Beautiful, spacious, super clean apartments in the best location! Would recommend staying here to anyone coming to Edinburgh!

The staff were very friendly, professional and nothing too much trouble for them. They provided a dog bed and bowl for our dog and allowed us to check in early.
When I made the booking I informed them we were bringing our dog and immediately got an email back with a list of local dog friendly pubs, restaurants and cafes which I thought was very sweet of them. We did go to le petite cafe which was amazing! The apartment was a quiet one which I chose and it was very quiet indeed. The beds are so comfortable and our one bedroom apartment was so much bigger than the photos look online we were pleasantly surprised. The living room and dining area is so spacious, kitchen has everything you need and we were so lucky to have two bathrooms, one with shower and ensuite with bath and shower. Huge wardrobes, washing machine and iron all there too. The location is Absolutely perfect, 2 min walk from station and across the road from Calton hill. The price is so good for what you get, I only live half an hour away in falkirk so will definitely be back and will definitely recommend. Thank you so much.

Was here on Saturday, was an amazing little find. Terrace would be stunning if it was finished but enjoyed the view the same. Bed was well comfy everything clean and great to get a proper pint of milk instead of little uht tub rubbish, reception staff was great and friendly definitely recommend and will be back thanks.

My wife and I had the pleasure of staying in this wonderful hotel, the reception staff were very welcoming and helpful, the location is spot on we have stayed in a few of Edinburgh hotels in the last few years (Balmoral, witchery and the Bonham) this place is an absolute gem and comparable in customer service, I would most certainly recommend and will be back, it's also pet friendly.

We stayed in an apartment at Princes Street Suites for three days stay in Edinburgh. The apartment was very nice and suited us fine (5 persons), as it allowed us to talk in the evening in a way that is difficult when staying in ordinary hotel rooms. The location is very good, close to Princes Street — with all the big shops — and pretty close to the old city with its atmosphere and the castle. The apartment have a small kitchen with a fridge so it is easy to make breakfast and other light meals. To get 5 stars? The hot water supply should work all day…

Great location at the end of Princes Street and 5 minutes walk from the station. Suite was a good size with a proper kitchen. Bed very comfy but a bit small. Spotlessly clean.

Me and my partner stayed here for one night in June in a 1 bedroom apartment. Managed to get an excellent deal on this (much cheaper than most hotel rooms in Edinburgh at the time). The place was massive! Comprised of a living room/kitchen combo with all utilities, free view TV, comfy couches, dining table, dimmer lights and received local information. The bedroom was separate and was very cosy and clean. It is located in a great area, not far from the main retail area and right beside Waverley Station. As they are self serviced apartments, breakfast is not included, however you can buy groceries from the reception area (I'd imagine that also includes cereal etc) but the apartment has the facilities to make a cooked breakfast. We decided to just go to a local Wetherspoons though. Wish we could of stayed longer but the next night was working out too expensive. Would definitely return to these suites in the future.

The flat is big overall, and so does the two bed room as well. Enough space for you cook, dining, play games in the main living area. Nothing too fancy just a typical apartment decorated in modern style. The electricity water boiler is a bit too small, and we end up have to buy a bottle of water as well for enough cold drinking water supply. The room and the washroom are clean. The location isn't exactly at the city center but it roughly just 10min of walk, and where also enjoy the sunlight of Edinburgh.

I am a simple person. My wife and I go online and pick what fits our needs. This location is great, trains/buses/taxis and the Royal Mile. This is a nice cozy apartment. I am happy!

Impressive. Apartment of about 110m2 for 4-8 people per 100 thy peak (in March). With washer-dryer, dishwasher (which puts you the service if you leave the dishes in the pile). I only have the catch that the apartment was in first basement (in Edinburgh it happens because there are like two city heights and the buildings have levels up and down) and there were also about 5 or 6 steps on the floor to access the apartment… Very irritating every time you walk in and leave if you go with 2-year-old girl and cart… I mentioned it and they couldn't fix it. At the height of Edinburgh. Highly recommended.

Expected just a small studio suite, but ended up with a huge suite, two bedrooms with en suite, living room and separate kitchen. For the princely sum of £50 a night this was a bargain for a city centre location.

Not too bad. Was borderline 4. A little old and a little bit musty. But a massive space and really comfortable. The beds were totally amazing.

Stayed with relatives over Hogmanay in this beautiful 3 bedroom apartment. Close to all Edinburgh has to offer. The apartment was exactly as the website pics — fabulous! We were able to see the fireworks in Holyrood Park on 30th from one of the bedroom windows then the fireworks on New Years eve from the lounge room window. Some of the family braved the cold weather to watch from the rooftop. Staff were welcoming and helpful. Would definitely recommend.

A home away from home in Edinburgh. Surprisingly great location near the trains. Lots of convenience store and restaurants around. Great base for your city tour. Huge apartments, clean, well kept and staff very nice. Great for groups and families.

Amazing from start to finish, we stayed here back in February with friends and then again mid October for our daughters birthday. Frances, Reception Manager delivered the best customer service that we have received in a long time from any hotel/apartment accommodation. We stayed in a 2 bed in Feb and this time we were given a 3 bed, stunning and with loads of space. Spotlessly clean, fantastic views and there isn't anything that you could need that the front of house staff can't supply or point you in the direction of. We honestly didn't want to leave and are now planning our next stay with friends in December. Frances you're a legend and we can't wait to return soon. Thanks again for everything and for making our daughters birthday even more special.

Stayed here for a hen weekend in June 2017. The apartments are lovely, 6 of us stayed in the penthouse which was great. The rooms are all quite large with amazing views over edinburgh city. We also went up to the roof terrace for a little while which is fab! Rooms clean and of a very high standard.

Great location is probably best attribute. Elevator is very small and slow. Nice roof top terrace with good views but no ammeneties. Most of the staff were very nice except one lady but everyone else very nice. All dishes etc you would expect were provided. Apartments were definitly a but dated and residual "dirt" apparent but nothing to get fussed about unless you like fancy schmancy establishments.

Short walk from Waverley railway station, very easy to find. The apartments are well equipped, spacious and very clean. Beds very comfortable, and there is plenty of storage space for clothes. Lovely big lounge/dining area with windows along one wall, apartment houses 6 people very comfortably. Kitchen area was serviceable and a good sized fridge/freezer.
I loved the little touches of coffee, sugar, tea and milk to get you started, oh! Shortbread was delicious! Only two very… small minor details from me were:
1. Showers in apartment 18 need upgrading and.
2. A longer shafted floor brush would be good. Reception staff during check-in and out were fantastic, we never saw the housekeeping staff but knew they had been as we'd received fresh towels — thank you. Maintenance staff were very good as one of the curtains had came off the hook, wasn't a bother for him to attend and rehang. Roof terrace was spectacular — beautiful views over the city. I felt very safe as we knew there was someone on site 24/7 and front doors only accessible using a key.
Would I return — without a doubt and will certainly recommend to others too.

Fantastic! Booked 3 x 3bedroom apartments for my hen weekend. Beautiful, spacious, centrally located apartments. Reception staff were very helpful and friendly. We all had a wonderful stay and would recommend to everyone.

Lovely central location and spacious apartment which was clean and tidy, the roof top terrace a bonus if a little windy haha! Guess my only negative was the bathroom which clearly has had patches up here and there as tiles uneven and missing grout in quite a few places, with silicone clearly not covering all the mould round the bath and one off the skirting boards warped so it's coming away from the wall… however it was still very functional and did its job… would stay here again staff friendly and approachable :)

Great hotel! The rooms were clean, spacious, up to date, and the beds were extremely comfortable. The location is perfect with tremendous views from their rooftop terrace. The best part of the hotel is the very friendly and helpful staff. We visit Edinburgh often, and I only wish I had found this hotel earlier!

Very well fitted out and great location. (Three room)

Warning! be careful of leaving belongings in room unattended. Apartments were very well presented and staff courteous. Unfortunately I left a very expensive set of headphones on the bed when I left as I intended to wear them on the train which the train station is a few metres down the road. However I was rushing and left them on the bed as as result, and rung the hotel when I got to the train station to say I had left them. I was told the house keeping went to look and didn't see them, surprisingly. I could not go back as my train was there, hence me rushing, and thought that since they definitely are there and couldnt disappear in 5 minutes, I would ring up later that day once they had cleaned the room. It did not even cross my mind that they would not be there. However they were still not there apparently. I have had to log a complaint with the hotel and the Police. This is the only negative point about the hotel.

Large, bright apartments with everything you need. They are 10 minutes from Royal Mille and practically in the Prince Street, main shopping street in Edinburgh. Totally recommended.

Next to Edinburgh Waverley. Can be quite noisy, but close to bars and restaurants. Apartments are well furnished and comfortable.

If you don't mind staying in a place with dubious cleanliness then this is the place for you. There was a black fungus growing all over the shower head in the hallway bathroom of the three bedroom we stayed in. And there is a funny smell too, I think they need to check their vents. The view is that of the roof. And the rug could use a wash or change. The sofa was a nice dark brown. I'm sure it hides and stains really well. The pros are that this place has so much space! Great for groups of friends or families as that is so centrally located. But personally I'll exchange you space for cleanliness any day. Hope your suite is clean and well ventilated.

We booked a one bedroom apartment in December 2010, outside it was snowing and freezing. The first apartment (15) was 2 bedroom and although it would have been fine for the two of us may have been a bit of a squeeze if there were four people. What was very off putting was that it smelt of stale smoke. When the radiators in the bedroom did not work I knew it was time to complain. The hotel staff moved us straight away with no fuss what so ever to another two bedroom apartment (17) that was lovely. Floor to ceiling windows with views over the city and although also 2 bedrooms was a far bigger apartment and just way superior. As others have mentioned the location is within walking distance of everything, the hotel staff were helpful and friendly. The only off putting thing was appeared to be a mouse trap in the kitchen. Never saw any evidence of mice but was a little of edge just in case.

Stayed here in October 2010. The view from our room was excellent. The location was walking distance to everything, including the castle. We booked only one night but once seeing the apartment we requested another night's stay. We found the 2 bedroom apartment had enough room for 4 of us. I did though, find the beds a bit hard to sleep on, but the overall apartment was perfect. The rooftop was a great place to enjoy a drink and enjoy the view. Found the staff very accomodating. Would definitely stay there again.
