Kimcraigan B&B Bed and Breakfast

I’ve had extraordinary time by the Loch Ness, Kim & Andy made it very special! Fabulous and very helpful hosts. Kim’s breakfast queen, don’t think I’ve ever had a tastier fry up in my life! Great location & easy access to the bus stop if you coming without a car. The Lochend beach just around the corner, unforgettable views and peaceful surroundings. Room was spacious, very clean, hospitality tray spot on, couldn’t ask for more. Lake view from the window and the terrace — breathtaking, theres no better place to start off the day with a hot cuppa before Nessie hunt. Definitely will be back! Truly recommend!

We stayed for two nights. The location is ideal. Close to Inverness for convenience and right on the bank of the Loch. The view from our room was breathtaking. Lovely welcome. Clean, well appointed, nicely decorated place. The room was pretty and very comfortable. Generous tea and coffee facilities. The breakfast was lovely, cereals, fresh fruit as well as the traditional cooked fare. Good fresh coffee too. Our hostess was welcoming and very accomodating, going out of her way to facilitate our early start on the second morning. Cannot recommend highly enough!

Amazing location, beautiful and spacious room wirh a great view. Lovely breakfast. Lovely smell everywhere in this beautiful house. Kim was a lovely host (hope you get better soon! ). Highly recommended.

We have just returned from Scotland, we stayed here Kimcraigan B&B it was outstanding, spotlessly clean, our room looked out straight onto Loch Ness, what a view, our hosts were very friendly and helpful obviously with lots of knowledge, Breakfast started with cereals, yoghurts, fresh fruit salad, followed by full cooked breakfast, served piping hot on hot plates, followed by lots of assorted toasts and preserves, and lots of freshly made tea or coffee, sitting in the dining room you look out on the Loch, you can use an area outside to sit if you want to watch the boats, which I can recommend a trip on Jacobite it’s two hours very enjoyable and from the guest house not even five minutes by car. Staying here made our break away so enjoyable, You have TV in the room and tea and coffee facilities with biscuits so you can make a hot drink and watch TV before bed, the bed was lovely and comfy with lovely white cotton bedding, I must also say the decoration is very tastefully we loved it.

Absolutely superb hosts. Kim goes above and beyond to make you feel at home. The family room that we stay in, is spotless and very spacious. I have stayed with my daughter Abbie twice now and would have liked to stay again last year but plans changed due to covid. Would never stay anywhere else when visiting the area and in fact are planning our NC500 trip to start and finish at Kimcraigan.

Firstly let me apologise, I should have written this 3/4 years ago. At Kimcraigan b&b you get the most warmest of welcomes. The Owner went above and beyond for me and my partner when we stayed for a long weekend. Even noticing that we were into photography and birds. The house and the grounds are just simply beautiful. The breakfasts we had were amazing. Overall an extremely wonderful positive memorable stay. I would highly recommend this b&b and when things have calmed down we are hoping to be back for another long weekend, the first visit we haven't forgotten. Thank you.

My Husband and myself stayed at the KimCraigan B&B for 2 nights, as never stayed at a B&B before we didn’t know what to expect, we needn’t of worried, a beautiful home with stunning views of lochness, Kim was an excellent Host very informative and couldn’t do enough for us.
The room was lovely and spacious and very clean, The walk in Shower was a Bonus.
The Breakfast was Excellent with lots of choice from cereal, fruit yoghurt to a full English, we couldn’t fault anything about our stay, would Highly Recommend KimCraigan B&B.

This B&B has everything needed for a nice getaway in the Highlands. A fabulous location on Loch Ness with beautiful views, especially in the morning. Not far from many of the attractions. Plenty of choice for breakfast. Pretty room with a comfortable bed. Kim and her husband were wonderful and helpful hosts. Highly recommend!

This place is just stunning and Kim who runs it just made our stay even better so homely and friendly but the scenery is 2nd to none I would defo recommend and we will defo be back!

Great B&B, thoughtful hosts. Great breakfast, large rooms. Large garden with seatings overviewing Loch Ness.

We had two rooms, one for the kids (teenagers) and one for us. Rooms are super clean, comfy beds, good shades on the windows, amazing views to Loch Ness, adorable host and the best breakfast ever. What else can you ask?

I loved our stay at Kimcraigan! The view is gorgeous, the house is cosy, room was suoer clean and bed so so comfy! Location is perfect too, whether you want to explore Loch Ness of go to the city. The owner was lovely! We even got a fresh cooked breakfast! Deffinatly recommend!

We've stayed here all the way in 2009 and I still remember the warmth of this place. Even though it was a blind pick (last minute getaway) I couldn't have picked a better place. Clean, lovely views and an amazing family xx.

Simply stunning! From the loch views down to the rooms everything about this B&B is magnificent. The owners couldn't have been nicer and the breakfast was fantastic. I would use the Kimcraigan before any hotel in the area and there is a lovely little restaurant a few minutes up the road towards Inverness.
