Great place. Good ppl. Nice digs.

I booked this hotel to spend a weekend with my mother. Unfortunately, the flight was cancelled due to bad weather. We were charged the full amount, one hour after cancellation. When asked, we were served up various confusing explanations. Zero, zero customer service. We will not get the amount back. For me highly incomprehensible as the accommodation was certainly glad to have free rooms available for stranded guests.
Have then stayed there for the sake of the hotel a week later; also this was very disappointing: older rooms, extremely small bathrooms, staff was not competent (always had to ask everything which was quite difficult since the owner was never in the house) and also the reception was not there several times a day. Just a sign 'are back in 10 minutes'. When were those 10 minutes? In any case, we waited 2x over 20 minutes. I am convinced that there are many better hotels for this price. Never again!

Poorly maintained. Nothing to do with the expected standing when you see the façade. The toilets are decrepits. You can feel the tinkering.

Pleasant room, very clean with good facilities, however was very disappointed with dated bathroom which didnt look like any photos posted on website. Squeeky floorboards throughtout. Soundproofing in bedrooms non existent could hear gentleman in bedroom nextdoor snoring and ladies in another bedroom talking. Was not made aware of renovation work being done. Strong smell of paint. Would not stay here again.

Very friendly staff. Clean room, about 1km from the tram and rail station at Hayfield. Got to say I'm impressed. Also has good internet Wi-Fi. The bathroom is clean and function not massive but you get what you Pay for. The room is warm and the bed is comfy. The only bad bit that's not even that bad is the parking. It's first come first searved there is eight spaces. I think you can park on the road outside the hotel but I've not had to look into that yet. So I give this a big thumbs up. It's mint.

Convenient location in a quiet location 15 minutes walk to the City. Place is clean, beds are comfortable. Staff are very helpful.

Great breakfast. Friendly hosts. Free parking. Reception limited hours but provision made outside those hours, as advised on booking. Overall cheap and cheerful.

Cozy place. If you like the corporate feeling of a hotel chain, you probably won't like this place. If you want a small place where you can chat with the managers, get tips on where to go, how to use the busses, etc. Then this is a nice place. There is a bus stop right out front, but you can also park right in front of the building in a small parking lot. (A small car would fit best. )

Excellent location close to Edinburgh city center. The staff were very friendly and helpful making sure we were comfortable and 'at home' during our stay.

Staff are rude. Breakfast is cheap and took 40 mins to get a small plate of burnt food. They charge extra for everything. The new owners are desperate for 'great feedback' but they're money grabbers who made the worst investment decision when buying the hotel.

Disgusting. Needs desperate renovation, walls are dirty and stained. Breakfast is so cheap and meat is out of date. Mould growing. Staff are incredibly rude. Do not visit, you will be very disappointed and insulted by the staff.

I had an extremely unpleasant experience with this hotel. The staff was rude, unhelpful and lied to me outright. There might be other staff there that are good, but the manager is just out to rip people off. Beware!
