The hotel room was very comfortable and mostly clean! The saltwater pool really does have things you can play around with. They also have the best waffle spot around. Unfortunately, it's not the best choice for vegans, but it's the perfect place for you and your family if you're not on a plant-based diet. This was the best place at the best price at the best location. It's away from the urban part of San Diego so you don't get busy noises.

Cleanliness is the key to this review, for my wife and I thats what kings inn offers. From the grounds to the pool and the room very clean. The beds were very comfortable. The front desk evening let us check in early after the room was cleaned. Definitely worth the price for our stay. We give this Hotel a 10 on a 5 star budget. I HIGHLY RECOMMEND, Kings inn, Thank you for making our stay the best.

Nice sized fridge, but no microwave in our room. Room service did a nice job. Food was pretty good. The pool was nice. No parking by your room at night. We had to park in front of the hotel and walk to the back of the hotel almost every night to get to our room.

Very nice and quiet place. Great spa nd pool that's heated. Convenient restaurants on site. Good food close is a plus. Beds are firm. Will stay again.

This place was great! Booking was easy, and the guy on the phone was super helpful with all the questions I had. We had requested an early check-in, if it was possible since we had a concert to get to by their usual check-in time which is at 4. He didn't make any promises, just said that he will leave it in the notes on our reservation, and if the room was available by the time we got there we would be able to check-in earlier. When we got to the kings inn, front desk was super nice, also very informative. Our room was available by the time we arrived which was wonderful! The parking is free, and we were able to park right in front of our room. The room itself was great! I booked the kings bed, poolside room. The room was nice and spacious! We had plenty of space to put all our things, even a safe to put our important stuff. The room was clean, the bed was big and comfy. There was a coffee machine, mini fridge, tv. The pool was clean, as was the Jacuzzi. The Amigo spot, and the waffle spot both were good, and came in handy since we don't know San Diego to well. All in all, my boyfriend and I enjoyed Our stay at the kings in. Will definitely return.

I would definitely recommend this motel. They have a great service and staff. The property is very clean. There are 2 places to eat right here if that is your thing. Old Town is a short ride from here. They have a very nice pool and spa area. Rooms are clean but alittle on the smaller size, and the bathrooms are small, the separate sink area lights up the whole room as it has no door. Yes they use white sheets in the beds.

We booked a room upon visiting for our son's graduation from USMC and were pleasantly surprised by its accommodations. The staff was friendly and helpful, the rooms nice and clean, the property immaculate. I especially loved having both a breakfast place and a place for dinner and cocktails on the premises. Would definitely book again, it's a great value.

Absolute on of the worst hotels I’ve ever stayed at! The front desk personnel were not informative nor did they offer any assistance with my luggage. It seemed as if they were hurrying me along to get to the next customer only there was no one in line after myself. Checking into the room it smelt like body odor, one of the trashes were not taken out and the air conditioning unit made a terribly loud noise. The beds were highly uncomfortable as well. The area surrounding the pool seemed outdated but nice until I noticed they had a DESIGNATED SMOKING AREA right next to it! Disgusting! Entering the pool I thought it was a cute island set up very pleasing to the eye however the hot tub was absolutely FILTHY it should be required to have a much needed upgrade! I went to check out the guest laundry lovely to have that ability however they DO NOT provide detergent despencers nor to they sell any at the front desk. All around I will not be going back nor would I recommend it to anyone. Amigos Spot was delicious as well as the French toast breakfast from the Waffle Spot!

I loved the place. Clean rooms with everything you need. Very friendly and helpful staff. The pool and hottub were nice. They have two restaurants one waffle house which looked very retro and nice and a Mexican place. We ate at the Mexican restaurant, the food was great and we got a discount because we stayed at the hotel.

Surprisingly nice hotel! Clean rooms. Great staff. Everything is up to date. Reasonable prices. Free parking! As others noted, the rooms are small, but it was perfect for us the one night before our flight the next morning. They also had an attached breakfast restaurant and Mexican restaurant which was convenient.

The staff here was friendly and helpful. This isn't the best hotel in terms of quality, but the price is right. There is a little bit of 60's charm to this place. I would probably stay here again just based on the price alone. Everything was clean and updated.

Cool vintage roadside Motel with a modern touch. It seems like they are working through this place doing constant updates systematically without disrupting the vintage charm. The people were very friendly, and the waffle spot is a pretty darn tasty breakfast option on the premises.

Cheap Motel in San Diego. For no 50.00 Euro the night really recommended. Great value for the price. The room was simply furnished but tidy and clean. Checking in and out was easy.

We have loved our stay here so far. It is our new favorite place to stay as a family in San Diego. The location is great, the hotel itself is quite fun, and the beds are comfortable. There is even great food on site. Happy to have found it!

My sister and I just spent a week at the Kings Inn and we just loved it! The room was clean, comfortable and nicely decorated. Having the Waffle Spot and the Amigo Spot so handy was great too. All the staff were wonderful — very friendly and helpful. The Kings Inn exceeded our expectations and we will definitely be back! Thanks to all at the Kings Inn for helping make our vacation so enjoyable!

This little hotel diner/breakfast joint has the best waffles you can get on the west coast (since there's no Waffle House). The buttermilk waves are so fluffy and delicious, especially when served with crispy, thick bacon. This place will especially be a treat if you're from the South because many of the dishes are prepared in a more southern style. You can even expect good gravy and a capable mimosa if you ask for it. The prices also please, especially if you go with a platter.

Great, inexpensive centrally located motel layout with a hotel feel. Comfy beds and seems recently updated. The pool is and hot tub are really nice and beautifully lit t night. You feel like you are at a resort. Highly recommend this place.

Our stay here has been great. We traveled with our two little ones a 2 and a 1 year old and it has been a good experience. The staff is helpful and extremely friendly, they keep their rooms really clean and the pool is a gem. It's small, but it's definitely worth taking a look at. The restaurants on the property have made it convenient and easy to get what we need. We've really enjoyed our stay here.

Comfortable, clean and quiet place. If you go with children there is loan of board games, books and movies.

This Inn is very convenient because they have a 2 restaurants one for breakfast and another for lunch and dinner. They also have a pool and it is really beautiful. I highly recommend that you come here.

Convenient location right off of the 8 freeway. Located near historic Old Town where you can catch the coaster or Amtrak and there are many places to eat. Courteous and helpful staff. I would stay here again.

Very cozy, quiet and clean.

Easily accessed, nice pool and hot tub. Did not use the gym. There are two restaurants — The Waffle spot, and the Amigo spot. The Waffle spot has a great breakfast menu and I would highly recommend. The amigo spot on the other hand left a bit to be desired, the service was great, but our food seemed to be doused in black pepper. The room was clean and the staff was friendly and helpful. I would definitely stay again if I was on a budget.

Absolutely great stay! Kid friendly hotel for my whole entire family. The entire staff is very understanding and they accommodate to my 2 severely special needs autistic children. Thank you so much Kings Inn! We will plan to drop by the next time we head out to San Diego again the future.

So far OK. Room clean, bathroom unfortunately too small, smell in the rooms slightly grumpy. Staff very nice. Waffle and Amigo spot restaurants good.

Nothing spectacular, but ideal for a quick accommodation.

The King size bed is very comfortable, which is the most important for us. The bathroom is clean but small. Front desk staff is very helpful and kind. We enjoyed breakfast at the Waffle Spot and received 10% discount for staying at the Kings Inn. I wish they can do something about the smell in the room. We stayed at room 127. We will stay again.

Nice family Motel, well placed to radiate in San Diego (preferably by car even if there is a bus stop in front). The pool is nice. The rooms are of the correct size. The highway is a bit noisy when you are outside but not if you are in the room. The restaurant Waffle Spot is not really amazing, there are places much better in SD for brunch (Breakfast Republic for example).
In the end, the value for money is very good.

Love going to the Waffle Spot for breakfast. Staff is friendly and the food is worth the wait. They serve 2 mini-waffles with most entrees. Love the oldies music! Bonus, when the "Waffle King" is doing rounds.

Very nice hotel. Had breakfast at the Waffle Spot. Wife and kids all loved it! Rooms are very clean. I've stayed in the bigger name (and more expensive) hotels near Mission Bay. Never again. The mid-century theme is very cool. Next time I come back, I'll stay here!

Friendly staff, clean rooms and very comfortable beds. The waffle spot restaurant inside has a big menu and is very good. Bathroom in the room is very small and the walls are thin, so I could hear people walking outside and many of the guests were not respectful of those who are sleeping. I even had someone knock on my door at 2 AM. I didnt get up to see who. The pool and hot tub area is great. Clean and plenty of room to spread out. Great location, 5 min to zoo, 10 min to beach and close to a shopping mall as well.

Great location, and Reasonable rates. (Had a bad experience at another Hotel in CA but felt completely "SAFE'" in this Hotel!. ) Room was clean and very well kept. Atmosphere was welcoming and vintage. Great restaurant on site. Would definitely stay again!

Great motel, like stepping into a time warp. Reminds me of the vintage motel from the 70's. The manager at the front was nice. The room was clean. They were accommodating when I needed a extra bed they rolled one in without extra charge. Of course the roll away wasn't very comfortable but at least they tried. They also have a nice waffle house on the property. It needs a bit of updating but over great place. Took away one star because our neighbors were a bit rowdy and the hotel couldn't do anything about it.

Very friendly staff, nice sized rooms, clean, plenty of towels, really decent pricing and overall, a very pleasant stay. Check-in was a breeze; they're remodeling the lobby but there are large signs that clearly show where the temporary check in desk is located. The young lady that checked us in was incredibly friendly, gushed about the remodeling, provided a property map to show where our room was and gave us coupons for The Waffle place and Amigo Spot. Our room was the blue styled one with white diamonds and black & white photos from an old surf movie. The room was equipped with spare electrical outlets and a USB port on the side of the nightstand; with 3 of us in the room, we appreciated not having to fight for a spot to charge our electronics. The sheets were bright white and not once, during our 3 day stay, did we see any bed bugs. It was also equipped with a mini fridge, really appreciated that. Although we didn't dine at their Mexican restaurant, we did have our breakfast at the waffle restaurant. The restaurant could use an expansion and the waiting area is outside; probably due to the lobby remodeling. The staff was friendly, the service was fast, everything was cooked to order and our waffles were amazing! The portions will leave you with leftovers and that was definitely a bonus for us.

As per their usual operating procedure, I was given wonderful service by management and staff. I called at the last minute on the 17th and David Parrent was his helpful self and put me in a parlor suit that was just perfect for a traveling single. Because of the great price (and they were basically sold out of rooms) I was thinking it would be small and without the usual amenities but in fact had everything and the bed was really comfortable. The pool is always crystal clear and welcoming and warm! :) I had a late dinner at the Amigo Spot and was again very happy with the food and service. Stands to reason that I will keep coming back. Reviews often don't tell the whole story, however, in the case of Kings Inn in San Diego, it is the exact opposite. The hotel is very comfortable and clean with EXCELLENT staff whether in person or on the phone. Nice pool, good onsite restaurants, with free parking and Wi-Fi. Yes free parking and Wi-Fi. Not the newest or the biggest hotel in the valley, but one of the best. It just works.

I'm not sure why this place has such rave reviews. I seem to be the minority, but I was simply not impressed with our stay. First off, parking was a disaster. Free, yes, but I had to park on the opposite side of the property and drag our bags to our room. Then, we open the door to a musty-smelling, slightly damp-ish, warm room. I turn on the AC and hope for the best, but an hour later, the temperature in the room has only gone up a degree. I call the front desk to see if there's some trick I missed that'll make the ac work. Nope. He says he'll send maintenence over first thing in the morning-which does me no good since we'll be gone by then. Had I not had my 2 exhausted kids with me, I would have packed up and gone elsewhere. I could have paid half price at motel 8 and at least had a working ac.

This is the place to stay! Easy access to everything. Clean comfortable beds, friendly staff&a nice warm hot tub. There was constant yet quiet maintenance going on seemed like during our whole stay. The place is very well kept up. The rates were a incredible value for us because we booked 2 mo. In advance. No question I would stay there again if in the area.

I enjoyed my stay at Kings Inn thanks to friends in the city who picked me up in their cars. I had the mistaken impression that I could walk to places like Hillcrest and downtown but that is not the case. One needs to rent a car or run up a taxi bill for most places in the city. The restaurant was excellent for breakfast but the only dinner I had there had too much junk food on the menu and the chicken wings were the worst I have ever tasted with a very sour sauce. One should be aware that this is more a motel than a hotel with no lobby but the new reception area under construction should be a nice addition. The heated pool is excellent and a gym is planned for the future. This would be a superb base for visiting the city if it provided a shuttle service to places like downtown, the gaslamp area, and little Italy and I think guests would be happy to pay for such a service.

A great hotel! Extremely clean and recently renovated. The rooms are comfortable and well maintained. The pool and hot spa are set in a lovely area to relax. Staff were friendlt and helpful. This hotel is in a very convenient location. We didn't have any problems getting to San Diego's major attractions from here. Although close to major roads, the hotel is like an oasis — set amonst the palm trees there was no noise from the road in our rooms. I would highly recommend Kings Inn and will definitely stay here again next time we visit San Diego.

Me and my friend stayed here for one night when we entered the room we noticed it smelt like smoke. However we didn't complain since we were only staying for one night. I was charged a $200 smoking fee because of the previous people. When I called management they were very rude and refused to except they could have made a mistake. I was $200 short in Mexico the next day because of this management gave no care. Update 3/24/2015 — After writing the negative review I was charged another $100. This hotel is very unprofessional stay away.

Don't let the exterior appearance of this little gem fool you — inside the rooms are modern and extremely comfortable! The staff was warm, welcoming and very friendly. We were very pleasantly surprised, and will definitely be staying here again.

The stay in this hotel was the best in many ways (out of 5 different we have stayed on this trip), the location is very good, the price is more than reasonable, great pool (smaler is heated), rooms are cozy and spotlessly clean, not a lot of noise (even guests know how to behave or I was just lucky), although the highway is not far. Internet is fast, and last but not least, the staff is friendly and very helpful, many thanks especially to Kimmy and of course everybody else at the hotel, who made our last few days in San Diego even better. Great hotel, don't look around for anything else.

Very good, the hotel has all the amenities and is very close to the main atraccions, when we arrive, the building look more like a motel, but the rooms are very nice, and we where very confortable.

The room is spacious and clean. It is very well decorated too consider the price. The poor in the middle of the hotel is beautiful. Really enjoyed the stay at Kings Inn San Diego.

As expected, reasonable rates, clean room, comfortable bed, good housekeeping services, and fairly quiet. Would like better water pressure in shower and exercise room.

A friend dropped me off at the SD airport. We had driven from Phoenix. I stayed there for only about 3 hours in the night but it was good. The beds were comfortable and clean. I had a good time there. My friend came back, caught up on sleep and headed back to Phoenix.

We found this place online at the last minute and decided to choose it over the many other hotels in the same price range on the street due to the good reviews it had. We were not disappointed. The staff was helpful, the rooms were clean and the property was quiet even though there is a highway near by. We ate at both the amigo spot and waffle spot and both were excellent. You can tell the owners actually take pride in their established which is sometimes hard to find in this price range, especially in the chain hotels. I would highly recommend this place.

This was a find! It is an older place, but remodeled and the 60's vintage beach vibe was great! Clean and comfortable. Would stay again and suggest to others.

Always feel welcome at King's Inn. The staff is so friendly, and always available for a chat. Love the newly redecorated rooms. Great tile, art work, and use of sheets instead of out dated, heavy bed spread. Clean and energy efficient. Thanks.

My Husband and I were very pleased with our stay at Kings Inn. All the staff were very friendly, helpful, and very pleasant. Our room was very clean, and modern, as we saw that renovations had been made, and were being made with other rooms. There is a charm to Kings Inn, that we had not experienced since we were stationed in Germany during my Husbands Air Force career (he is retired). We were made to feel relaxed, and invited, also it close to the Beaches. I would also recommend the restaurants, that are part of Kings Inn, The Waffle Spot for breakfast, and especially The Amigo Spot for dinner, and drinks, the atmosphere is relaxing, inviting, and the manager Enrico made us feel like we were family because not only did he greet us when ever we came, he remembered our names, and always asked how our vacation was going, and even recommended some places that we asked about. We also met many people who were from other countries that loved their stay at Kings Inn and said they will be back also. We will also be back next year as we celebrate our 40th wedding anniversary. Thank-you to all the Staff, and Management of the Kings Inn.

Older property that has been updated. Rooms face in toward the courtyard so freeway noise is at a minimum. Clean rooms, comfortable beds, refrigerator and flat screen TV a plus. Very nice pool area. They have security guards that patrol the parking lot at night and attentive front desk employees.
