Absolutely disgusting place. Rooms looked like they hadn’t been cleaned in years 30 mins into my stay I noticed I had bites on my body It was bed bugs, told the receptionist and he didn’t look shocked, me and my partner could not stay the night got told to email owner and I did no response or refund place needs shut down.

Wouldn't come back. Staff were rude and rooms were awful.

Pictures do not relate to the rooms, didn’t actually believe it was the same place. Run down and extremely dirty. I’d never stay there again and would not recommend.

The location is fab on a main bus route into centre, and there the benefits end.

Lovely room, lovely owner, no problems at all.

Good value for money. 25 minutes from the old zone. Pretty well located. It has parking for 4/5 cars as it is parked. If you arrive and it is busy… Bad luck. There are three heights without a lift so you will exercise if you touch one of the last rooms.

This is more of a doss house than a Guest House. The room was dirty and shabby with stains on everything — an actual dirty, filthy pigsty of a place. I don't know what property they photographed for their website or who is writing the good reviews for them!

Service's staff was extremely friendly. Toilet and washroom was very difficult outside for us elderly people. In the room no chair on the toilet no stools. Only a towel for everyone and Wi-Fi on the second floor can no longer be detected. All very busy. Not necessarily recommended.

Edit: Had to drop this review down due to absurdly rude post-vist "service. " We were told when we left by the staff on site to email the manager for a refund due to not having hot water during out stay. After a month of emails to the provided email address and not once getting a reply we emailed the same address asking "Looking for a room tomorrow, do you have any vaccancies" and we were replied to within minutes. We then asked once again about a compensation and were again ghosted. As usual in Scotland no one takes responsibility for anything at their jobs and the customer is left screwed. Avoid this hotel and their rude customer service. Original Post: Super nice staff. Rooms were ok, not super clean but not super dingy. Hot water for showers was a problem, in 3 days I had one ice cold shower and my wife some how managed to end up with 3 cold showers. They were trying to solve the water issue but it wasn't resolved when we left the hotel. Oh, we stayed in March 2018, so hopefully if it's years from then when you read this the water issue is sorted. Wi-Fi worked in our room, was pretty fast. Location of hotel is close to a bus stop and about a 30 min walk from central Edinburgh.

Nice rooms… Was given the choice of rooms on arrival. Staff very helpful and accommodating… Early check in and looked after our bags on check out day. Used this as a place to live while waiting on our flat… Got creative with meals using a kettle.

Quite cosy and nicely located. Stuff is just perfect. But be ready that they don't do cleaning every day. I'll be happy to stay there as I travel to Edinburgh again.

Very minimalistic. Its quite cheep the guy at the door was friendly, not specially clean, not very warm, almost no water om coming out the shower.

Need's a big make over room and foyer in need of painting also room was not cleaned and tea coffee replaced bin emptyed basic needs at any guest house/hotel.

Great place to stay. Clean room and very comfortable.

Budget hotel, but clean, well located to get into town, parking and helpful, friendly staff.

Room is lovely, love it. The flower wallpaper.

Lovely little place. Saara our host was as kind as could be and very helpful in telling us about how to get around and what to see including giving us a map and even giving us bus fare when she couldn't break a five pound note for us. The room was very clean and comfortable. The neighborhood is safe and quiet. And yet it is on a main bus route so it is a few minutes ride to shoppes restaurants and the city center. My daughter and I are extremely happy.

Very clean friendly staff "rock hard uncomfortable bed" and rooms to front very noisy if you want to open the windows for some air but good value for this close into Edinburgh even space to park a car if your early enough very good restaurant called the apiary just up road.

Not really what we expected. Quite dirty rooms. No roomservice. Tiny bath with no space to put stuff. Dirty.

This was my first solo trip to Edinburgh and this guest house really put me at ease and made me feel at home. The management is very professional but they also make you feel like you are staying with family. They gave me great restaurant recommendations, directions to the major sights and when the Wi-Fi signal was spotty, they went above and beyond to try and fix it. I am very impressed by this establishment and I look forward to visiting this clean, spacious and neat house again. My room was spotless and so was the bathroom. Sincerely, Sunny.

A nice cosy place to stay have been a few times and will be back again.

Nice place to stay not far from town center. Short walk or catch the bus out front.

Absolutely brilliant went to all the extra miles to make our stay computable welcoming friendly and all smiles amazing thank u city guest house we will be back.
