Not sure why this spot is called a Bed & Breakfast since the proprietors make it clear (after you book) that they don't serve breakfast. You might want to change the name in Google and on your website so people don't get confused. Every door opens with pass coded locks. Room was decorated nicely. Didn't appear there was management on site, although they were prompt to answer the phone if I had a question. It is an impersonal B minus B but will do in a pinch since nothing comparable seems to exist in the neighborhood. Don't expect someone to greet you at the door.

I stayed her for my birthday weekend. I loved it. Such a cozy place. It was very enjoyable and I’m sure I will be back again.

The Bella Vista Bed & Breakfast is charming place to stay and gives you access to a beautiful little neighborhood with great food, shopping, and museums all within a short walk. We were surprised after we booked to learn that they didn't serve breakfast since "breakfast" is in the name, but there are a few great places close by that solved that issue. My wife and I manage a Bed & Breakfast ourselves, so I'm sure we're more nitpicky than most but some updating could be done to paint, peeling (or missing) wallpaper trim, etc. Nothing that would tarnish the historic look of the home, but some restoration work would make this place perfect. All in all, we enjoyed our stay and would stay again if we're heading to the area.

I've stayed here close to 20 times. The staff and the owners are great. It's in what may be the best neighborhood in Philly for everything cultural and gastronomical and the neighborhood is a safe as you'll find in any city. I guess I like it.

This is not a place you go for the breakfast. BUT there are 3 amazing breakfast places within two blocks, one right across the street. And 5 (or more) fantastic restaurants for dinner within 3 blocks. They have the coolest rooms in one of the best and safest neighborhoods in any city anywhere. The hosts are gracious and their staff is courteous and efficient. If you need more, I'd suggest a 5 star hotel. Been coming back for over 5 years, 10 — 20 visits and WON'T stay anywhere else. The suites are awesome, some with decks and perfect views of the skyline. Am I missing anything. Probably. Thank you Barb, Dan, Brittany and Maura.

Nice little apartment feel room with great antique decor. Parking is a nightmare but there is a deck 3 blocks away.

Lovely stay in the Evening Star room made more special because of the open air balcony. At 3pm guests are treated to bagels, fruit milk and juice. The owners are present and wonderful hosts.

Always an amazing place to stay. I've stayed here quite a bit on my trips to Philadelphia. :) Everything is very close and easy to walk to if you plan on being around center city, old city, south street, south philly, etc. The hosts are wonderful as well. :)

The interiors hallways, stairwells and rooms are tastefully kitschy, quaint and charming to the point of stunning! Antiques, interesting accents, artworks create a dreamy atmosphere. Inexpensive, comfortable, well — outfitted, well — run but without human presence.

Such a quaint adorable bed and breakfast. It was in the best location. We walked most places in 10-25 mins. I felt safe walking at night. They left bake goods for us. Had water and juices in the fridge. I liked that I didn’t have to keep up with the key there was just a code for the front door and our room door. Took off a star for the bed it was uncomfortable my back aches after each night rest. Overall I enjoyed my stay. It was quiet and affordable.

The rooms we very cozy and the location was great. It's is a keyless BNB so you are sent a code prior to your arrival. The only drawback is parking. If you do not plan on venturing outside the city you should only use cabs.

The Bella Vista B&B is an incredibly pleasant and well-appointed facility. We enjoyed our stay immensely. Our room, the Bohemian, had a lovely horse theme to it all throughout. The bed was perfect, air conditioning temperature control was spot-on, plenty of storage for clothing, and the food was just what we needed. My girlfriend Maxine and I will recommend your B&B to others and will stay there during our next visit to Philadelphia.

Loved this place, there were two rooms on our floor which shared a kitchen and bathroom but we rarely saw our neighbors although the other room changed hands a couple times. Cupboards are stocked with everything you need to cook and the fridge always has bagels, cream cheese, toast, milk and cereal… no hot breakfast though. Everything you could ever want to do is walking distance, and South Street is only like a block away. Keyless entry so you get an email with the code for your door and the front, so you don't need to check in. We had a balcony with an awesome view and swing, and every room is different and decorated oddly.

The room was clean. I liked I particular the design of the room and close proximity of the hotel to the center.

My husband and I stayed here for my birthday weekend. We stay in the Oasis room… well, suite. The decor was quirky-victorian, like I expected… the bed was just right… there were no problems with internet or TV… no problems with noise made by other guests. The size of the accommodations was large and bright. We walked to several places including Pat and Geno's… Washington Square, the Liberty Bell. The parking is easily 2.5 blocks from the rooms. The owners provide a light breakfast fruit and bagels. If you want a "real" homemade breakfast, try Sam's Morning Glory Diner, reasonably priced but bring cash… no credit or debit. The owners also provided an excellent guide of their favorite places to eat. We chose Dante and Luigi's for dinner… make a reservation and enjoy authentic Italian food. We enjoyed "our" weekend so much we are thinking about bringing our boys next time.

This B&B is very convenient to the historic area, Society Hill and South Street. The Victorian room had a spacious kitchen and bedroom with unique, fun decor. The breakfast was continental style and adequate (although uninspired). We never met the innkeepers at all, though another guest mentioned that she had. All in all, a clean, safe harbor in the right location but lacking the personal touch that would elevate it to a great B&B.

This BnB is in a great location, and reasonably priced compared to area hotels. The room is clean, spacious, and cozy. The only reason for 4 stars is that they do not serve a hot breakfast. However, lots of breakfast options are in the room and they are restocked daily. I would most definitely stay here again in the future.

So far enjoying our stay! The rooms are keypad locked, and it took one or two tries to figure out how to lock behind us, but no problems after that. Entry instructions were emailed with the reservations, which was helpful during check-in. Breakfast and amenities are in-room for our lodging, with a selection of breads, cereals, spreads, coffee, tea… So great that we can have it at our leisure! The rooms themselves appear converted from a rowhouse, but the room is spacious and has a modern bath with whirlpool. Lots of interesting shops and restaurants nearby, and a great price for the location.

The Hotel is a little bit hard to find from the outside. The hotel has no elevator. This could be a problem for some guests espacially if you have your room on the 3rd floor. Overall we had a great stay at this hotel. The rooms were very clean and the design of the rooms was just great. The breakfast we had in our room was great and more then enough. We will suggest this hotel for sure.

We stayed in the sunset room. It was terrible. Immediately after entering the room, I was struck by these cheap horrible decor. Looking up the ceiling, the cutoff ceiling tells you this room is half of an original room. It has a weird proportion, more like a tiny square room. The closely spaced wall paired with a high ceiling generates a sorta of repressed feeling. The breakfast such as toast are stale and unwrapped, causally placed in a plastic container. The nonadjustable shower head is set in such an angle that water shoots off towards wall, I could not even get my feet wet. This is by far the worst place I've stayed for the similar price range of B&B. Did I mention I was totally weirded out by the freaky statue outside the rooms?

This place is a hidden gem! My boyfriend and I stayed for the weekend in the Morning Glory suite. The room was beautiful, spacious and clean. Light breakfast fare was provided in our room as well as a fully stocked kitchen on our floor. Within walking distance of shops/restaurants on South Street. Great value and highly recommended!

This place was amazing! Truly one of the nicest hotels we have stayed in, the ratings do not do it justice. You absolutely can not beat the price for what you get, and its incredible how close everything is to there. Definitely a highly recommended place!

Lovely room. Homemade muffins & other baked goods. Home filled with antiques & period pieces. Owners are very kind & helpful for pointers on what to do. Great location-walking distance of Old City and Italian market. Amazing foodie places 1 or 2 blocks away! Best Bakeries in the city are here. Very safe neighborhood with anything you could want or need. Whole Foods and the Magic Gardens 2 blocks away.

It's well maintained and clean. The homemade muffins were delish. The owners are very pleasant and answered all of our questions. It's close to anything and everything. The Italian Market and South st. They also recommended a beautiful romantic Italian Restaurant to have dinner in.

Do not waste your time. Major complaints: 1. Lopsided mattress. Half of the bed was higher than the other side. 2. Bed was uncomfortable 3. The air conditioner barely worked and did some type of power cycle every 5 minutes. (sounded like a treadmill revving up) 4, Absolutely no parking anywhere nearby. I had to park over a half mile away. 5. You have to GUESS which room you are staying in because only some of the doors are labeled. Pros: 1. I had a place to stay 2. Complimentary muffins were tasty. * This is my first bad review out of all the hotels I have ever booked. I would have rather slept in my car.

I could not have been happier with the accommodations and service at Bella Vista Bed and Breakfast! The location is within walking distance to all attractions and I felt very safe in the beautiful well kept old neighborhood. The hosts were very accommodating and totally came to my rescue when other plans fell through and I needed a place at the last minute, making a room available to me. The Morning Glory room was very clean and bright and beautiful. Having fruit, cereal, toast, muffins, and coffee right in my room was so very convenient and easy. I would definitely stay there again and wouldn't hesitate to recommend it to friends and family.

Stayed in the Sun Rise room, which is nicely decorated and very comfortable. Shared bathroom and small kitchen area, but cozy. Bed was good, and owners communicated well with us.

Well. I guess you get what you pay for. Rooms are not bad, but the breakfast was a few wrapped pastries in the hallway.

Hidden gem! We had a great time here! Best location in Philly! I highly recommended it!
