Lovely b and b. Great value for money.

We stayed just the one night to attend a family party. The room was clean and comfortable, the breakfast was delicious, freshly cooked to order and the service was warm and friendly… would stay again and highly recommend. Great value for money!

Hurrah for having a clean, comfortable, single room that's bigger than many I've stayed in. Rutland is conveniently placed for beach (opposite) and public transport links (TK Max too). It's run efficiently and kindly by a good, helpful couple.

Conveniently situated, welcoming, and comfortable, spotlessly clean bedroom plus VG breakfast.

A bit over priced for what you get mines was a single room single bed and shared bathroom for just umder £50 nice staff tho and clean… bad point you can hear next door and if they snore loud well theres nothing you can do.

Excellent breakfast. Interesting building. Rooms were clean and comfortable. We will be visiting there again.

Me and my partner stayed for two nights at this gorgeous guest house. Our room was really comfortable and the breakfasts are amazing! Would most definitely recommend.

Made to feel welcome by thoughtful owners who offered great local eating and entertainment suggestions for our family (children 7 and 4). Family Room was a good size, clean and well presented with lovely sea view across grassy square (photo taken in evening on a rainy day). Bathroom was clean and spacious. Good water pressure from shower. Breakfast was very tasty, freshly cooked, good choice and catered for my son's gluten free need. Would happily choose to stay there again.

Lovely building with comfortable, clean & well appointed room. The Rutland is situated on the main coast road in St Leonard's on Sea with many of the rooms having sea views. The owners were welcoming and helpful. The breakfast was great with coffee, juice, cereal & cooked option. Verdict, good value accommodation and I would definitely stay again.

Wonderful location, immaculate location and decor, friendly hosts and a nice pub down the road. One of the best guest houses we've stayed in.

Excellent facilities, friendly staff and a joy to stay at.

Nice, clean rooms, breakfast — whether English or continental — is rich, tea, coffee, water or orange juice is also always present. Very nice owner-couple that has designed 1 stay very pleasant for me in 2010. I felt a little like home.
