Great area! Lovely condos. Close to beach access. Great shopping areas.

Good accommodation is on the golf course, right in front of it. Good parking. Barbecue, pool with hot water.

Really nice Villa style condos. Ours had two rooms and two bathrooms, plenty of lounging space, views of the golf course and lagoon. The infinity pool is pretty baller. Highly recommend stay. Look for the little green geckos scurrying about and get caught in a tropical rain storm or two.

Very nice condos. I have found the Fairways to be the best bang for your buck in Waikoloa. Not fancy, but very nice and close to the shops and restaurants.

Reviews of units vary widely due to condos being owned and managed independently. We are owners of a condo and take pride in its maintenance, cleanliness, well appointed kitchen and comfortable furnishings. Renters are encouraged to research a unit before booking!

Not kid friendly. They will not let kids 12 and under in the hot tub, was threatened with a fine before even getting in pool. We really like this place if it we're not for all of the rediculous rules like do not put lettuce in the garbage disposal or turn down the AC below 74. Nice clean unit we rented for 10 days, close to beach. Lots of ants. Beds have worn in divets from use so we woke up sore everyday. Pillows all stained under cases. I will not stay here again.

What an awesome set of villas. Everything was well kept up and maintained. The infinity pool was beautifully designed with faux rock and a hot tub beside it. The communal BBQs are high end Webers, great for cooking on. The location is close enough to beaches so it's walkable if you're able bodied. There are two shopping complexes nearby that have about all you could need and they are at the entrance to the villas. The villas are gated so you feel secure and removed from things as you are nestled in the golf course. Our unit looked out onto the golf course so we could bird watch, see the sunset, or critique people's golf games. Our family would definitely go back again if staying on the big island of Hawaii again.

Beautiful complex. Pool and hot tub were great. Our individual unit needed to be cleaned a little better but otherwise great.

The whole site is very clean and private.

Initially this place looked like a great place to stay and we were very excited. However, we didn't receive any instruction on how or where to check in (its not at the condos), the beds were like sleeping on rocks, we were told that there was a mandatory cleaning fee but weren't given a price until check in ($225 + tax), check out is at 11am which was no big deal but we werent told the office hours so we had to wait around for them, to show up at 9am. The fitness center was a joke to say the least. Finally, unless you want to shop your whole trip at the two malls located nearby, everything else is at least a 45min car ride away.

Great golf-course fronting 2 and 3 bedroom condos. One of the better locations in the Waikoloa Beach Resort, these condos are within walking distance of the beach, shops and restaurants.

We have stayed at Fairway Villas twice now and been very happy with the location. The grounds are kept immaculate, it is quiet and our condos were well equipped. Close to a good beach and shopping.

Clean grills on the barbeques. Plenty of amenities. Discounts for Golf when mentioned. Excellent pool area. Walking distance to shops.

A bit rocky start as the person tasked with checking us in after hours wasn't answering his phone. A bit of an awkward check-in precedure. Once we were settled we found the condo to be excellent value for money paid, lovely decor and beautiful views of the golf course & man-made lake.

We rented a unit for a week for our vacation and it was great. The grounds were kept nice and clean, and the location isn't bad. You're a short walk from one of the nicest beaches on the Island, as well as stores. Best of all, the quiet rules are enforced. It was really relaxing and quiet there. Can't wait to get back.

Stayed at N23. Owners Tracy and Jim Gilmore were great to work with, always prompt at answering calls or texts, and were welcoming and accommodating to us. Condo was beautifully furnished in Island decor, Immaculate and had all the amenities that I would hope for in a vacation rental. The condo was situated very close to the security gate and a short walk to queens and kings shops. From the Lanai and master bedroom we had a beautiful view of the golf course and the lake. I thoroughly enjoyed my stay and will rent N23 again. N23 is a 2-bedroom 2-bath condo rental and sleeps 6.

Comfortable and welcoming. We didn't spend a lot of our day there. We were mostly there in the morning and evening but it felt like home. Great kitchen and washer dryer. The kitchen was clean and had all the tableware and kitchen appliances. Even a rice cooker! Washer dryer worked well and had laundry detergent packets for one time use.

Great location! The infinity pool is beautiful and the sunsets over the fairway are breathtaking.

This has been an excellent place to stay for the last week. The condo has plenty of space for 6 people and is equipped with a kitchen, patio, multiple bedrooms, washer/dryer, and AC. I would stay here again anytime. Walking distance from the king's shops and the Queen's marketplace. To me, this is so much better than staying someplace like the Hilton.

Do not stay here! Management decided to send in pest control on our first full day at the villa. They asked that we leave for a few hours… although not happy about this, we did leave for several hours. Once we returned we were greeted by 2 roaches. The next night we returned to a flying roach in which we killed it as well. Both me and my friend was bite by what we thought was bead bugs. Thank God my daughter was not bitten. Management's response was to send over house keeping. They later agreed to return my cleaning fee. They also decided to credit my friend $200.00. This was very unacceptable. They stated that it was nothing they could do bc the island is infested with bugs. We spent time at another resort and did not see any bugs in the room that day. I will never return!

Beautiful spacious condo in a quiet and peaceful setting. Lovely kitchen with everything needed to cook a simple meal for our family of 3. Beds are very comfortable and the bathrooms are clean and nicely appointed. Lovely living space and Lanai.

We loved the Fairway Villas! This place is right in the Waikoloa beach resort area and within walking distance of the Kings Shops and Queens Marketplace. Minutes away from a beautiful beach (A Bay) that's a great place to relax or watch the sunset. We actually liked that it was about 30 minutes out of Kona. Close enough to get there easily, far enough away to be out of the bustle of the city. We loved the unit. It was very spacious and had high ceilings. We had plenty of room to relax. The furnishings in the unit we stayed in were really nice. The kitchen had decent space for some cooking and was nice and updated. The living room was big and had some nice furniture to relax on. The bedroom and bathroom were awesome as well with a king size bed, dual sinks, a shower and separate soaking tub and a walk-in closet with tons for space for everything. The washer and dryer in the unit was awesome. We packed much lighter because we could do laundry as much as we wanted. The grounds were really nice and well kept. We were right on a golf course so it was actually pretty beautiful to look out and see the green grass and all of the palm trees. The swimming pool was big and fun to be in. We went in September. There was plenty of parking available and the swimming pool was rarely over-used.

Everything is here. Shopping, restaurants, golf course, bars on the beach, activities. It is a tourist destination that delights anyone.

The villas are clean, well laid out and easy walking distance to the shops.

We've stayed here numerous times. It's walking distance to the shopping center, it has a pool, barbecues, fitness center and ample parking. Prices are fairly reasonable, but they have recently added a "cleaning" fee onto the rental price, which makes it not such a great deal anymore.

Condo is in a great location with 2 shopping centers near by. Pool is small but nice. Room was ok. TVs way out dated.

Very nice facility, very well located because many beaches can be reached in a very short time.

Fairway Villas at Waikoloa Beach Resort are all PRIVATELY owned condos in a resort setting just minutes away from beautiful Anaeho'omalu Bay. Despite many listings showing them as "Outrigger Fairway Villas", they are NOT owned by Outrigger. Outrigger does manage many of the individual units for their owners, but Outrigger does NOT own any of these condos.

Extremely luxurious and spacious. A lot more friendly and affordable than a hotel of the same comfort. Beach short drive (possible on foot) ; possible shopping walk or 1 minute drive. Infinity pool (not deep) and hot tub and barbecues. Hyperequipee kitchen luxury.
