It gets two stars because I got on the good side of the reception staff. The bad sides include the trashy location, terrible Wi-Fi, strictness to guests (but no help when someone walked out with our cluster's drinks), the fact that my window isn't even sealed, no noise cancellation, insects coming from holes in the skirting, I had mold in my room until I sprayed it with cleaner. Oh yeah, and it's more rent money than student finance will even give me and recently I was locked out of my Santander account (forgivable security) and they were emailing me 2 days BEFORE rent date and added a late charge a few days after it. There's a student village nearby, just check there instead. This place just feels like a boarding school to me.

Masters of deception. Charge you for anything and everything, will happily lie to you in order to get you to sign a contract then neglect to deal with complaints in a professional or acceptable manner. To list but a few issues I've encountered in the past month: ● The mattresses are so springy/loud and uncomfortable, already had to invest in matress topper and new pillows as the quality is more on par with a by the hour hotel than anything. ●run purely to maximise profit not customer satisfaction (2 guests max!? Fines for not cleaning your own pots and pans? ) ●I came downstairs to discover the security had abandoned the building after a man had forced his way in and was standing behind the reception. Calling the police from outside was the action taken, not informing the residents to lock there doors etc for the 1hr+ this was going on during which countless people had unknowingly put themselves at risk as the ones who should be protecting them were outside… ●was put into a flat with all male international students after being told I would be in a mixed freshers flat… ●excuse given was that a fresher had been in my flat before I moved in but had to be moved because of the spider infestation WHICH WAS STILL THERE WHEN I MOVED IN (you'd think for £600pcm they could clean the flat at least 1x before everyone moves In but nope hair in the sink marks on the walls and a paint job that begs belief I could do a better job painting than that with my eyes closed.

Generally fine. The staff on reception are friendly, helpful and welcoming. I preferred a quieter environment and enjoyed that I could be guaranteed this most evenings as I was on a punishing postgraduate course. If this is not what you are looking for then avoid. The location is nigh perfect for anyone studying at the 3 main universities in the area. I could walk into Manchester city centre in 15 mins. The rooms are small, but the en suite compensates. I'm afraid the rules around guests are draconian and you WILL have to pay extra for guest to stay more than 2 nights in a row (£30 per night). A nightmare if your significant other lives or works overseas. There is a cleaning service (the bins are emptied daily even if they are already empty), which in essence is a daily inspection. I felt liberties were taken in this respect and I've been walked in on without warning, which is utterly unacceptable. As has been mentioned below keep your standards for cleanliness high as you will be charged for the smallest of infractions. Wear and tear is not in the vocabulary here. You will also be punished for the mistakes of others in this respect so take care. My and my flat mates standards were I thought very high and we were complimented on the cleanliness of the common area. This, however, did not prevent charges from appearing at the end of the year.

Dont understand the bad reviews. Place was great staff very friendly and helpful. I got my full deposit back. If you keep your place clean you dont have any problems. Different people have different standards. Loved the place myself.

Would not recommend this place, like the other review I completely agree it is like being at some sort of boarding school, with the security and issues with having friends and guests stay round they charge you for everything, constantly receiving threatening letter about being charged for kitchen tidiness, tidiness of my own room, having someone stay round for more than 2 nights, they are not helpful or understanding at all and I couldn't wait to leave. Staff are ok but the main concierge man is extremely unfriendly and rude, not steve another one, would not stay here ever again.

Don't judge an accommodation by it's website, I had to learn the hard way. The truth about this place is that it provides nothing but stress. Layout is very plain and makes you feel asif you're still sat at school. Also be wary of cleaning charges. If you're kitchen has plates which aren't washed you will have a hefty fine heading your way. They also don't allow any loud noise after 8pm (like I said might aswell be at school) so you can also be expecting ridiculous rules too. Oh and they have a large reputation of never returning deposits. Other then that the people there felt the same and they were great people :)
