The staff is very kind and helpful and the rooms are really clean and nice.

Older hotel but great room. Cleanroom bed and bathroom. Great location to the small town (walked to main street a block away) and callaway gardens. The stores and restuarants close at 5 during the week so unfortunately we didnt get to eat or shop like we planned. Will stay here again if need be.

Stayed in 214, linens and floors were very clean, air works well, very easy stay, I plan on coming back again.

We stayed here because of the reviews, but, it would appear no one stayed in the room we were in. All of the outsides of the doors are moldy. Inside the room, it looks as if they are upgrading a little at a time, which is good! The room had a new sink with a granite countertop and it looked like the bathroom had been upgraded. All the furniture was new except for the couch. It was freshly painted but sure did need a second coat. Unfortunately, the toilet had a pretty substantial scummy ring around the water. My daughter has a disability and can't take a shower. She couldn't take a bath, either, because there was an obvious dried scum along the bottom edge. We needed the sofa bed. There was no mattress cover and we had to sweep off the crumbs. I had to go to the office to get bedding, which was fine. There's not closet. The blanket had dried food on it. I went back to get the comforter because I didn't have it in me to tell him the blanket was disgusting. The comforter had dried food on it. The AC sounded like a freight train going through the room. It was not bad to sleep with after I gave it a good bump with my foot. I honestly don't require much for breakfast. I was a little disappointed. Breakfast starts at 7:00 and at 7:30 they hadn't put the waffle mix in the machine yet and the rest was pretty meager. The staff was very nice, though. It would have been a wonderful room with an unbeatable location if it had been clean.

What a great place to stay, with all this hotel/motel has done in the past year I want to say, staying here is always pleasant and the sheets smell really clean and fresh like as if they were just bough, so overall I give them a 5+, I will be staying here again!

Just ok, even for the low price. Has seen some improvement on the state of repair, but rooms still need a fair amount of work in the bathrooms, beds, and doors. Pretty dusty under the beds. Nice location in this town, within short walking distance of the shops. The breakfast is good for the money, but the owners watch you eating like hawks so you don't take too much. If some improvements were made this place would be hard to beat even if their room rate was higher.

We enjoyed our stay. The room was nice and clean. The breakfast was a great breakfast with waffles! So close to all of the activities in Warm Springs.

Great place to stay. Friendly people, clean room, a great find in rural Ga. breakfast not great, but adequate. All in all, I would go back.

Rooms were comfortable at a very reasonable cost. Got in to the room on a last minute request. They had a continental breakfast in the morning with waffles.

The bedcovers are stained with blood. The sheets are stained. The pillows are nasty. The tubs have nasty rings from not proper cleaning.

For the price, this was great — clean rooms, well-maintained building, helpful staff. We will definitely stay again when in the area.

Nice place not very fancy but you got everything refrigerator microwave little table pull out bed, your own bed, everything blow dryers irons they feed you some breakfast. Great place to stay.

We evacuated from Savannah for hurricane Irma and was here from Saturday until Tuesday. This place is exactly like it says, a quaint little country inn. We would definitely stay here again!

Clean rooms. NO BED BUGS! Comfy beds. Smelled nice. Great customer service. Nice for price. Decor and furniture are dated but great for price! Gotta love non chain hotels!

Really cute motel, however he beds were super hard and at about 1:30am someone was smoking outside and since the AC was on, the room filled with cigarette smoke and woke us all up. Other than that it was great. The staff are nice and super helpful.

The room was clean, but the bed was somewhat uncomfortable. The sofa, a pull out hide a bed type, was brutal to sit on. The room was spacious and the bath clean, with good water pressure. Also, the people next door were smoking on the sidewalk in front of their room. The a. C. Unit pulled the smell into our room. However, for 65.00 a night, not too shabby.

When I saw the photos of the motel online, there was one of a dingy couch. There are few options in Warm Springs, GA. So even after seeing the not so great online photos I took a chance on the motel. In the lobby were black leather chairs. I guess the couch from the photos went to the dumpster. The check in desk looked better than the online photos. The breakfast area was nice. The room was very clean. The dresser was colonial style. It looks dated but there was a flat screen TV. The remote to the TV, the microwave, and the fridge were clean. I can deal with outdated furnishings if things are clean. The staff was very nice. We were able to park directly in front of our room. In the morning, the staff made mini waffles for us. There were plenty of breakfast options for a free breakfast. Housekeeping knocked on the door at 9 AM, check out time is 11 AM. The hotel is in walking distance to downtown. The house next to the hotel has very interesting decorations all over the outside. The motel is around 3 miles from the Little White House.

So glad to have found this place. We didn't arrive until about 2am but the gentleman was very nice & got us checked in to a clean & nice room in no time. We liked it so much we stayed another two nights. Great place & nice area.

What a great surprise, so close to my work location, and just a skip away from Roosevelt's Little White House. The manager is very, very nice and professional. It is super clean, comfortable and cozy! I intend on bringing my husband back on a getaway, since this was a work week! :D.

Bed was uncomfortable. Rooms are not very clean and walls are thin. Breakfast doesn't include any meat, only portion is hard boiled eggs that you have to peel yourself.

Great place! Friendly, clean and absolutely affordable! Front desk/breakfast lady went the extra mile… she made our waffles and served us! She also was bringing out more food for guests that showed up after the 9:30 cutoff. If ever this way again this will be my place!

I would not want to stay here again. The room was dirty, especially the floor. The blankets had holes in them, there was barely anything for breakfast, and we could hear people talking in the rooms on either side of us so the walls are very thin. Also, there was only half a roll of toilet paper when we arrived so I had to go to the office to get more, and the fitted sheets kept coming off the mattresses as we slept. Overall just very disappointed.

The staff was amazing and very helpful. The place was clean-ish. There were a couple of things I would have preferred to be cleaner but overall the room and bathroom were clean. The hotel is definitely dated and could use some updating but it's cosmetic stuff mostly. We would most definitely stay there again and would recommend others to stay there.

Room was very clean, nicely appointed, and had nice amenities including refrigerator and microwave oven. Complimentary breakfast was a delicious added touch. Management and staff were friendly, professional, and polite. Much better than my experience in the area with other lodgings.

We had good time at this place. We been coming for cotton pickin fair last 10 years and we stay this place all the time. Perfect place in down town warm springs everything walking distance. they got new management in 2008. I dont know about the older reviews but we like it here all the time.
