The place is dirty, no towels everything is dirty.

This is my tenth stay at black wood, I love the quietness, the rooms are clean and comfortable, every room has a aircon, tv, bathroom, sofa, minifridge, no smoking areas, the outside is clean, staff are friendly, no ones In your bussiness, no disturbances, toilet paper available, friendly dog, the place is cool, ubber available, home away from home.

The place is so small difficult to park there, da rooms ddnt even hv towels, my bathroom window was broken, very old bedding. No mat at the bathroom no soap even a stand to put ur on soap by the shower. Swimming pool so dirty. Level of noise around 2pm is unbearable. The place is in a right location but on it own it so bed.

The ads are very very misleading. I wasn't happy with what I saw honestly.

Photos and adds are misleading. The place doesn't even look the same as in the pictures. The room was dirty. Dust everywhere. No toiletpaper. Or handsoap although there's a soap dispenser. Dirty linen and bath towels. The bed was broken. We checked out within an hour after checking in. Money lost. I'm so dissatisfied and disappointed.

The security guard can be very annoying hey and as a client drama is one thing I don’t want hence I booked but after such I don’t see myself going there anymore.

The ads are misleading. I honestly never had such a bad experience at a guesthouse. When we arrived the guesthouse was overbooked and when we were finally sorted out the rooms were not ready.
Rooms were uncomfortably small and dirty. Bathroom doors were broken and the bed was terrible. The bedding was nasty and had stains.
Our fridge had old clothes stuck in the freezer.
When we came home early in the morning the gate was locked and we had to jump the gate.
We had four rooms booked and each room had it's issues.
I will not recommend this place to anyone. Such a shame as it is in a nice area but the management have zero clue about running a guesthouse.

There was gaps in the ceiling, had no towels and the shower had no curtian or door, the foldable door to the bathroom was broken and didn't close all the way.

It is fine but they always request to lower the voice while we are supposed to chill and enjoy but I can't complain about other stuff.

This place is in a good place or location but the owners they don't give a damm about a place. When I went there I was so impressed because it's Pretoria. Everything it's a turn off. Outside the place is interesting but go inside you’ll see it’s true colors. The rooms are too small, bathroom had cold water and the TV had no DSTV in it.

Place is emaculate and service commendable.

Very dodgy accommodation. Price fluctuates on arrival. Easily misled by pictures.

I will never ever go to this place ever again, it does not even qualify to be a guesthouse, disgusting. No thanks, ceiling falling, bed making noise, not spacious, yhooo, so horrible.

This is the most disgusting place I've ever been to. I couldn't even check in, as what was advertised was a total different in reality. Bunch of thieves went ahead and still debited the booking money, had to fight them with my lawyers…

Absolutely disgusting. Washing hanging all over the place, and dirty tables. If I could give NO star I would.

The bedding wasn't clean and the place was very noisy during the night when I was there.

Bunch of thieves. They stole my memory card straight from my cellphone. It's dodgey. And it seems like a place people go to have one night stands. The rooms don't even have proper seperate bathrooms! Very dingy and untrustworthy place!

I had originally booked a single room here when I arrived I was told there were no rooms so I was taken to another area. First of all the place doesn't look like what they advertised. The other place is called tshedza guest house the room was so tiny. No air con. No bathroom door. No dstv. No window. No essential toiletries. Just one crunchy towel provided. Staff wasn't friendly no smile whatsover. They didn't even take my info just my money. Goes to show what matters most. Not a place to go if u expect comfort and relaxation. And there was noise throughout the night which would wake me up constantly.

The bedding s not clean and on the pictures they advertise it different from the 1 that you will c and the rooms the ar so so small I ddnt enjoy my stay I won't recognize 2 some 1

I did not enjoy my stay. The bedding was not clean nd there were empty liquor bottles in the fridge.

Best service, better than one could expect in their mind.

If you're looking not be disturbed then this is a great place. Rough around the edges. You're in close proximity to each other but all in all there's not much to complain about. Prices are good. Had one of the smaller rooms. Consider this a positive or otherwise but there is quite a few African nationals. I barely had any interactions with any people which is defiantly a plus.

It's an awesome place, the reception is wonderful and warm. The rooms free Wi-Fi, DStv, big bathrooms, small kitchen area with sink fridge and microwave oven. I'm definitely coming back here, and will refer it.

Wasn't very much impressed the room size; and the security guard was rude to our Über driver, not cool at all.

I booked a single room. Looked very nice from the pictures but my God. The room has no air-conditioning system nor a heater. I froze. Could not even sleep. There is a, 'TV' but it was non-functional. Cleanliness I'd say fair. But nah I ain't going back.

Poor customer orientation.

It's the best place one can spend that work or leisure weekend… It's very quite and their prices are much affodable. Staff are so welcoming, bedding is very comfortable and the ambiance outside is good to relax… It's the best place for Summer. Bice and clean swimming pool.

Clean and nice place I enjoyed my stay. And the pool is always clean and quiet place l wish to be back again everything is good in black wood staff are are always friendly to clients and the rooms are clean and nice.

Awful, dont waste your precious time by booking here! Rude Nigerian owner.
