Nice pace to stay, shower has no pressure but that's my only complaint.

Beautiful old building. Great breakfast. Lovely staff. Fix the plumbing so I can have a good hot shower and I'd come back.

An old historic character home, in a handy on hill handy location to Central city. Quite rustic in parts but clean. Breakfast was fine overall handy location and good value. Thanks.

I was there in 2011 and could not believe they mentioning antique furniture when it was just broken 50s and 60s pieces of furniture. Breakfast as said by another guest unhygienic and room was not that clean but the worst part was the bathroom.

The Rose room Hulmes Court B& B Dunedin. A miss — mash of bedding. This was at 4 pm, at night it was worse as the street light shone through the round window (Jacket trying to block it) all night along with the other windows. There was a sensor light shining through the curtained window virtually all night. Our room was also affected by the sensor light. We did speak to the girl working there & asked if anything could be done & was told it was sunny … Not to mention the building work & vacuuming going on till 5 pm & very noisy neighbors running between floors & shouting at each other till 10 pm Needless to say this room wasn't used & we only stayed 1 night not the 2 we were booked for.

We got the key early because we were not coming back until 10.30pm. When we opened the door the ginger cat came running out. My bed was covered I. Cat poo and wee. After trying to clean it up it was impossible to get rid of the smell so I didnt get any sleep. When I showed the girl getting breakfast just said sorry. Really didn't seem to care. I was also told the cats do go in the bedrooms. Well avoid the Persian room. It stinks.

Breakfast is good. Room we stay is cozy and warm. Excellent location with private parking… will come back and stay here again!

Great restored Victorian-era house. The house is gorgeous and they did a good job of maintaining the décor. They have a carpark, but the driveway is quite steep, so I ended up parking on the street in front (it was free the evening I arrived into the next day). Quick and nice check-in and the room I got was comfortable. I had the rose room, so it overlooked the rose bushes of the little sitting garden on the first floor, which was nice. The shared bathrooms were clean, though I had to go and use the one on the 2nd flr a few times as the one on the 1st flr right by my room seemed to constantly be occupied. The continental breakfast with toast, jams, coffee and fruit was nice when leaving the next day. My only complaint would be they need to advise that there is a cat in the house. I wondered why I was having some allergy issues that evening into the next morning when I saw the cat in the dining room where the continental breakfast was served, the next day. I am highly allergic to cats, so this probably would have affected my making a reservation here had I known that. Thankfully, I did not have a full-blown allergy attack and was able to enjoy my stay, but because several people may have similar allergies, this may be something to disclose on the reservation sites (I made my booking through Orbitz).

Minimal contact with staff (students) forrest room nog so good Breakfast poor and un hygienic. High on hill and quit a steep walk to and from the pentagon.

Lovely place with friendly hosts. Nice rooms, nice breakfast and very friendly cats! Excellent being within a few minutes walk of the octagon.

If you hate bed and breakfasts with 10 throw pillows on the bed and a tiffany bedside lamp that serve gourmet breakfasts and don't allow children then Hulmes Court is for you! No snutty owners, no pretensions, just lovely old rooms with decent furniture, clean bathrooms, and a plentiful breakfast. Not "romantic", not "exclusive" but friendly, easy going, great location, nice garden, and interesting helpful staff. Great value for money! I always return.
