Just wished the sink was not in the room this way there would be place for a dresser. Next time I hope to get a bigger room. Otherwise everything else in terms of location cleanliness service and appearance was really nice.

A hidden gem. Our stay at Charm Guesthouse was delightful — a true dose of "southern hospitality". The property manager Don truly goes above and beyond to make you feel at home once you walk through the door. We loved the multiple locations on the property to just kick back and enjoy a hot coffee, cold beer/wine, or to simply escape the mid-day sun. … The property has a "come and go" feeling to it with ample privacy. The breakfast bites and coffee bar was an amazing touch to start the morning just as you would if you were at home. Our room was incredibly clean, the sheets were soft, and the mattress was comfortable. So pleased to find a mini fridge and cable TV too. Most importantly we felt incredibly safe. Thanks for adding to our great vacation!

Absolutely lovely. Couldn't recommend Charm more! Don is fantastic, super accommodating, and a generally friendly guy who clearly loves what he does at Charm. The room (number 2) was gorgeous, well kept, and the bed! so, so nice! The breakfast bites were great, and just what we needed to get started for the day. The front porch is beautiful as well — great for sitting in the sun during a nice morning. We'll be back — thanks so much for your hospitality!

Great guys running this place. Give it a try! I have known them to be great innkeepers and really nice people. The rooms have been redone and are fabuolous.

Great inn. The elephant walk was a very unique experience. We circled the place a couple times before we entered but when we did finally come in, we were all exhausted. I was lucky enough to be thumbed around the place by the staff. They were very passionate and it was exciting. If loving the elephant walk is wrong, I don't want to be right. One week update: the second time is just as exciting as the first. U would think the elephant walk would lose its novelty but let me tell it that it does not.

I am blown away. This is an incredible place to stay. Incredibly friendly staff, great location, amazing house keeping. The shower, I have to mention, is the greatest shower I've ever used. Seriously, I feel silly saying that but it deserves to be mentioned.

Very comfortable hotel, rooms clean and tidy, the price is cheap.
The hotel was interesting and intimate, warm and comfortable, spacious and bright, Clean thrifty, the new fashion that get accommodation, experiencing newly. We love it!

I had booked a stay here for two nights. When we first got to the place the owner was very charming and nice. Once booked and paid, he became mean and angry. He was drunk and belligerent. After spending a few hours with the Provincetown Police, it was clear that his behavior was known throughout the police force. We left after the first night and had an amazing time at The Waterford. Do not recommend.
