After a long air travel from Seattle, we were thrilled when we got to this beautiful place. The location is perfectly near the Hapuna beach, Spencer beach, Waikōloa Highlands Center, Queens' Marketplace which is my favorite. Wake up with the sounds of the bird and golf course view. The condo is spacious, very clean and the kitchen is well equipped. The staff are friendly. We had a small problem with the parking lot being used by another guest and the attendees where very helpful. They went out of their way to solve it and make me feel better by giving me a bottle of wine. Highly recommend if you’re going to stay in Waikoloa, Big Island, Hawaii 🌺

The kitchen was well equipped with everything you need to cook and bake. The bedrooms were quiet and spacious with plenty of outlets to charge our electronic devices. Washer and dryer worked perfectly in the condo. Pool and hot tub were great. We loved Luana who was so nice and patient!

It was a great place to stay with kids. It has a washer and dryer, BBQ area, pool, games and lots of turkey and lizards to see. There was even a 1 ft. Pool for the safety of young kids!

It’s where us locals from Hilo come to get away from the Rain. It’s condos are fully equipped with everything as if you are at home.

This is my second stay. It is worthwhile to come back. Large units, friendly staff, very clean.

We love the units at Paniolo Greens since all are 2 bedroom two bath. We prefer the downstairs units as we love sitting on the lanai to watch the wild turkeys and the NeNe geese that wander the property. Most units have a golf course view behind them. Beautiful landscaping throughout Paniolo Greens.
The restaurants in Waimea have many choices and the market has great choices. You can also get a discount card for special pricing which helps as food is quite costly in Hawaii.

Been Coming here for almost 20yrs and the units are well done. The staff is fantastic and it is peaceful and quiet.

Everything about the stay has been great. Vanessa at the front desk was amazing, whether it was a quick and easy check-in, needing additional supplies for the room, or giving helpful and friendly advice about local restaurants or activities, she was always available and happy to help. Luke at the concierge desk was also very friendly, helpful, and seemed to have our best interests at heart. The grounds were very well kept, the location on the golf course was extremely pleasant, and the turkeys and Nene geese were welcome visitors. The pool and activity area was very clean and nice each time we visited. Stayed at several timeshare locations so far and this is by far my best experience, made especially true by Vanessa, Luke, and the staff. Also conveniently located less than a half mile from grocery stores, gas station, and other little conveniences, not to mention the golf course. Highly recommend. Only downside I could think of is they charge $5 a night for AC, but with heat and humidity, it's a no brainier and well worth it.

Great location close to some awesome beaches. The resort is older and it shows in the decor and appliances. But it was clean and well maintained. Pool and hot tub are nice. There is a shopping plaza with a super market 2 minutes away which was great since we like to do our own cooking. If you are here for the beaches this is a great location to stay.

Beautiful property, beautiful area, staff friendly and welcoming. Would have given more stars but the guest above our unit used it as a jungle gym. Even pounding on the floor occasionally. Good thing we didn't spend all our time inside. Still will go back.

Condos are well maintained and staff is friendly and helpful. Definitely better than a hotel, but not the nicest condos I've stayed in. Furniture is nice, but built-in cabinets are cheap particle board. Inside lighting is poor and bathroom layout is awkward. It's also pretty far from most activities unless you love golf.

It was the Best Stay that I have ever experienced at Any Resort. The Rooms are perfect, Acces to the Pool was even better and the Jacuzzi, Oh my Word it was just Absolutely Deserving at the end of the three nights we stayed there. Mahalo Paniolo Greens. We will definitely Come Back Again.

Large comfortable suite with washer/dryer. New carpets, tiling and floors in baths, and new beds and ceiling fans. Renovation in October 2017. Comfortable beds. Large kitchen with all the stuff you need to cook here if you want. New refrigerator with working ice maker. Super nice helpful staff. We had an enjoyable stay here. My only complains: the chairs around the dining area table are low and not comfortable, and also would prefer there not to be smoking allowed outside the pool/rec area. Don't enjoy walking or driving through that.

Close to a grocery store and gas station. Further from the beach. Nice pool location. Office is open until midnight. You have to pay extra for AC which is my only complaint.

Excellent for business and / or family travel. Price was perfect and no resort fee. Room had 2 floors and was spacious and well maintained. Located up country in waikoloa village which is a few degrees cooler than the coastal areas and lots of cool breezes. Within a block or so of grocery store and restaurants. Perfect for Kamaaina.

Let me start with the good. The resort is beautiful, the rooms are large and very lovely. I love the layout. The view of the golf course is also lovely and the patio is cute, the lady at the front desk was also super friendly and kind, which I love. Also, the Wi-Fi is amazing here. Super fast and free. Who doesn't love free Wi-Fi? Sadly, I wish I could say that we had no problems, but we did. Our first room was in the A building and the moment I walked over to the outlet next to the window, I noticed the multitude of bugs on the curtain. Fruit flies, gnats, a mosquito hawk looking bug, all clustered up on the slightly see through curtains. There were so many that it overwhelmed my mother and I, so we called to get a new room. The lady at the front desk apologized and gave us a room on the second floor of the C building. We repacked everything into the car and got the new room key and parking pass and entered our new room. Because of what happened earlier, I checked the curtains and, yes there were fewer bugs but there were still bugs nonetheless. We called the front desk again about the problem and they stated that a person will come and spray our room so we left the resort to let the said sprayer do their work. Long story short, we came back three hours after and there was a gnat under my mother's sheets and a cockroach flew right past my face later that night and landed on the fridge that stood right next to me.

My first time here, we sat on our patio and had breakfast every morning it was wonderful the wild turkey's were lots of fun plus the view of the golf course. I would stay again. The staff was friendly and helpful.

We had a 2 bedroom unit, very spacious. The decor is dated, but the beds were very comfortable. It's quiet, overlooking the golf course. There are wild turkey roaming the property.

Absolutely amazing! The price was incredible; the facility, unbelievable! Very low key arm twisting to encourage attendance at sales presentation, which was much appreciated. The condo itself was beautifully appointed, with great views, and great attention to comfort details. We had reserved a one-bedroom, but got a two-bedroom. Wonderful to have all that space. Fully equipped kitchen, three TVs, and even beach towels were included. Did not use the pool or the workout facilities nor the golf course, as we were too busy with local activities. But it was a wonderful base for our northern Kona Coast explorations. Not near the beach, however, so get your beach time out of the way before checking in here. We spent the last two days of a 14-day Hawaiian vacation here, so for us, it could not have been more perfect. Definitely do attend the orientation meeting. The breakfast is yummy and the information shared is very valuable. There is no pressure at all to purchase a unit, though you will be invited to a separate, subsequent sales presentation. I did not attend the actual sales presentation, which was fine. Wild turkeys and Hawaiian Ne-ne's visible throughout the property were a fun surprise!

Our 2 floor, 3 b. R 3 bath room was great. A full kitchen allowed us to store and cook some food. The a/c was optional at $5/day, ceiling fans were good enough as temperatures only were in the high 70's. Staff was friendly and helpful, key card access throughout including pool area.

Very clean, courteous and efficient service. The leisure complex has several BBQ's, the pool is very nice and clean. There is a shopping center about 10 minutes walk away. Only default the place is somewhat isolated.

Clean, quiet, and well maintained condos with all the standard amenities in the living quarters. Lovely views of the Waikoloa golf course. Waikoloa village and Waikoloa beach area very close for lots of shopping, food, restaurants, and beach areas. An hour north of downtown Kona's excitement.

Staff is very nice and helpful: love them. Not much available in the area except for the golf course (love waking up to green, manicured golf course view) and small/limited shopping village Being on the 1st floor unit was disappointing: constant walking and running from multiple kids at the above unit. Unfortunately I decided to just deal with it since no elevator and I'm with a disable person who can't handle stairs.

Nice quiet resort up on the hill about 12 km from the nearest ocean beach. They have small gym, kiddie pool, smaller pool, hot tub, and a putting green. The condos are spacious with full kitchen, dining and living room areas. They have balconies, one overlooking the ocean from one bedroom and 2 others overlooking the golf course. Bedroom each had balconies. 2 bathrooms also. Staff was pleasant. Definitely a civilized place to stay!

When we booked we didn't even notice the ' Villa ' type of the room. Also given the price we were expecting a normal tree room.
Instead we found ourselves in a terraced villa on 2 floors, with 3 bedrooms, 3 bathrooms, living room, kitchen and every comfort.
The village is located in an area of greenery immersed in the vast desert of lava that covers this part of the island.
Nearby there is a shopping area with a supermarket and a few restaurants.

The room was great, the people were excellent but someone insisted on mowing the golf course outside our bedroom window at 4:45 in the morning. The beaches nearby are beautiful but there are no shuttle buses. So you need a car. At high season there are none or they are looking for an outrageous amount ($400/day).

PGR is about thirty minutes from the airport situated next to a golf course, with beautiful views of the mountains, sea and greens. It has two story apartments with two bedrooms upstairs and kitchen, living room and dining room on the main floor. The balconies over look the golf course. Swimming pool, hot tub and tennis courts. Village shops are within walking distance, but to see the island you'll need a car. Great quiet getaway and excellent service.

Clean and a very nice home away from home. Love the pool and club house. BBQ all around the grounds for all to share. Very well maintained. Friendly staff and this resort has a tranquil view into the golf course. Definitely a recommend to all friends and family.

Quiet retreat, in the north west side of the island next to a golf course. Panoramic views of the hills and sea. Large two story apartment's with two full bedrooms and bathrooms and a full kitchen with living room and dining room. The expected amenities, pool, tennis, gym, Wi-Fi. Great location to get away and unwind.

Big room. More than enough space. Great cute of the golf course. Wild turkeys everywhere is cool. But 45 min+ from anywhere you want to go though. Scenic drive is nice but that's a long drive. Staff is friendly and pool was nice. Windy week made it difficult to enjoy the pool though.

Great spot located very centrally on the island. HUGE bonus is no cleaning or resort fees. Unusual for Hawaiian hotels and resorts. Super friendly staff! Why stay at Aston or castle when you can get much more here. Can't wait till my next visit!

Excellent location in a quiet residencial area for living the good life after the rush to sightsee and enjoying activities in Kona and Hilo. Close to Parker Ranch and mid-Island Road, easy driving access to wherever a newcomer or frequent visitor wants to go!
Nrw furniture and other condo updates make the living very comfortable. Concierge assistance on site welcome. Staff is excellent — helping with making even larger parties comfortable while in residence. I am SO pleased to be an owner in residence!

Strictly speaking belongs to the apartment, facilities, there is a full set of kitchen utensils, induction cooker, microwave oven, oven, dishwasher, refrigerator, basically you want to do their own dishes can be, there is no open fire, so for the Chinese may be cooking is not too good. There is a washing machine and dryer, very convenient. Air conditioning and Wi-Fi are to be charged separately, air conditioning is 5 dollars a day, or acceptable. The location of the hotel is located in the northwest of the Big Island, far from the main scenic spots, from the point of view of play suggest that living in Hilo is relatively close, and relative commercial facilities more perfect.

This is a second time we have being on the big Island of Hawaii, but first time staying at Paniolo Greens, the bed room is facing a breathtaking golf course and what a view! So relaxing and peaceful! We waking up with the birds chipping, so many turkeys and chickens. We are loving this place!

The rooms had plenty of space with comfortable beds. I really liked that we could sleep with only the windows open and the fan on. There was also a nice view of the island from the front entrance of our room.

Unfortunately you have to pay to have air conditioning, but everything else has been great. We have a nice condo with good beds, a beautiful view to the ocean, and plenty of space. The staff have been really friendly, and helped us out even though it was late. If you go to their timeshare sales pitch, they give you discounts on a lot of the island activities.

Great resort. Away from the big crowds and the traffic. Helpful staff (especially Hank). You will need a car though, nothing close.

It is a clean and nice resort. The staff are very nice. Only downside is it's a bit of a drive to get anywhere.

Beautiful setting and spacious rooms. The resort is at the end of the renovation process at this time. Second floor probably has a better view of the surrounding island terrain. Nearest beach and shopping are 10-15 min away at Waikoloa village. A bit of a drive from the airport.

Overall, nice accommodations but be ready to climb stairs! I think there were 22 to get to the front door, then another 19 to get to the only bathrooms! They were kind enough to change our room to a one-level when we let them know that I was awaiting knee repair surgery in 2 weeks! (Thank you! ) We had a view of the golf course and wild turkeys! And Beach 69 (a nice secret! ) was only 10-15 min away!

My husband and I came to Paniolo first time in 1997 and have come back every year for 18 years. It is always a great experience. The staff is always so friendly and helpful. We never trade our weeks and look forward to coming every year.

It is a great place to base your island exploration out of. Not too extravagant or elevated hype but I am enjoying the simplicity of it. The staff is very accommodating and was willing to change us to a building with a better view. It is not that close to the beach, but there are several state parks nearby with beach access. The rooms are clean, and if I had one criticism it would be that the carpet needs to go. Oh, and the wild turkeys are hilarious!

The condo was very clean. Super quiet. Lots of wild turkeys running around the grounds. Fully stocked kitchen and multiple balconies. Beautiful.

Great place to stay in the Big Island. Location is perfect if you're planning on going to Hilo. It's not as hot as Kona, and not as wet as Hilo. Perfect weather. The condo itself is also great. It has everything you'll need in a kitchen plus more — china, utensiles, pota, pans, blender, even a rice cooker! Designated parking so you don't have to worry about not having a spot. Parking is free and no resort fee! You will not be disappointed. The staff is also quite helpful. Great place.

I have a timeshare here. The 2 bedroom suite is awesome! Each comes with a washer and dryer, for convenience. Lots of grills around, a pool and a fitness room next to it.

Pleasant little resort. Not as fancy as some but very comfortable and unpretentious.

Stayed last summer. 15 min from the beach. 2 bedroom was big as it is a timeshare property. Recommended a luau 1hr away but was worth the drive because it was the only luau beachside. Only issue is the Wild Turkeys. Too many droppings all over the patio and they must be used to being feed because every time you step out onto the patio a dozen turkeys rush. They are too aggressive and my daughter felt like they were going to attack.

The condos are spacious and nicely furnished. The rooms have patios with views of the golf course and/or ocean. We stay in a two-story condo with two bedrooms, two baths, a full kitchen, a living room, a stacked washer/dryer, and three balconies. The resort is close to the best beaches and Kona, but in a quiet area away from the traffic in Waikoloa Village. All of the staff are very friendly and helpful. There is a nice grocery store within walking distance.

The rooms were fine for the most part, but the first one they had us in had no air conditioning, which is a problem in the summer even if Hawaii summers are more mild than I'm used to. The Wi-Fi also went out a couple weeks into my stay, and it took just too long for them to get it working again, imo. Eventually, they moved us to another room, which we should have asked for sooner. The staff was very friendly and the concierge desk was quite helpful in recommending excursions, although the housekeeping staff could use a checklist or something for the rooms. They often forgot a few things, but it was never a huge deal. All in all, very good, even if it seems like this review is mostly complaining.

My wife and I stayed at the Greens for five days. If somebody wants luxury complemented with indifference, they should go to Hilton or Marriott. But if you want home away from home, where the staff treats you like the family members, Paniolo Greens is the answer. Beautiful location, eight minutes to the most stunning beach on the island, full kitchen, washing and drying machines plus the dishwasher — what else is needed to feel happy on vacation? You need help with your luggage? You will get it in a minute. Whatever you need, you get it with a friendly smile. I recommend this hotel to everybody who values the real values of hospitality.

Just wanted to say what an amazing staff! I stayed there for a week and everything was wonderful. I also left $2, 000 in the safe and flew to another island. I called the resort and they quickly and professionally handled the situation and got my money back to me. Unfortunately, I don't feel too many people/places would be as honest as they were. That could have completely ruined my vacation but because of them, it was saved! Thank you so much.

Clean, nice and very furnished.

I went here for spring break with my family. It's a wonderful place to go to get away from the hype of Hawaii and relax. It is very close to Hapuna (a beach and park) and also to the beutiful green north part of the island. I found myself looking back up the hill at the Kona airport wishing I had another week to spend there. The staff are fantastic and went out of their way to help.

Clean, comfortable, central. Would definitely go back and recommend this place. Only stayed for 2 nights, next time will book the whole week here.
