Well kept beautiful garden a quiet oasis in a busy town.

Loved the rooms there… especially mine ie the Family Room Location was convenient as well, within walking distance to some of the local attractions. Breakfast was okay… love the view of the park across the street. Overall, it was a memorable stay.

If you don’t give a sh*t about where you stay, fancy catching hypothermia and want to leave with depression this is the place for you. Great location but diabolical hotel. Don’t even bother complaining cos they don’t care. In my opinion they should have paid me to stay here. Needs knocking down.

Breakfast was terrible. All in all one of worst hotels booked for some time, left feeling like we’d been taken for fools, definitely not worth the sum of money paid for one nights stay.

Needs a good bit of paint as the room was looking old. Woodwork had more paint missing than was on it. The room was generally in a sorry state of repair. Staff were pleasant and the breakfast was included in the price of the stay. All in all it is very conveniently located for the centre of the city. The bed was comfortable but I had a rough nights sleep due to external noise which is obviously out of the hotels control. Cheap and cheerful is ok if it is what you need for a one nighter which is what I required.

Clean, affordable, good service! My friends and I had a good nights sleep after a long day of walking. Would recommend to price-conscious travellers.

Functional and clean if you are only looking to put your head down for a night or two. Great location. No car park but one local is about £12 a day — free from 8pm to 8 am. Free Wi-Fi in room. Breakfast basic but ample. Only downside was noise from seagulls but nothing the hotel can do about that.

I have just been on a hen do for the weekend and the worst thing about it was the hotel. When we arrived it looked beautiful from outside but what a different story when we got in there. To start with we had to walk up 6 flights of stairs I think it was, as there wasn't a lift, then when we got to our room at first glance it looked nice until you had a good look round. Around the mirror was all black looked like people had been wiping they're hands, on the wall, by my bed looked like someone had thrown a drink of some kind. On the sheets of my bed was a sticky stain.

Right in the heart of Bath city hence the reason its price, short walk from train station. Basic breakfast included. Room was quaint but very small.

Stayed in room 4, front street view, which very good looking over street and river. Clean and good bed, Wi-Fi in room which was good, staff very friendly and helpful, earplugs supplied as next to main road (didn’t use as noise from road not excessively intrusive might be because I’m used to a little road noise) but it is in city of bath not the country side, ideal location for open top bus tours, train station, shops and attractions, £118 for bath I thought very reasonable for 1740 period building (Georgian) plaster work fire place etc, will stay again if visiting bath,

Very small room. Has shared bathrooms. Looks like nursing home. Very old building. Breakfast cold. No cooked breakfast. Did not look clean. The view from room was a wall so I felt like it was made from some cupboard just to have extra room. Not comfortable. Very claustrophobic! Only good was that this place is close to beauty of Bath.

All Bath expensive upgraded but girlfriend still moaned. Rooms shabby but not chic. Typical English tourist hotel hostel feel. Odd breakfast but ok. Shame nice city just over visited. Had brilliant view on plus.

We have stayed for a anther week at this hotel. The overall experience has not been bad, however it has become uncomfortable at some point. The bathroom cistern is quite outdated and doesn't work as it should. The room temperature was cold even when the heating was maxed out, since the windows were not well insulated. There is no lift, so it is necessary to load the suitcases to the rooms located all of them in upper or lower floors. Breakfast during the week starts at 7:45, which makes it if you have to stay at 8:30 somewhere, having to take public transport before, don't have enough time to have breakfast well. In the breakfast area they do not have to heat up drinks like milk so it takes a long time to bring it in and sometimes only temperate. They are starting to reform things but they still have…

Lovely and helpful staff. John Wood suite is a spacious and bright family room. Excellent cleanliness and very comfortable beds. We'll be back.

In need of a refurb. Next to a noisy bar — also owned by the hotel. Has the potential of being something good. Just poorly run and poor breakfast choices.

Perfect location, clean towels and bedding. Needs full repair though. My window was facing street and it seems that windows have absolutely no thermal or noice protection — you can feel wind and clearly hear even people chat, not to mention traffic and drunk guys shouting in the street.

It's a simple place, cozy and warm. It's quite cheap and close to the train station and bus station. There is a bus stop right in front. It's also in the middle of city centre. Close to street shops!

Not a great experience. Went to order a beer in the bar, the barmen said the barrel was empty, he asked a colleague to change it and he said 'No'. Mentioned to the management and got treated to 2 free drinks. The evening barman was excellent and he chatted withus for ages. The room was very basic, but is in a very good location.

Excellent location for tourist for Bath or visitor to Bath University. The room facility is old but reasonable for the low room rate. Nice breakfast is also provided. Good choice for budget travellers prefer a private room in good location.

Room was small and really in need of refurbishment. Hygiene of the bathroom was bad. But the bed was pretty ok. Prices more or less reasonable compared to the rest of the city. In itself though prices were rather steep in relation to size and quality. The 3 stars are purely for the kindness and helpfullness of the personnel and the location in the centre.

ABSOLUTELY SHITE! Dirty bathrooms bad for an athsmatic.

I was in utter shock when I arrived. Firstly the room was small and even on a mild day the room got very stuffy. Wallpaper was peeling off the walls, chunks were missing from the walls, blood spatters, marks and scuffs everywhere. The door did not fit the frame so all the noise from other residents flowed through underneath the gap. The hairdryer that was given to us by the reception staff sparked and started smoking in my hand. The breakfast was substandard and only available from 8:15 — 9:30am at the weekend plus it was difficult to find a clean spoon and bowl. Please do not be drawn in by its location. Bath is a small City and everywhere is easy to get to by foot. This hotel needs to be closed down for complete refurbishment. They have clearly not invested any time or care in its upkeep for many years.

If it were in Italy it would be rundown. In GB is charming and very peculiar. Not safe and dirty, hostel facilities.

Relatively cheap hotel in a prime location in the centre of Bath — only 5 mins walk from the Roman Baths etc. Also close to the rugby, which could be a plus or a minus. Friendly, helpful staff; checked in early as room was ready. Building is somewhat dated — you're definitely paying for the location. Small single room was perfectly adequate; single-glazed sash windows allowed quite a lot of noise in from the street which might annoy some. Get a room at the back if it's likely to be a problem. I'd go back again; I think it's fine if you're realistic about your expectations for that price in that location.

This hotel suited our needs for a bed to sleep in while in Bath. Rooms were small but that didn't bother us. The staff were friendly and helpful when needed. The only negative side is that on a Monday night we couldn't sleep until after 2am due to the Tacitus behaviour of people at the bar next door.

It was beautiful. The location is fantastic because it is right next to the Roman Baths and Bath Abbey! Breakfast was included and delicious. It was however, very expensive for one night.

Location was amazing but the room was poorly designed and finished; we booked a 4 poster room, the ceiling light ruined the effect of the whole room as it was too low and sat pretty much atop the bed frame and the soft furnishings didn't match the grand-ness of the bed. However, the matress was lovely and firm. The breakfast was also disappointing as it was all pre-packed and put on display in its wrappers, nothing freshly baked or cooked and no table service (I arrived about midway through breakfast, this may well have been different at another time) I'd stay again but have adjusted my expectations.

There is a bell that rings every ten minutes. The room is very small. If you choose the cheaper option of having a shared bathroom. You actually have to share a toilet and shower with everyone. I chose my own bathroom, and there was a strange hole in the floor. It was filled with garbage from other people. If you stay on the third floor, like I did, that means 4 flights of carpeted stairs to walk up. The floors creaked like nothing I've ever heard before. I feel sorry for whoever was underneath us. There is no getting around the creaking floor. I tried to memorize where the creaks were so I didn't disturb the second floor, but it was impossible.

Central location by the city centre, rooms were clean and staff friendly.

The rooms are comfy enough, the location is quite good, but its not the quietest hotel, the room I was in was next to stairs so had noise from that late in the evenings / in the morn.

My boyfriend recently surprised me and whisked me away to Bath for a surprise weekend. What a weekend and what a hotel. Not only was the room to an excellent standard, for value it was incomparable. A lovely hotel and one that provide assistance and information for all that was asked. Location is smack ban in the middle with not only the bath spa but also some top restaurants and bars in close proximity (baths top rated italia sotto sotto is next door). Across the road is the bath gardens which are a delightful place to walk off the park parades delightful continental breakfast. To say I would recommend it would be an understatement, John the owner / manager was a life saver to my boyfriend in organising the weekend. One very nice chap and one very nice hotel.

Just called to ask about availability in August as our cricket team will be touring Bath this year. Was told that they do not accept bookings for "all-male groups". Absolutely outrageous statement to make as a hotel. Clearly, they dont need the business — I needed to book 9 rooms. I live in Cardiff and visit Bath regularly during the summer and winter seasons and can safely say that I will never stay here.

Sam on reception was very helpful but, do not get a room at the front as the noise from the street was awful. Nice continental breakfast, very close to all the attractions. I would stay here again.

You would have to be drunk in order to stay here and have a good night sleep. I stayed one night with my son, it was very disappointing that the windows are unable to keep the 2:30am drunken brawls from the street out. The room was very hot, no option of air conditioning, and also not an option to have windows open as the noise from the street is unbearable, even with windows shut. For £120 a night, I was expecting the room to be of a high standard, at least that would have been consolation, it was clean but so basic, shabby and dated that I felt we were ripped off. I did not bother to try the continental breakfast as I was trying to catch up on my sleep the next morning as I was attending a conference and the hotel was booked just so that we got a decent night sleep and were refreshed the next day! Instead I felt like I had slept on the pavement, at least that would have been free. Other guest were also unhappy and were airing their complaints. However I must say the front office staff member on duty, John, was very good and welcoming, very caring and courteous, and bless him, he did try to handle the complaints very diplomatically, speaking in favour of this awful hotel he has the misfortune to represent. He is the only thing they have going for them, I hope they pay him well, as they certainly take alot of money from unsuspecting visitors, but apparently £120 a night is standard for city centres — yes, but surely the rooms should be of a high standard.
