We loved our stay. The pools are so clean. The lazy river is super relaxing. Bring your tubes though. The employees are so sweet. And the drinks at the bar are perfection! Highly recommend!

Fun and the pool was beautiful but they will tow your car. Put a warning sticker on my car that was in the driveway but a inch on the grass! Very dirty a rat almost ran in the hot tub when we were In it!

Check-in was fairly easy, had to wait about 20 minutes, for our Townhouse to be ready, but it was very nice & clean. Everyone is very friendly, polite, professional and helpful. This is a “Big Gated Community” and it’s filled!

237 Calabria Ave is the townhouse we stayed in. Clean and spacious. No issues at all with the townhouse. The resort pools were good and clean. We had a great experience here and I highly recommend.

Terrible customer service, very very rude and unwelcoming, holes in the floor of the place we were staying at, internet and cable didn’t work for half of the week we were there. Also the air conditioner did not work down stairs so it was hot all week and they wouldn’t come fix it. Do not recommend at all. Do not waste money here.

I tried to cancel they would not let me, nothing is open and the pool was to small for such a large facility. The person patrolling the pool area was way out of control checking everyone and I finally told him to stop it already the kids were only having fun on the lazy river, trying to go faster. Would not come back, to this place.

They call themselves family friendly but do not allow any food or drink besides water in. So you are forced to feed your kids french fries and greasy food. No one can eat from the same restaurant for a week! They literally patrol the pool. Everyone had to sneak snacks in for their kids. Kids eat every hour or two, there’s no other way. If you are going to call yourself family friendly then be family friendly!

This place is amazing, very good customer service and if you need anything they are just a phone call away. The place we stayed in for the week had everything we needed. We will be back the next time we visit the area.

The Pool area is good and it’s very close to shops, bars and eating places.
The town house is spacious and ideal for our needs but some areas inside need modernising.
Most of the staff have been friendly and helpful with two being exceptional and a credit to the resort.

Cockroaches ahhhhh they ruining my holiday all over the place. Great resort though. Really good pool. Only 2 bars and one restaurant but good. Ocal shops just 2 mins away. Our place was nice but we had cockroaches which upset me so much. We contacted direct to owners who sent exterminators next day very promt. Now im cleaning up dead ones ive counted 19 off diffetent sizes in 5 days. The villa is nice. Fairly clean. Ive been cleaning coz of roaches. Bins emtied regularly and everything works. Only 3 glasses in a sleeps 8 villa. The roaches were still roaming by end of second week so wouldnt come back. Owners did try but infested I fear as ive killed over 100 now near end of hol. Stressed me out. 3 star accomodation. 4 star resort.

I was very disappointed in this condo. First of having a fee for every little things is a bit much plus on top of paying for the rental. Two of the bedrooms were extra small and the tvs didnt work and closet space was not convenient for access. The dryer vent was cracked. Only two burners worked on the stove which made it difficult to cook meals and the oven barely would hear up. Usually toiletries are furnished but we only had one roll per bathroom. It said patio furniture available but only one chair was there and the panels were not in tact on the sliding doors. The handrail on the second staircase was loose. This is a safety hazard for anyone. The best part was the water resort park. Overall I am unhappy with this place. I have stayed at better places for the prices and money I have spent.

My family and I are currently staying here we are on our fourth of 7 days here and we have loved it we have nothing but good things to say about the place so far, I will say this, the reviews are scary if you've never stayed here before but if you will look 90% of them are from people that live above the Mason-Dixon line. I'm just saying this is the South we are typically not rude and when I was checking in there was some lady from up North rude as hell to the staff at the check-in desk you get what you give and if you are rude you're going to be treated rudely in return I'm writing the review because we are so pleased with our accommodations and the amenities here at the resort we haven't had any negative experiences and we are pleased with our condo it far exceeds what we paid for it! So all you snowbirds Yankees, whatever get the stick out of your ass and quit being so rude this is a nice place to stay!

We stayed here back in 2015 and our stay was great and decided to come back this year, needless to say it was not the same… the resort as a whole was disgusting. Flys everywhere around the pool area to the point you couldn't even sit comfortably without swatting them out of your face. The pool was dirty, specifically the lazy river. But it doesn't stop there. We rented a house from a terrible person who ran us out due to cameras in the unit and harrased us at all hours of the night, to the point we had to leave and struggle to find a new resort to stay at. I am from Ohio, thousands of miles away from home I had to try and find a new place to stay. Thankfully we did and we're able to at least enjoy Disney. But wait there is more. Upon us leaving the resort we were told by the owner that if we felt so uncomfortable because of the cameras and constant monitoring we could leave with a refund. No refund was given and no deposit was returned, all of which the resort can do nothing about due to the units being individually owned. Management is rude and units aren't very clean. I will never stay here again and highly recommend pretty much any where else but here.

Birthday stay gone wrong. We booked through Blue Ribbon Management. The house where we stayed for 7 days 2122 Calabria was terrible: dirty vents & fans. Very uncomfortable beds. Scuffed walls and doors. Had to request for the pots to be replaced bc the ones left where in terrible condition. Seriously, if you cooked on them you would more than likely have tasted metal. Only 3 stove burners worked. Some dishes and glasses were chipped. Mix match kitchen towels. We had a Christmas theme oven glove lol! The place was dated. Didn’t have a patio chair/table. As the other reviewer stated we had to come out of pocket to pay for dishwasher soap, toilet paper and paper towels bc only 1 of each was provided. Floors were cracked. Blinds were either missing or broken. Some blinds in fact where held by dental floss! & there was what appeared to be a bug inside the blender! The fridge light was burnt out. Blue Ribbon asks before you leave to either leave the used towels washed or place them on the side? Seriously, we are on vacation. *We were told the home owner lives out of state & in order for them to replace something they needed her approval. Thankfully the pots were replaced. But we were stuck w/ broken blinds and everything else as stated above. Service at the resort was poor — mostly young and unprofessional. If you have a package delivered the “resort” charges you $5 to accept the package and hand it over to you! If you need to print the first pg is free for by. 25 for other pgs.

My family is having a wonderful time here, this place is clean, peaceful, & very relaxing. We are about 25 min from Disney & there is a grocery store, CVS, dollar store, Gas Station, and a few restaurants a block away.

The location was great! It's centralized to many attractions as well as having plenty of options for food or grocery. This year we rented from a private owner and had a much nicer experience with the Blue Ribbon Management company than we have in the past several years going directly thorough Regal Palms. The home had many upgrades and was larger for a more reasonable price than going directly through Regal Palms. The resort amenities left something to be desired. In the past their pools were much cleaner than they have been in the last couple of years. Overall it was still a relatively pleasant experience, though.

First of all not returned me the return of $150. And not only that in the apartment that I gave was fatal the bathtub was with much meldo, was dirty the washing hand was dirty and also the plumbing in the sink of the kitchen the plumbing was broken and not had water cold all was hot them enchufles in the room not served nor had cable. Also we were for the 4 of July and to them two days were cleaning the ceiling. And I spent in that time and pulled all the garbage without look who passed me fell all up my and not did nothing. We just left our room on 01/01/2016. We rented 3948 Calabria Ave. This trip was to be a stress free get away, as we recently lost my stepdad suddenly and my family just wanted some down time to relax and regroup. From day one, we experienced one issue after another. Broken tv's, broken and extremely hard, old beds, master shower wouldn't drain, broken and filthy couches, paint slopped all over the counters, trim, etc. Dryer didn't work properly, no clean towels upon arrival, missing lightbulbs in lamps, nonworking stairwell lights, and we had NO TV or internet for the entire duration of our stay! We used the pool one day, but the water was very cloudy. The fountain was out of order and had a horrible smelling sludge in it. The poolside bathrooms were filthy. I purchased two drinks at the lounge and when I asked how there was over $3 in taxes on $15 worth of drinks, the bartender simply said "oh I know, I wish they would just put the total on the menu, so people would know"… I threw a tip in her jar, left and then went through my receipt, only to find out her gratuity was included! She watched me tip her TWICE! I notified Sue, the property manager several times, and the booking company we used, and while the one broken bed and broken coffee pot were taken care of, nothing else was ever resolved. There was simply a blame game constantly going on! I am currently working on getting a partial refund, which is not likely going to happen!

Don't get fooled by Owner's response in these reviews, they just want to look good on Internet. If they really valued the reviews, then there shouldn't be so many negative reviews. 1. Customer service at the front desk is extremely poor. We stayed for about a week and our access cards didn't work near the gate on 3 different days. When I went to the front desk, the lady was not at all friendly. Her response was it's just a magnetic strip on the cards and they might not work all the time. 2. Carpet in our unit was sticky in some places and was very dirty. 3. Half of the bulbs didn't work in the unit. Lamps were very dirty. You don't even want to touch them accidentally. 4.2 burners in the kitchen were not attached to the stove, I had to do it myself. 5. Furniture was very old. It was broken and having stains. 6. Both TV's in the unit are old picture tube TV's. Living room TV didn't even work properly, it was flickering on half side and remote did not even work. 7. Master bedroom bed was OK but all other beds were cheap ones. 8. My wife purchased a swimming skirt at the shop. As soon as we paid for the skirt, my wife asked if she can take a different color one. The lady didn't agree and said all sales are final. Ridiculous. Why am I giving 3 stars? 1. Unit is spacious. 2. Bath rooms were clean. 3. Kitchen was clean. 4. Washer and dryer were very helpful. 5. We used to leave in the morning and used to return very late in the night.

Everything was so nice. The unit was spacious and clean. My kids loved the pool area. I would definitely come here again!

Was told we would have 3 bdrooms. One with king, second with king or queen and last one was scheduled to be twins. Got there and received 2 rooms with twins and one king. None of the TVs work or even have cables going to them. One bedroom doesn't have smoke detectors or even a light. Called and they said sorry but they don't guarantee beds but only sleep count. Stated maintance would be there within a hour so now we are waiting around. I dont know how they could rent anything where nothing works and not know. They said our resevation must have reserved it through someone else but we did it direct. Condos look nothing like pics. Broken tile and grout all messed up. Update — — — cockroach found the side of our hair brush handle today and took pictures. Update number 2. Left message yesterday and no one called today. Just called them back and they stated sorry and could have someone out in 2 days to spray. We leave in 2 days. Said sorry and nothing else they could do.

The units are very spacious. Our homeowner regularly updates unit. The pool is fantastic. Kids love the slide and lazy river. Very close to attractions.

Decent place. Not busy so its easy to get in and out and around. Nice pool. We had difficulty with the maid service getting the room cleaned and fresh towels when we came after the cleaning day. The rooms are nice with good furnishings.

Love the gorgeous gated community as you drive in. The condo is clean, spacious and we'll suited for family of 6. Our children love the pool area with the slide and lazy river. Perfect place to stay while enjoying all the parks in Orlando.

Frist time stay at Regal Palms, the price was good, and in the two units we had (I booked two 4 bedroom villas) you get what you pay for. We (my family and I total of about 20 people) were only there for two nights. Please get as much details as you can from the person (s) or agency that is booking your stay If not you will be hit with “surprise” when you get there. (I cannot speak for the other units) These Villas are privately owned what you see on the photos may not be the same villa you are booking “trust me”. There will be a onetime cleaning fee per villa (in which they forget to clean all area of the place) and a daily resort fee. The front desk is only for Check-In and Check-out. There is a number they give you to call, the property manager. (I called several times the line was always busy then a voice mail comes on to leave a message and the mail box is full). I went to the front desk and told them I been calling this number and it is always busy they called and to no surprise they answered the phone and I spoke to the person on the phone to ask for another blanket she said that she did not have the keys and was unable to give me one (also bring any extra sheets and blankets). Both of the villa had dead bugs on the floor there was a vacuum cleaner so we cleaned the place ourselves. Told the front desk and all they could say was we’re sorry and they looked around at each other with that look, the dead bugs again. The carpet was dirty (need to be replaced).

So far this is our first day/night here and already… Shower dirty Microwave broken Window broken in kitchen Toilet seats don't stay up Back door didn't lock only bar Ice machine broken Carpet dirty Room keys didn't work had to go back to get reprogrammed No laundry detergent No sponge No dish liquid Dirty plate and bowls Stain on boxspring 80% of outlets don't work 1 rag in master bedroom Didn't mention resort fee until we checked in Shower tub drain is clogged in master bedroom Pretty disappointing we payed a lot of money to stay here and it's worse than a sleazy motel. Can't wait to see what happens to our deposit. Do not believe these 5 star reviews. This place sucks. At least we have our friends. EDIT: the rest of the stay was just as horrible. I will never stay here again. We stayed at Valero 227. Horrible experience. Never. Never. Never. Again.

Just returned to uk from there really nice and clean resort. Pool was great. Food was a bit limited but staff was good. The house I stayed at was 4 room really nice plenty of towels, clean, just everything that I needed there really. Just a bit away from gift shops etc but if you drive you are around 30 min from Disney land and the main strip but if you don't mind that should be ok. Well deserved 4

Our 4 bedroom house was nice — no complaints there. The grounds are beautiful but the staff were unfriendly and seemed annoyed when asked questions. The pool and lazy river look beautiful but the water was nasty! Cloudy and dirty. Looked like it hadn't been cleaned in weeks. The food at banana jacks is terrible. The drinks are fine… But overpriced. My advice is to find a better resort that actually cares about customer service.

Flroida Getaways Property Management is the worst company in the area. I am appalled that you, Regal Palms, allow such a deploable company to manage locations in your resort. They are unprofessional. I was originally suppose to stay in a Regal Palms villa on Bergamo Dr. After arriving and checking in at the front office, I arrived to the villa to find out that no key was available. The property management company told me the previous 2 tenants did not leave their keys. The moved me to another location out of the resort, but I still ended up paying resort fees for a resort I did not stay at. I hope that you begin working with more respectable property management companies. At that time, I will begin to stay at your location. Florida Getaways are the worst!

I honestly can say, without a doubt, that this hotel sucks. This is the second time I've stayed at the hotel because I attempted to give it a second chance, but I just couldn't do it. The first time I stayed here there's was no hot water, one of the beds were broken, and it slightly smelled. Today when I come back, it smells even worst, there are stains all over the pillows, one of the beds are broken, and I received 2 twin beds instead of a queen bed. My recommendations is for the resort itself. Nobody should stay here till they upgrade. They need to update their beds, they need to make sure to completely clean the rooms and make sure they are actually READY to serve guests. do not stay here. Save yourself.

Normally I wouldn't spend the time the write a review, but I felt I needed to warn others. I had a wretched experiences similar to other negative reviews, but wanted to provide another example of the level of rudeness of one particular "manager" named Alex (who wouldn't even give me his full name — perhaps afraid to take responsibility? ). I checked in in the evening, and a pleasant staff member helped get everything all set. When I got to the townhouse I saw some bugs crawling around (ok, I'll live) ; there was a putrid smell (ok, I'll still live) ; there was hair on my clean bed sheets (not happy, but I'll live) ; I open the oven and find moldy food perfectly lying on a baking tray (really not happy, so I call the quality assurance representative to report this issue so I don't get a bizarre cleaning fee) ; finally, I open up a cabinet and find neatly tied bags of rancid TRASH from previous occupants (I call the quality assurance rep again and no one picks up then or during any of my subsequent attempts). I go to the front desk, and the woman who helped me earlier was sympathetic, listened to my concerns, took notes of the issue, and called their own private line to the quality assurance company. Since I was charged an exorbitant amount for a cleaning fee, I requested a partial refund, and she said she would take care of it. Next morning, I go to check out, and Alex is now at the front desk.

Oh my. Where to start! We arrived to find the keycard lock on the door was GONE. As in, the locking mechanism was gone and there was an open key hole and slit in the door. The management company (which just so happened to be Regal Palms Resort Spa Management, LLC) would not answer their phone nor return our messages so the front desk had to contact them using an emergency number. I forgot to mention it was after 8 at night, raining, and I had 3 tired children in the car. A maintenance man finally arrived and gave us a key. Stating that it was the MASTER key and that there was no other way to open the door if we lost it. He also stated that he would have the lock pad changed the next day. This never happened. My children were terrified that people could look in and attempt to enter that they attached a wash cloth over the opening every day (7 days! ). The BEST part was when the hot water heater stopped working and we went without hot water for. Going on 2 days now (yes, we are still here. Checking out and going home tomorrow). The resort refused to relocate us and said that we had to contact the management company and that was the ONLY thing we could do. After some internet investigation. I learned that the unit we are staying in. 2142 Calabria is under management of. Yes. REGAL PALMS! I have been leaving messages with this company for 2 days and still. No hot water! In addition to my NUMBEROUS phone messages, I emailed the company twice.

Stayed for 3 nights. They allowed obnoxiously loud underaged parties without taking responsibilities. Pools are dirty and unsanitary. Bar drinks are over $10 for a small cup of low grade alcohol. Public bathrooms are dirty and not maintained. Looks like the security gates are not hard to get through the. Avoid staying here. Did not feel safe with my family with children. Lots of other options for the price for visiting Orlando and surrounding area.

As an owner I was impressed with the quality of the construction. The townhouses are large, modern, and normally well maintained. Florida has experienced lots of ups and downs over the last several years. You cannot beat the value that Regal Palms provides. The owner managed townhouses provide the best value.

As on owner of a 4/3 town home I would like to clarify things. Most importantly is that each unit is individually owned and managed. RPRSM is the on site company but they don't manage all of them. There are probably 50+ other management companies operating here. The front desk has no control over issues with unit when it's managed by off site company other than to provide information on whom to call. We had stayed in a unit prior to purchasing ours and had had some issues also, and the owners were not responsive. We vowed to not be that way with ours. We now use RPRSM and are satisfied. Are there problems sometimes, yes but it can happen with anyone. Our management company replaces linens and towels twice a year, conducts twice yearly whole house cleanings, window cleanings, carpet cleanings, etc. They try to be on top of all items which is what gives them the hospitality awards over and over. I would say some of the owners just want to bleed out the money from people staying while some care for their clients. So cleanliness has to start with the owners first. As for bugs, the outside is treated monthly and the HOA pays for quarterly inside treatments with Terminex. If the management company doesn't schedule or let them in then you have problems. Dead bugs or no bugs means it is being done. As for pricing I would be cautious on the lowest price. I BELIEVE that you get what you pay for here.

You know you are in trouble when they charge you $1.00 for tap water at the bar area, a bartender stated the owner keeps track of the plastic generic 6 ounce cups, OK, then why charge another $1.00 for a refill of tap water using the same cup? Hmmmmm, something is amiss here. HOWEVER, on a positive note, the banana jacks game room and 3 young teenagers that work there are very attentive and take pride in their work. We have been here countless times, the expansion to the game room is nice. The lazy river and slide/pool area is good for the families, but $1 for tap water and $1 refills in the same cup, (per the owner) REALLY? P. S. It would be nice if they did the one day pass for the pool/slide/lazy river area again, like they did last year.

Choose the right home, and you will have a wonderful holiday. If you pay $59/night, it should be no surprise when you discover a run down home — you get what you pay for people! Cough up the few extra bucks and stay in a nicer unit. Just take a look at the home away website, these are the homes that are taken care of and you can see by the hundreds of reviews how many satisfied guests there are. Regal Palms = VALUE, it offers wonderful amenities @ great rates. Pool, side, lazy river, spa, Tiki bar, DJ by the pool, arcade, weekly Dive in Movie and more! Big bang for your buck, just make sure you choose the right villa.

Amazing resort, excellent value, fabulous Entertainment, you can't beat that a resort anywhere in the country. Very warm swimming pool beautiful water slide. Nice music great food, beautiful homes very clean excellent service, very safe, fantastic location. We stayed in five thirty Calabria ave, the unit has three bedroom three and a half bathroom bright and beautiful view of the fountain and must do vacation.

Spa was wonderful. Had a girls day. Mani, pedi, facial, and massage. The girls knew there stuff. Thanx for a relaxed deserved day.
