The location is perfect, but the resort itself needs improvements. We started by being charged $250 for a room instead of the $175 that we booked it for back in February. The front desk attendant could not have cared any less, and brushed it off by saying the manager would have to deal with it the next day. That problem was eventually taken care of, however we were never even given an apology for their mess up. You are given 4 towels and you have to call down to request more. Unfortunately it takes hours to get them, and multiple calls in between. We did bring beach towels from home to take with us to the beach everyday, but we were constantly out of towels after showering, even after requesting them hours before leaving for the beach. On day 2 we woke up to our AC unit leaking water. The maintenance gentleman was very prompt and fixed it pretty quickly when he got to the room. Downfall however was that the entire room smelled like dirty mildew carpet for the entire day and the next. The AC unit on the floor we were on (14th) was not working at all, so the entire floor was well over 90 degrees the entire time. The main hallway in from the beach had drops of blood all over the ground for 3/4 days that we were there, and were somehow never touched by housekeeping, which leads me to believe that housekeeping was not cleaning at all. The 3rd floor door in from the parking garage also did not work, and parking was very limited.

The room is great. Hospitality was great from the time we walked in. A great conversation with management… my pleasure 😊

Will return often. Treated well, safe and the place is clean everywhere.

Very clean. Awesome view. Accessible to many locations by walking. Room included everything but groceries. Highly recommended.

This was a nice spot I really enjoyed myself great ocean view room was clean and it was so many things to do.

Alot of amenities down due to pool under reconstruction.

The Service, the rooms in the Tower are Excellent.

Owner for several years… spend a week there every year in August. On the first floor and my great grand child loves being able to play in the grass in front of the patio. Have always enjoyed our stay… the staff has always been very friendly and helpful. This past Aug the front desk staff was not as friendly as in the past… at times seemed bothered by our requests. We had a problem with “ beach flys” similar to mosquitos … this is what an employee there told us they were. Our room is by the door in the corridor that leads to the beach… these flys covered the walls and ceiling and were coming in our room. I sent my grand daughter to the desk to let them know … I overheard a female tell her there was nothing they could do about it… I don’t like confrontation but it angered me that she said that without coming to see the problem. I went to the desk and demanded someone come look. They did and they were shocked and in d it’s-belief to see the problem. We killed what was in our room. We were actually being bitten.
Parking is an issue but I don’t see a resolution to that problem…
This was the first bad experience.

The hot tub is deep. The full kitchen has stainless steel appliances and the view is wonderful from the 10th floor! I come here at least once a year for my Birthday week, and I have yet to be disappointed!

Pros: Rooms are on the beach. ; Good location; Rooms fully equip with microwave, fridge, microwave, stove, dishwasher, and dishes. The shower had a powerful shower head but the tub isn't beach friendly. Took me a while to get all the sand out the tub. Cons: Walls are paper thin. I could hear the conversation of the ppl in the next room. ; no housekeeping which is ok for a night or two but after a week some cleaning needs to be done especially on the beach. There is a lot of noise so don't think you will sleep late, military planes & Balcony doors slamming. Plus, I received a phone solitation to attend a time share meetng for another of their locations. Overall, I recommend this hotel. I do have an issue with one thing. This hotel has 4 levels of parking & like 12 floors of rooms which was fine. On Friday I came out to a sign on the elevator that painting will begin on 4th level where my car was parked. No one called my room or notified me. Anyway here is my issue. Why start painting on the weekend when the hotel has more rooms booked? Who's idea was that? I came back to no parking. A kind employee had to give us her spot as she was getting off work. What about other guests?

Great place excellent view of ocean.

Love this resort! Can't beat waking up to a morning sunrise right from your bed/deck! They got a restaurant onsite, pool, jacuzzi, laundry and is right in the middle of all the action.

We are spending 6 nights here. This is only day two, and we feel so at home. The staff is so knowledgeable on the best things to do and places to go. Very family friendly! Thanks Stephanie for all your help.

We were here for a week. The location is awesome. Great staff and clean suites. I wish they had 2 bedroom suites available but overall a very nice resort.

The rooms are clean, Ocean front rooms, staff is amazing! The hotel bar staff is just as amazing. Just a fun place to be!

Since we walked in, we had an amazing experience. Daphne Perez was so sweet, very helpful, very warm and approachable. She made our stay memorable. Already planning our second and third trip out there, but this time longer than one night.

One of my best place to relax and study. The oceanview is breathe taken. If your a ocean and beach lover like me. The people are very pleasent and the rooms are very clean, its so cozy that makes you want to stay.

Our stay was amazing! Due to a flat tire we arrived late — 3 a. M. On Friday, October 12, 2018. As soon as we drove into the lot Steve waved us into a spot so that we could check in and unloaded our stuff for the week. He helped us haul two cart loads of coolers, two suitcases, other bags and two bikes to our room. He refused to take a tip! He said he was just happy to be there to be of service to guests. This was such an extremely warm welcome after driving 10 hours after getting new tires to make the trip. All the staff at this location were so friendly every day we were there! Anything we needed, they got it for us! If God should enable us to return to Virginia Beach, we are staying here! The oceanfront location was perfect!

Let me start by saying this is not a 3-star hotel at the least. Our first time, here Virginia Beach, VA and we were greeted with reservations mix up and the management inability to make decisions with guest accommodations. After waiting an hour to check in this is what my children and I was greeted with, please see pictures. So I reported the issue to Kristina Holbrook the manager, she stated we are in the process of renovations if you were too buy in our timeshare program. We will be able to do better. Tall please take a look at this 3 star hotel Ocean Sands in Virginia Beach, VA. Unfortunately I was unable to post the photos but buyers beware.

For starters, the view from the balcony is amazing. The chairs are comfortable. On the other hand, the door to get there slams every time it is opened. The style of the rooms would be to improve. A little dated to be honest. The dishwasher is very small. So is the refrigerator. I have nothing to say about cleanliness. The dining table is quite large. Maybe move it a little less close to the TV. The bathroom is fine. Not a lot of towels are stored there. We went to get some at the reception. The staff are very friendly. The smell in the elevator is a little unpleasant but nothing big.

We stayed here for the first time last week. The view is AMAZING! The staff was friendly and made us feel welcome. Everyone kept a smile on their faces! The location is also great, my 5 & 3 year old enjoyed waking up to the ocean view every morning! The room was clean. We will definitely be back here our next vacation to VA Beach!

This place is absolutely disgusting. The are roaches everywhere. The bathrooms on the first floor lobby are nasty. There was trash all over the bathroom and a fowl smell, staff will talk about other guest negatively, also there are mouses that are in certain areas of this resort. There have been numerous complaints about bed bugs. Just look at the other reviews. I'm not the only one who has complained about these things. Make sure if you decide to stay here pull back the sheets on your bed to make sure there is not any bed bugs. Also the bathrooms in the rooms are never fully clean. Pull up the bath mats in the bath tub and you will se for yourself never will stay here again. It is not wroth your money.

We come every year the last week of June. This year we had the nicest staff member Julius was amazing. He is very sweet. Nicest person I’ve met in a long time down here. The view is amazing and the rooms are well taking care of. We will come back next year and the year after that. Love this place.

This place was a timeshare exchange. There is no way this place should be called a resort. The rooms are dirty with mold in bathroom and refrigerator and so much dust and grime in the vents. So gross! The sofabed is so old the springs are popping and terribly uncomfortable. The kitchen was understocked. The tub didn't drain properly and mold in the jets of the tub. The washer and dryer didn't work well and the laundry room was disgusting. A huge cockroach darted across the bed! This is renovated? I would never buy into this "resort".

I think the place is nice (pricey but good amenities) however an event occurred where another guest spit on me! (5/4 weekend 2018) While they were evicted, (I think) I didn't press charges or ask for anything. The Hotel offered a comp weekend and I supplied all my contact info. They have yet to follow through! Staff was great during the occurrence but no follow up or comp! So in response to the manager, I got it today, 3 weeks later, addressed incorrectly, to Ridge VA should gave been Richmond, but thanks and my husband and I will come back!

I have been an owner at the Atrium for many years. I really enjoy frequenting the Ocean Sands. All of the staff are super friendly and helpful. Steve is an awesome guy, always smiling, polite, and a really hard worker. He is an asset to your company. Miya is amazing also. I appreciate your team and always enjoy my time here. Thank you!

My family and I stayed overnight in one of the recently renovated rooms. Management was very accommodating in letting us check in early which was fantastic. The room was tidy and clean, new appliances. We spent the day at the beach before retiring to our room later that evening. Soon after, the room adjacent to ours began shouting and playing loud music. Not a big deal, wasn't much of a disturbance. There is a window A/C unit in the bedroom with an exhaust fan that pulls the air into the living room/kitchen room. The fan was loud enough to drown out any noise. The main issue arouse when we were out on the balcony and neighboring unit was smoking and yelling at people walking the boardwalk below. A call to the front desk resulted in a response that the "no smoking policy" is a "grey area" that the clerk was unsure how much it was enforced, and it was a "case by case basis". Didn't bother bringing up the multiple "no smoking" signs all over, we were heading to bed and checking out early am. Overall, bed was comfy. My son slept well on the pull out couch. Beautiful view of the sunrise from the bedroom. He got a kick out of the glass elevator heading up to the 14th floor. Overall, decent experience.

Just here for 2 nights with some friends. The parking garage was a huge bonus for us. The room is nice. We werent expecting a kitchen area but it was also a bonus! Staff was really nice. Check in was quick and we are looking forward to coming back!

We love this place! We stayed here three years ago for cheer, and again this year for cheer. We loved the rooms, which had no issues at all. They are a decent size and the staff is very friendly. They always try to accommodate you. If we have to go again next year… we plan to stay here again. It's very close to convention center and plenty other fun activities. Thank you to the staff!

It’s a great resort with an excellent tequila bar and restaurant attached to the back side! I highly recommend it!

5 stars only because the front desk staff was so nice and helpful… and my room had a "Holy Bible" in the drawer of a nightstand, which was very comforting to see. *The room, however, was really 3 stars. For one, it wasn't as clean as I had expected. The carpet in the room I stayed in was dingy, warped, dirty, cheap and coming up from the floor in places. The balcony gives a great view of the ocean. However, it was dirty also! The table was dirty and so was the floor of the balcony. Last but not least, the bathroom's plumbing wasn't in good working condition. The sink faucet dripped, it took a lot of effort to turn it to stop it from dripping. In addition, the shower was very disappointing! The shower would not stay a consistent temperature. It was either too hot or too cold and would adjust by itself. The water was standing in the bottom of tub constantly, about 5 inches during my shower, and would not drain at all during showering. This annoyed me! After a shower, the standing water drained in 10 minutes, which caused soap scum settlement to remain in bottom of tub. So the shower was constantly dirty every day due to this clog… not to mention there is no regular housekeeping in this resort to clean the rooms daily. ✓I will not stay at this resort again if there are other cleaner and better resorts available.

Before deciding to stay here I had read the posts about all the upgrades to modernize the hotel including the rooms. Everything looked freshly painted with new flooring, appliances and furnishings. The one bedroom was comfortable for two people. The swimming pool area with hot tub was nice on the 6th floor. It had side windows and what looked like a retractable glass roof. Each unit faces the beach and has a balcony which overlooks the blacktop "boardwalk" used for walking with a separate parallel bike path. The staff was very helpful and took care of my concerns.

Super small rooms. Had to kill quite a few sand flies in the room. Jets in the tub did not work. Only one elevator for an 11 story resort.

It gets a three for the front office staff who took great care of us and the view. Nothing else. The cleaning staff needs to be retrained. Especially the bathrooms! Tub jets, floor tile, edges around room. Yuck! Simply spraying and scrubbing would have gone a long way. No excuse for it… this was the slow season! Unannounced remodel had workers the entire 2 weeks we were there smoking on balconies causing smoke to choke us off of ours. Little maintenance issues abounded from bad keys, to faulty lights, to broken doorknobs but I gave up… didn't want to be that constantly complaining guest. Be prepared for Friday and Saturday night late night noise in the hallways… rest of week was quiet. Lower your expectations. Its a hotel room with a kitchenette… not a resort.

Great place to stay 5/5. Great views. Located a couple feet from the board walk "which is actually made of very smooth concrete". Boardwalk is skateboard, rollerblading, and bike friendly or just a great place to go for a walk. The beach front is well maintained.

While the room may get a little cramped with 4 people as advertised, it was great for just the two of us. Clean and we'll kept. Ocean front balcony. Staff were all very friendly. This was an of season visit so there was a lot of work going on with remodeling and appliances coming in.

We highly enjoyed our stay here! We visited during the winter, so Virginia Beach is not very busy at that time, but our room was clean and spacious and had a beautiful view! We were able to wake up and fall asleep to the sounds of the ocean, every room on the property is an ocean view room. The room did have this few small maintenance issues that needed correcting, but the front desk staff was very helpful, and they were corrected immediately! They do a towel exchange, so you pick up a card at check-in, exchange it for a towel, and then have to return your towel to get the card back to check out. If you do not have the card at checkout, you will be charged. It's an interesting program, we did not end up using it, but we would have if we going to the pool! Overall a quiet property and a very enjoyable day!

Not a huge fan of the experience here. The rooms are so dang small here. I'd opt out of the kitchenette concept and take a bigger bathroom or a bigger living room. The room did have a smell of cigarette smoke but I guess this is what you get when bunking at the beach in a beachside hotel? The pool upstairs was nice and heated so the two boys really enjoyed their time there. We were planning for the noon craft event that was supposed to go down but it never happened. So that was unexpected.

First off I will say that my view was amazing BUT that is the only good thing I can say about this so called "resort". The room was disgusting & a big disappointment. The rug was dirty & the bathroom tiles were even dirtier. The kitchen appliances were so old & outdated. The refrigerator had rust on it & the top was dusty. The shower wouldn't even come on so I was forced to use the tub in which I had to thoroughly clean with limited bath clothes & towels that I was given considering there is no housekeeping. It was supposed to accommodate 4 people but I'm guessing 2 of them were supposed to be midgets since the living room quarters were so small. Once I got over that I had to deal with every time I left out my room my key would no longer work so I had to continuously go downstairs to get it reprogrammed. Once I got settled in on the first night I was awakened at midnight by the "housekeeping " that couldn't provide towels cleaning the room next to me. I would strongly recommend wasting your money on a low budget hotel. I guarantee it will be a lot cleaner.

Older resort with clean, spacious suites, and killer oceanfront views. Friendly, accommodating staff, fun activities, and great sun deck! Was vacationing with a group of family members and we had a ball!

Great hotel and timeshare resort that is in the RCI system and is right on the Virginia Beach boardwalk. The units are all ocean front and each have kitchenettes and balconies.

I stopped by the hotel while I was in Virgina Beach. It looked good and is located close to the sea and I entered many shops and restaurants.

Stayed here for a week for my honeymoon! Absolutely loved it. The room was beautiful along with the my view! The staff were so kind and helpful. It had everything I could've possibly wanted for my stay!

I am an owner and vacation here every year. I love the location. The rooms are clean but not very spacious … we are on the first floor and I love the patio… I have recently been taking my great grand daughter on vacation with me… she was 10 months old when she started coming with us. She is now 2 yrs old and my only complaint is that there are no sleep accomodations for babies and toddlers. Last year we were given a pac n play that was broken. I asked if we could use an air mattress for her and was told your policy does not allow it. Other then this… we always look forward to our vacation there.

Me and my Grandmother stayed at all three properties after our house was hit by Hurricane Matthew. They staff was helpful clean rooms and staying here made things less stressful while we lived here while our house was rebuilt. This resort is about family and this company cares about the guest and community.

Staff is extremely friendly and accommodating. They even picked up groceries that I ordered at Harris Teeter and delivered them to my room and put them away for me. The rooms are clean and comfortable. We love the balconies!

Have been an owner for a long time at this resort. Over the past year they have really cleaned up the hotel. Staff is super friendly, rooms are spacious and clean, and it's right on the boardwalk on the ocean. I look forward to staying specifically at this hotel every year and am always forlorn to leave. I can't imagine my vacation without staying at the Ocean Sands.

I would definitely recommend this resort to family and friends. The location is awesome, the staff are very attentive, the accommodations are clean and spacious. Step out the back door and the beach is right there! Don't feel like the beach. Take the elevator to the indoor pool. The food and drinks offered in the restaurant downstairs was fantastic. Tequila for days lol! I have no complaints at all. I included a few pictures of my view. You won't be disappointed!

Many months before the July 4, 2015 weekend, we had booked two ocean front suites for a 3 generation vacation that included a birthday and anniversary celebration. Grandparents, parents and kids. The day before my wife just happened to call them to confirm (something we never did) and she was told that they had sold out and our room was at their sister ocean key resort! The other resort was two blocks inland and at the far corner where the beach ends. They were not even going to tell us that until we arrived the next day in the late hours of the night, their plan was to spring that on us. What kind of customer service or strategy is that? "Sorry even though you booked months ago and paid in full, please drive here and go there. " We made many calls and emails begging them to please have our vacation. They were unapologetic and unprofessional. Ruined our vacation. We got our full refund despite their policies because Orbitz agreed they cheated us. Stay away from them, they will ruin your vacation and should not be allowed to conduct business in the way that they do.

The staff was great and very polite. We stayed on the forth floor, the room was a little dated color and equipment wise. There were small items which were damaged in the room, chairs and blinds. Otherwise it had a great view and was comfortable.

The room was extremely clean and fresh. The kitchen was fully equipped with main essentials and clean. The bathroom was spacious, jetted tub and equally as clean. And last but not least, the ocean side view was magnificent ♡ I will definitely come back to Oceans Sands Resort and highly recommend to others. Thank you OSR!

Really, less than one star. Room was filthy. Unit smelled stale. Tub, dirty, counter tops grimy. Dishes in the cabinets had food on them. Dirt on bathroom floor. Carpets needed to be vacuumed. Brand new balcony cruddy. I asked to be upgraded to a larger unit and was given a bunch of BS by front desk clerks and resort manager. Stay was horrible. I wish there was a way to post all the pictures I took.

A nice place to stay. Clean, quiet. The only problem I've had is I purchased a soda from the machine and it was HOT!

Room was a little small but it was great for a couple, not with children. The room was well maintained and clean. Front desk and housekeeping was great, didn't really need them a lot, but was there when I needed them. Halls was very quiet, (no partying from other rooms). Being able to wake up to the sunset and sounds of the ocean was so rejuvinating to the soul. Our entire stay was outstanding… Only issue we had was the safety on upper level parking, no cameras to monitor if something happens. great unit with the balcony, NO SMOKING! but great place to relax and clear your mind.

The people who putt one star got there at the wrong time and room.

We absolutely loved it! The staff were extremely helpful with all of our needs. A great big Thank You to everyone. The balcony's are beautiful, especially in the morning with the sunrise. The location is prime; beach and boardwalk on one side and the strip on the other. I walked the beach every morning and it was breathtaking. The room was clean and met all of our needs. The kids loved the pool and hot tub. Everything was within walking distance or if too hot took the Trolley. Seriously, a vacation is what you make it. The smell of the ocean and the sound of the waves, the beautiful sunrise & sunset, the delicious seafood & a drink called Orange Crush will forever be in my memory, thank you Waterman's. I met some beautiful people and plan on going back next year. I miss the beach everyday. I also miss turning in my towels for fresh ones — LOL. See you next year!

Hallways were dark, hot, and smelly. Single elevator was inadequate and required waits of up to 20 minutes to travel on it at peak times due to guest volume. No parking spaces available when we got there. Attracts a client that is more prone to noise and rowdy behavior. Great for the spring break college crowd, bad for anyone else.

My husband and I have stayed at many hotels over the years. First off, we open the pull out sofa bed and there is a baby's pacifier in there. The halls and elevators were stifling. I went downstairs to the front office and asked for coffee and they asked me if I had coffee in my room when we checked in. I told them I had one package, which makes two pots of coffee. They told me "sorry that is all you get", are you kidding me! This is the only hotel I have EVER stayed in, that when asked, did not bend over backwards to accommodate a guest. I guess that is why they are rated 3 stars, lesson learned. I would not recommend this hotel to my animals!

Got this unit through a travel planning business. It is a timeshare hotel mostly, and this travel group gets the rooms for us. It was here or 2 other places. This was the only one that was on the beach. Pros: It's on the beach and boardwalk and surrounded by typical ocean front stores and restaurants with things for the kids to do. 4-wheel bike rental is right next door as well. Nearly full kitchen with pots, pans, cooking utensils, plates, bowls, etc. The staff was nice, and helpful when they could be. Cons: We were there in August 2013 and the rooms and hallways were HOT!. Only the bedroom had an airconditioner. When you close the door, the kitchen/living room area gets in the 80's as well as the bathroom! They have a switch on the wall that turns some sort of vent on in the bedroom to suck air from the top of the bedroom and into the kitchen/living area. It didn't help at all, and was too noisy. We ended up moving the queen bed to the wall, shifting furniture around, taking the mattress off the couchbed and putting it on the floor in the bedroom so my family of 4 could sleep in cooler air. We would put our kids to bed first, stay up in the heat watching TV or whatnot, then have to sneak into the bedroom to sleep. Not a great feeling each night. The bathroom has a counter that extends over the toilet so you can't put the seat up. So for guys, you have to have real good aim or hold the seat up while you go. How dumb is that? The indoor pool was like bath water.

It's ok… Unit we got had grime in bathtub, air conditioner, in the kitchen sink drain, in the coffee maker filter. It looked like it hadn't been scrubbed in years. The wall jets in the hot tub are broken, (the attendant said they had been broken for years) the hot tub was only lukewarm, and the heater for the "heated indoor pool" was broken. Also, our bathroom floors had grime. The whole place is pretty rundown. It's my mom's timeshare and my first time here; you would think for the purchase price and the yearly maintenance fees you'd be getting better than a run down 70's feel sort of place. Every unit has an ocean view and we are literally right on the boardwalk, so that's a big plus. If you're purchasing a timeshare, I would not recommend buying here unless it's the only place within your budget. Even still, with the $5000 plus purchase cost and the yearly fee of $500 it just doesn't really make any sense.
