Lovely very homely little guest house spottlessly clean and well kept very welcoming and friendly and excellent breakfast highly recommend fantastic hosts.

Excellent service, breakfast was delicious and the owner is super friendly, plus the room is spectacular, has many accessories and the bed is super comfortable.

Excellent accommodation on a budget price. I can't fault it. Breakfast was delicious and used what appeared to be the best of ingredients. The hostess had made up a lovely fruit salad for us Also. Within easy walking distance of the city centre with lots of shops and eateries on the doorstep. Parking was free on the weekend across the road which was a bonus. Will deffinitely use again the next time we're in Edinburgh.

It was 20 minutes walk from Princes street and Edinburgh castle. It was very clean the breakfast was filling and the landlady was welcoming and friendly.

The rooms were nice but the Wi-Fi was not working at all. The place was easily accessible.

So many things wrong with this place so here's a few, the rooms have bed bugs, there was blood on the walls of the room, Wi-Fi is not free, TV doesn't work, the Wi-Fi is not free and to top it off the bathroom isn't in the room! In fact its not even on the same floor. So thats bed bugs, no free Wi-Fi as they say, and you have to go on a trek to poop.

It was a comfortable room with decent location. Easy to get to the main attractions, and quiet during the night.

Basic and clean. Does allow all-male parties so if you're looking for quiet, it's not guaranteed. Breakfast elsewhere too as eight quid for continental is a bit steep.

Nice and comfortable, with good amenities and clean rooms. I was worried from the view outside, and the lobby, but the rooms themselves are modern. The location isn't the best, though it's still very easy to get to by bus, and there are a number of good restaurants within a 5 minute walk. Also very affordable!

The room I was given was rather small but equipped with a TV small wardrobe/large cupboard. There was a window that was smaller than the pillows and these were standard size. Tea and coffee making facilities were there however the kettle would need to be filled at the non-ensuite toilet/shower but would not fit under the tap. The bed was comfortable enough and the location quiet enough. I was on my own and only needing a bed for the night, but I think a couple or more than one night would find it cramped.

Good overnight hotel for not too demanding guests. The rooms are simply furnished and clean, but scruffy (the plaster crumbling here and there from the walls, scratches, etc. )
Generally speaking, the house is small and winding and the rooms are not different. Who needs so much space, you should look for something else. For me it was enough. Minus point is the poorly sound-proofed walls, you will notice, unfortunately, all of the neighbors were. I also think that the price of 8 pounds for a Breakfast for extremely excessive.

During our very short stay in Edinburgh we stayed here and it was perfect. The room was so nice and the owner was super sweet. We were leaving before breakfast started, so she prepared a fresh fruit salad and fresh squeezed orange juice for us. There was also free Wi-Fi, which was a life saver. She even had a fluffy house cat named Lucy and she was the sweetest lil' cat.

Center very accessible (on foot or by bus) bus stop nearby, scotmid and restaurants nearby it's ok :-).

Loved this hotel. Was a little concerned when we saw it first as it looked really old but was pleasantly surprised when we got our room. Nice and big, four big beds, clean sheets and clean bathroom. Would go back anytime.
