Dock House Inn Motel

Even tho the main light to the room didn't work, the A. C. DIDN'T work worth a hoot,
someone came and got the dirty towels I laid OUTSIDE the room, they WEREN'T replaced…
the room was clean. Extremely small kitchenette and bathroom.
oceans only a few blocks away was my highlight.

Stayed for just an overnight. Room was clean, beds were comfortable. Had a small frig with a stovetop and sink, microwave, toaster, coffee maker and plates, cups and other necessities. The location was not near the main area but a short walking distance. The outside appearance isn’t the greatest and does need some updating but it was satisfying. Staff was very nice. I definitely would stay again.

Great location and friendly staff… Room was clean but air conditioner didn't work… Bathroom door didn't close and there's a car repair shop behind it that dumped some chemical that smelled up our room (Windows open because ac didn't work) and we had to buy toilet paper in the morning because the office wasn't open till 9 and we didn't realize they didn't leave a full roll in there. 4 people in a room, you need a full roll.

I read a couple so so reviews but We were very happy here. They let dogs stay too and theres a great dog park next store. I wish I coulda stayed longer.

When my husband and I were looking for a place in Old Orchard Beach we were limited to places because of a puppy we had with us. After we booked it we started reading comments about the place and we were concerned. I found out there’s new owners and this place is amazing, clean friendly and great location. For those who had a bad experience in the pass, all I can say is things changed for the better.

Only thing good about our stay was the location. The pillow had black spots all over it. The bathroom was discusting Black around the shower rusty sink faucet and it barley drained also along with what looked like mold on ceilings and hair in shower. Not worth the money we spent the photos online are not what it’s like in person other then the yellow walls.

Location is the only thing that this hotel has in their favor. They are within walking distance of the pier and beach. When we got there and checked into our room, the toilet would not flush, a puddle on the floor, and there was a musty smell in the room. We went directly to the office and told them about the issue. They sent maintenance to fix the problem, and ended up having to put a whole new toilet in. We asked for another room, but we were told there were none available and waited over two hours to have the issue resolved. We were not offered any reimbursement. We stayed three nights, and the whole time we were there the room felt damp and musty and we woke up with sinus issues each morning. I am not sure if this is all the rooms, or just the one we were in. However, there was a thick coat of dust on the window AC unit, and dust in other places throughout the room. It was a tiny room with no room to even hang clothes. No coffee maker was available. There were also patched holes in the bathroom that were not even painted over. Towels were not replaced daily, or even offered. All the laundry appears to be done in the office area with no professional cleaning company. The sign outside the hotel did not even say "Dock Side Inn" so we had a difficult time finding the location. Overall, we were disappointed in our stay here, after traveling all the way from VA.

If you like cockroaches, stay at the dockhouse inn. No cleaning service, rooms/bathrooms too small, and very outdated, rug was constantly wet from the AC And AC didn’t keep the room cool. Not kid friendly at all. Room smelled damp, no room to cook, loud neighbors. The icing on the cake was finding a cockroach in the bathroom. If you arrive at the Dockhouse Inn, put your car in reverse immediately and seek better shelter!

Had a two night stay it would be nice if there was any housekeeping done.

Stayed 3 nights. Room was very clean and perfect for 2 of us. Close to the beach about a 5-10 minute walk. Management is on the premises If you have an issue. Store and nice park next to it. Seating outside of each room and a well kept pool. Down side was there wasn't a coffee maker in the room, house keeping didn't come every day and when they did they didn't leave more towels only took out the trash. Would stay again. The price was great and the location was too.

I'm giving 2 stars instead of 1 because it seems like the new owners are at least trying. When we showed up to check in at 4 p. M. We were told that the room wasn't ready yet but they would take some payment off and to go hang by the pool until it was ready. Totally fine by that. Then we go to the room to shower and the owner jokingly said we probably shouldn't because of drainage issues and then said were fine but to "keep it short". Even with short showers the shower completely flooded out. That was also sort of acceptable as we were warned and there was a plumping crew there to clean out the drain, which they fixed before we left for dinner. The real issues came with the lack of management on everything else. We didn't come back to our rooms until 130 in the morning and there was a huge family outside of our room smoking lots of things, shooting up, being loud, and passing out on the porch. We waited until 230 for them to quiet down and we ended up driving 1.5 hours home. We would have rather slept in our bed for a couple of hours than listen and deal with that for the rest of the time. Management sleeps above the office so its not like they couldn't tell what was going on. There were crying babies, could smell the weed from a mile away, and a used needle was in the parking lot. We won't be back. And the sign out front still says a "Luxor Hotel".
