not a complete dump though. If you don't mind the above, it is one of the cheapest in York.

Stayed here a couple of years ago, and found it ok, well positioned near the city centre, clean with decent breakfast and polite enough staff. This time round there was a marked improvement, the staff we saw seemed better dressed, much more friendly and extremely helpful. Breakfast seemed more varied and better prepared (although no longer included in the base price) and there was more storage and better decor in the rooms. Would recommend it as a cheap and cheerful place who's staff really make it, have stayed in much more expensive and higher rated places and not felt as much at home as I was made to feel here. Very good stay indeed.

Was looking forward to a pleasant weekend in York with my husband. This was marred by the condition of the room in the hotel. It was very dusty with cobwebs hanging from the ceiling. The shower door came off in my hand which was amusing at the time, however when my husband had spent over £150 for a 2 night stay it was very dissappointing, and to think we had paid for an upgrade! I dread to think what the basic rooms were like. We therefore chose not to have breakfast in the hotel dining room, since we were concerned about the cleanliness of the kitchen. We have been staying in York for 27yrs and have never experienced this level of service before. We will not be staying in this hotel again.

We stayed here for two nights with our three children. Family room was a good size but very basic. The room was not clean and the traffic noise out side was loud. The decorative state of the house which I saw was very very poor. The full english breakfast was not good value for money. When I complaned when I checked out the hotel employee was quite rude with me. I will not be returning to this B and B. Not good value for money.

We were asked to pay up front for our stay when we arrived at the hotel which we have never been asked to do before anywhere else. The staff were initially very helpful and friendly but when we complained about the poor cleanliness (the bathroom had stale urine and dried faeces on the toilet seat and stained urine on the floor) they seemed to become irritated by us. They did attempt to clean the toilet with a dirty cloth and spray cleaner but the stains were still there and we cleaned it off ourselves with some wipes. The breakfast was meagre and poorly presented. One of the hotel staff was staying in the room next to us and was very loud until gone midnight opening and closing the door and people giggling and talking very loudly. We were woken up several times. When we asked if we could speak personally to the owner about our problems, we were told he hardly ever comes in and we would have to just see if he was around when we were, which of course, never happened! We were very disapointed with the hotel and would not stay there again or recommend it to anyone else. . When asked to be quiet he was very rude and disrespectful to us. We were very disapointed with our stay because it was for a birthday get away. The hotel was in a good location however. We will never stay there again and would not recommend it to anyone.
